Thank you. Eventually we will downsize, but when I look at houses online, one thing that I don't understand is why realtors/photographers allow bathroom photos with the toilet seat lid up? Maybe it's just me, but that is such a turn-off and looks untidy.
When I was getting our house ready to sell, I took photos of what each room looked like when entering the room. Anything that stuck out was removed. I did not want a subliminal memory to color a buyer’s attention. For example, the pink trash can that was the first thing you saw when you looked in the kitchen was moved out of sight. Also, I removed holiday items when the real estate agent took photos. I wanted the photos to look current. It worked !
great idea. i will have to do that this time. i miss my house i had for 20 years & spent much money fixing up. i love to look at the photos on my realtors photos & see my pretty living room i could never keep looking like that, but in some rooms there were little things i missed to fix & they drive me nuts still. thanks for this tip.
Oh gosh...we moved from Florida to TN. We started looking for a property before we sold our home in Florida, so we wanted to stay in a certain price range. I was in shock. The house we finally purchased was covered in rooster decor, neon green in one room (that took 5 coats of quality paint to finally cover), stickers on doors, lady stayed home and was in l/r while we were there the first time, I could go on. I had to force myself to look past all of this and we turned it into a lovely home.
We have made a few corporate moves…and have seen some truly horrendous homes..but I always tried to look for good bones,and possibilities. Often those awful ones can be a bargain price,and paint,cleaning,etc are not problems.

When I was looking for a house, it always turned me off to smell those Glade plug-ins. It was the worst artificial smell and made me wonder what they were trying to cover up.
When I decorate, I take pictures to get the best placement of furniture and accessories. I've always kept a clean home. I hate clutter. All of my homes have either sold before it went on the market or after the open house. My last home sold after the open house for $25,000 over market. We've always stated that a showing required an appointment, so the house would be ready for showing. Thankfully, we never had too many showings due to quick sales. All your suggestions are spot on! I don't have those things even if not selling my house ! I remember looking at a home online and being shocked at how messy it was, as if the owner made a mess, turned around and left, and never came back. But what I dislike is when they enhance the photos so much where things look fabulous and gorgeous and when you walk into the house, it looks nothing like the images - with damage and dust and dirt that was enhanced out of the photo!
yes, those new cameras are a blessing & a curse. it's like that on online auctions, the items look so gorgeous, & when you get it, it's just a regular thing you have at home. i've learned a lot in the last few years.
That's one of my pet peeves too. Even photos are posted with toilets open, when it would take 3 seconds to close the lid. Who wants to look into someone's open toilet? Just gross.
We sold our house last year. During escrow, when the appraiser came through, I was at home, so we chatted while he did his thing. He kept commenting on how clean my home was. So, I inquired. Our home was built in 1950 and we have 1 and 1/2 bathrooms. Our main bath is small and my husband and I are elderly. We just had our bathtub converted to a walk-in shower and I wondered if it would hurt the resale price to where our children would get a considerable ding when they sell it after we die. We just needed to do it because it was getting impossible for us to shower. Hopefully maybe someone that had the same issues without small children will desire such a home. ❤
you can switch things out so easy these days it should be fine. i want a walkin shower too. i'm 70 & just went on some cruises with walkin showers that were very stylish & comfortable & now i want one. but i'm selling so i'm not dealing with it. i wouldn't get a walkin tub though, a friend at work got one & lamented she has to sit & wait for it to drain before she can get out. a big no go.
When we bought our first home the lady didn't want us to touch some of the blinds. We bought the house and found that the blinds only rolled down about halfway. Canny old lady. 😅😂
For me, I don’t care about paint color. Things that scream deferred maintenance are what I’m looking for. Nasty piles of garbage, clothes on the floor, disgusting bathroom. The kitchen needs to not look like dishes sit there for weeks before being done. To me, those things indicate how well they have taken care of things.
yes, when i was on a home search about 12 years ago, i looked at about 30 houses, & about two or three of them were filled with solid accumulated cigarette smell, it was awful. i just did a quick look around & told my realtor, not interested. i couldn't believe a sellers realtor would actually try to sell it when it was a health risk. i am once more selling my most recent purchase, & moving to portugal. i need to leave before it gets too untenable for me to. i am excited, & a little overwhelmed.
I know. I don't get it. I think the realtor needs to politely point that out because as a buyer, if I see an untidy home, it tells me the homeowners haven't cared for their home.

Un-made bed. Bathroom sink with everyone's hygiene products and pill bottles. Trash full. Kitchen counters messy with food out. WHY? You don't have to do a deep clean for photos...Just throw stuff under the bed, in the W/D, in a pile not visible to the camera. If the homeowner can't do it for physical limitations...maybe have a friend or family member over to help. Maybe the realtor can help. But taking photos with a house in disarray is a dis-service.
I'm not a realtor but I have bought and sold 27 homes. One house was raspberry in one bedroom, yellow in another, and apricot in the main floor, sold in 3 hours. My last house had orange cream on the main floor with pale apricot in the fully finished basement. Had 5 offer on 1st day and it was sold before 6pm. Always tidy, always ready to use influence. Don't remove all items it looks fake. Please do not paint it all white, on rainy days it looks cold.
As far as the hole in the wall--i think it is okay to cover for showing so as not to deter buyers, but it will need to be fixed-- otherwise it should be listed in the contract during negotiations.
The realtors best interest for themselves is getting the most money for your house. So whatever the motivation, they are working indoor favor if they are the selling agent.
My first husband and I were shown a house one time and were attacked by about a million fleas. It was crazy. Needless to say were were out of there in a few seconds.
I hav e no patience for people's stupidity. The owner's belongings will be gone with them and i will clean the house top to bottom when i move in. If most people don't understand that it's no wonder the world is in sorry state.
Think it was just easier said ..just clean and tidy up 👍 we have pets ...it's immaculate ..but I remove the pets beds - it is slightly different in the UK as we don't have so many open house days unless it's a brand new house and generally you look at one newly finished home which is immaculate ...many of us sell our homes ourselves without a realtor 😳 it's cheaper to do it that way but the rules of keeping the property tidy are still required. If a house is messy, unkept and there is damage ...you expect to be knocked on the price ..not sure how that works in other countries ..but generally people knock the repair damage off the asking price 👍
Clutter isn’t limited to things that don’t belong. People need to do a thorough cleansing of items. Put all the soap away in the kitchen, put appliances away. But this should be done in every room. The things you think are treasures may be hideous to someone else. Put all the tchotchkes away.
omg, it is exhausting putting your house on the market. keeping everything spotless for the showings, omg. i had to take my gr'sons' dog out. she's a sweetie, but she's a big dog for me at then 67 years old. i am so happy it sold quickly. i got an offer within 2 weeks. i cleared everything out & put it in a storage unit. expensive, exhausting, & time consuming. it actually took me a decade to get it ready. i had plaster damage that was relentless. i did some of it myself, but with a full time job & my military reserve obligations, it took a long time & lots of money. i had to redo floors all through both apartments, & so much painting over 20 years of ownership. it was just me & whoever i hired. the worst part was the taxes that ate up my profits when i sold it. i'm still dealing with them today.
For me, it is when the house looks like a crack house. I don't understand why agents don't say, "Put all the clutter in boxes and place in your car so that we can photograph this." Another thing I can't stand are bad photographers. How hard is it to turn around and take a picture of the other side of the room? Why did they only take a picture of a doorknob and baseboard?
If you haven’t mentioned leaving stuff that you don’t want to take so you leave it for the buyer to get rid of it, Or every closet has , hangers, old clothes, leftover old tv junk. Old paint, old yard stuff.

clutter also says not enough storage. undone things makes one wonder what else isn't done. Just like uncared for areas make one wonder how badly others things have been let go and about to fail. Dated look is just stupid on the buyers side, taste and style are constantly changing and anyone should expect they will need to bring their own style.
1. Too much clutter and over-decorated homes distract buyers from the house itself. All we can see is stuff and more stuff. 2. I want to see the floor - not rugs. 3. When windows are blocked or covered with heavy elaborate drapes, we can't see the windows or judge a room's true light. 4. I hate to preview homes with bright walls! Neutralize, please, sellers! When potential buyers see weird wall/ceiling colors or outdated wallpaper, they think $$$$$$. 5. Sellers need to clear kitchen and bathroom counters so buyers see what is offered. Buyers aren't looking for counter appliances and bath towels. Show the home! 6. Clean out closets. Remove everything you don't need right now! 7. Rent a storage unit while your house is on the market! Put extra furniture, personal family photos/documents, and off season clothes into storage. Make your home's storage space shine through.
Sigh. Realtors must be very rich people. They say "This is easily fixed" and I hear 'major cash investment'. This is why I'm cynical about the housing scarcity.
Most realtors net less than 50k full time .don't take it personally. Think about you feeling exactly the same last time you were a buyer. Buyers turn off and walk out for these reasons while sellers takes longer to sell...sells for less..and pays the bills until it sells. If you are a seller listen if u want or don't if you want to net less and take longer to sell . You don't have to shoot the messenger telling you the truth. Any realtor can show you pages of homes with pictures that sold fast that realtors call shows very well . Look at days on market and price. Then ask to see homes near you that took a long time to sell..guarantee you will see the difference in showing conditions and price sold even for same floor plan same builder same year built same neighborhood. Ask your realtor to show u. I have opened doors for buyers who said let's go in 15 seconds for just one of the items she discussed
Smell of pot, cigarettes, animals, potpourri, mildew, and strong spices. Paint color: gray, black, baby blue, pink. Clutter or house not even clean. I won't even look at a house if the homeowner stays. Yard not well kept. Too much furniture or nasty furniture. I would rather see an empty house.

I’m staying next time I sell a house. Last sale, someone stole valuables while their partner distracted my real estate agent. Damn sure I’m staying. If I lose a sale, oh well. Better that than someone taking my mother’s ring with them when they leave. (And yes, it was hidden. Still don’t know how they found my hiding place.)

Your furniture piece in the background looks crooked. Or the chair You are sitting on is sitting crooked. Either way it seems Your floor is not level ( major turn off buyers hopefully notice that should make them freak out ).
@@denadeerdancer594 yes crooked floors are a turn off for sure. That's why I bring a marble with me when looking at houses to see if the floors are level. We walked one house where it seemed the floor tilted and sure enough, the beams underneath were warping. In this case, my camera was not level so that's why you see that lol. Still working on that!
I disagree with leaving your house for other people to traipse through. With a realtor we sold her house within three days of listing and my husband and I were both there for the whole showing. No one is looking through my stuff while I’m living there without me being there.
Having been involved in several family estates and home sales, things were stolen more than once. I intend to be in my home when I sell and no unsupervised realtor visits as a friend who is a realtor suspects it’s the realtors doing the stealing because they can access alone.
Dirty ovens and dishwashers full of dirty dishes. Also trash cans especially if overflowing with trash….and wet showers/tubs. Like the owner just left following a shower. Dogs and cats left at homes. They will be in a cage in garage. Barking their heads off. Take your pets with you during showings..
I hate houses that have been recently remodeled with white cabinets and quartz countertops in the kitchen. That would be a no for me unless there was a good price reduction since those items would have to be replaced immediately.

Did you really need to make this video, because by now I think we all know these basic things. Keep your house clean and pick up your stuff and keep it as clean and make it as nice as possible and lastly fix the things that need to be fixed before you list. It seems simple and redundant. I don’t mean to be rude, but I have heard this for years. I grew up in a house that basically this is how we lived, and there are so many shows on about listing your home that by now we are on overload about what to do to sell our house. If people don’t know how to do this by now, they don’t deserve to sell their house. I mean, it just goes without saying. Again.
My husband and I moved several times over the years. We never bought a house we didn’t have to make our own (we didn’t buy a “home”. - we bought a house and made it our home). Our current house was being rented when we viewed it. It’s a 19th c house, with sconces over all seven fireplaces. The sconces all had clothes hanging on them. I still have the photos we took on that first walk through. We didn’t discover the fleas until the rental dog moved out. I like to try and live as if the house was being shown that day, aren’t we worth it as much as prospective buyers might be? Why would we want to have our house look its best for someone else? Elaborate staging is very evident and I wonder what it’s hiding. We looked at structure, foundation. The basics.

we all know this, sadly so many cannot even tidy up the sofa or bed for the photos...still a mystery as to why they cannot

Potpourri or strong scents like pachouli or medications(especially vitamins and cheap candles).

If you haven’t mentioned leaving stuff that you don’t want to take so you leave it for the buyer to get rid of it, Or every closet has , hangers, old clothes, leftover old tv junk. Old paint, old yard stuff.
oooh yes! I don't like having to get rid of stuff after the sale. I was specifically talking about before you purchase the home, but that is a pet peeve too.
clutter also says not enough storage. undone things makes one wonder what else isn't done. Just like uncared for areas make one wonder how badly others things have been let go and about to fail. Dated look is just stupid on the buyers side, taste and style are constantly changing and anyone should expect they will need to bring their own style.
Pack everything away and live like it's a museum, lol. Let them figure it out after they move in.
Once went to see a house that had dirty stinky laundry all over the floors in the bedrooms. Turned around and walked out. Gross
In South Africa the owner needs to stay home for a showing.
1. Too much clutter and over-decorated homes distract buyers from the house itself. All we can see is stuff and more stuff.
2. I want to see the floor - not rugs.
3. When windows are blocked or covered with heavy elaborate drapes, we can't see the windows or judge a room's true light. 4. I hate to preview homes with bright walls! Neutralize, please, sellers! When potential buyers see weird wall/ceiling colors or outdated wallpaper, they think $$$$$$.
5. Sellers need to clear kitchen and bathroom counters so buyers see what is offered. Buyers aren't looking for counter appliances and bath towels. Show the home!
6. Clean out closets. Remove everything you don't need right now!
7. Rent a storage unit while your house is on the market! Put extra furniture, personal family photos/documents, and off season clothes into storage. Make your home's storage space shine through.
DianeW, the rent a storage space is such a great idea! And get one close to your new home so it's convenient for when you actually move!

Sigh. Realtors must be very rich people. They say "This is easily fixed" and I hear 'major cash investment'. This is why I'm cynical about the housing scarcity.

Most realtors net less than 50k full time .don't take it personally. Think about you feeling exactly the same last time you were a buyer. Buyers turn off and walk out for these reasons while sellers takes longer to sell...sells for less..and pays the bills until it sells. If you are a seller listen if u want or don't if you want to net less and take longer to sell . You don't have to shoot the messenger telling you the truth. Any realtor can show you pages of homes with pictures that sold fast that realtors call shows very well . Look at days on market and price. Then ask to see homes near you that took a long time to sell..guarantee you will see the difference in showing conditions and price sold even for same floor plan same builder same year built same neighborhood. Ask your realtor to show u. I have opened doors for buyers who said let's go in 15 seconds for just one of the items she discussed
Cleaning doesn't cost anything
Smell of pot, cigarettes, animals, potpourri, mildew, and strong spices. Paint color: gray, black, baby blue, pink. Clutter or house not even clean. I won't even look at a house if the homeowner stays. Yard not well kept. Too much furniture or nasty furniture. I would rather see an empty house.
Ignore the paint color. Do take notice of smells.

Last sale, someone stole valuables while their partner distracted my real estate agent. Damn sure I’m staying.
If I lose a sale, oh well. Better that than someone taking my mother’s ring with them when they leave. (And yes, it was hidden. Still don’t know how they found my hiding place.)

Your furniture piece in the background looks crooked. Or the chair You are sitting on is sitting crooked. Either way it seems Your floor is not level ( major turn off buyers hopefully notice that should make them freak out ).
@@denadeerdancer594 yes crooked floors are a turn off for sure. That's why I bring a marble with me when looking at houses to see if the floors are level. We walked one house where it seemed the floor tilted and sure enough, the beams underneath were warping. In this case, my camera was not level so that's why you see that lol. Still working on that!
I disagree with leaving your house for other people to traipse through. With a realtor we sold her house within three days of listing and my husband and I were both there for the whole showing. No one is looking through my stuff while I’m living there without me being there.
Having been involved in several family estates and home sales, things were stolen more than once. I intend to be in my home when I sell and no unsupervised realtor visits as a friend who is a realtor suspects it’s the realtors doing the stealing because they can access alone.
Dirty ovens and dishwashers full of dirty dishes. Also trash cans especially if overflowing with trash….and wet showers/tubs. Like the owner just left following a shower. Dogs and cats left at homes. They will be in a cage in garage. Barking their heads off. Take your pets with you during showings..
I hate houses that have been recently remodeled with white cabinets and quartz countertops in the kitchen. That would be a no for me unless there was a good price reduction since those items would have to be replaced immediately.

Keep your house clean and pick up your stuff and keep it as clean and make it as nice as possible and lastly fix the things that need to be fixed before you list. It seems simple and redundant.
I don’t mean to be rude, but I have heard this for years. I grew up in a house that basically this is how we lived, and there are so many shows on about listing your home that by now we are on overload about what to do to sell our house.
If people don’t know how to do this by now, they don’t deserve to sell their house. I mean, it just goes without saying. Again.

My husband and I moved several times over the years. We never bought a house we didn’t have to make our own (we didn’t buy a “home”. - we bought a house and made it our home). Our current house was being rented when we viewed it. It’s a 19th c house, with sconces over all seven fireplaces. The sconces all had clothes hanging on them. I still have the photos we took on that first walk through. We didn’t discover the fleas until the rental dog moved out. I like to try and live as if the house was being shown that day, aren’t we worth it as much as prospective buyers might be? Why would we want to have our house look its best for someone else? Elaborate staging is very evident and I wonder what it’s hiding. We looked at structure, foundation. The basics.
