I agree they can be costly, although I don't really home improvement content. Don't know if I am the right person to be making videos about that stuff since I am no expert myself.
Wow, those houses are small. And most w/o a garage or a 1-car or 1.5 car garage. Back in 2010, a partner and I purchased a 2800 sf single-family home w/ a 5-car garage, workshop, large utility room, built in 1962, north of WPB, on 1/3 acre corner lot, three blocks from the ocean and great beach from the original owner for $180K. We put $20K into it in the first two months, then the partnership fell apart, and I sold out at a $20K loss. It's now worth $600K!
Michael the homes look very nice. Keeping my fingers crossed that maybe one day me and my hubby will move to Florida. I haven't given up on that dream 🙂
Love a fixer upper as long as the bones are good. So much can be done to turn a yard into a slice of paradise without spending a lot of money. Palms and flowering plants go a long way toward that end.
So glad you made this wonderful video, Michael Just what we needed to see! Glad there are still some affordable homes in Florida, though just barely. I LOVE house #'s 3 and 4. (I think I have that Apalachacola house marked!) Those more artistic homes are totally my speed!
That is so cool that you found some of the same homes Jeannie! Given how hot the market is, I think they are still pretty good deals for the current state.
This was great! Gives me hope. There are few properties you list here that I would totally explore purchase possibilities! I love that Panama City cottage-type house. I would totally redo the entire space. Also the Apalachicota house. So comforting to know there are still affordable houses out there. I'd stay away from HOA's for sure. Thank you Michael! Love this channel. Have you guys visited Lakeland? Someone told me Lakeland was a cool place to live.
Thank you Jodie, so glad it was helpful!! I agree, still some decent options for now. Never been to Lakeland, but heard good things about it. The only real concern I know of the area is sinkholes are common in that part of FL
@@MichaelBordenaro I had actually looked at that first one on Redfin over the weekend. The “as is” made me nervous, but it looks great in the pics. If I were back there already I would definitely go take a look.
Thanks Donna, glad to hear that! Taxes would be easy to cover as that is listed right on the listing for the most recent year. Insurance is another story though, since each property can vary quite a bit on how much it costs to insure
I've noticed some realtors list the taxes based on current ownership. This can be misleading. I found Kin insurance to be very reasonable. Less than 1k per year on $250k house.
I remember just a few years ago you would have a pretty good selection of homes in Jupiter at that price point. Now it is just so expensive. Thanks for being a new sub!
Sadly, Zillow tends to have inaccurate info. When you contact an agent the property is sold or under contract. Also, what kills the values of these properties is their HOA fees
Unfortunately that is the case with pretty much all of the sites because of how syndication works. Zillow along with others pull the listings from the MLS. But often the listing agent does not update the listing properly as pending or sold or the website does not reflect the correct status. I liked the old days when all the clients had to come to us real estate agents for accurate info and there was no zillow
Zillow bought up a huge amount of homes when the market was going crazy, figuring they could sell and make a killing. They got stuck with them as people said they weren't paying ridiculous prices anymore. Don't know what the status is now. Michael?
@@MichaelBordenaro the old days was a lot better! Coming to Miami in the next 2 month. I am done with Chicago!! Love the city but not the weather… hopefully, I’ll be able to make it in the Florida area
@@soniadowney7427 They have offloaded most of them now to institutional investors but at a loss. Most of those homes never hit the market. There are still some you can find here and there though
Michael no new sub , from NJ I want to retire either Pompano beach , Hollywood beach condo please feature some property near the beach budget around 250k
I did this one a while ago ua-cam.com/video/rR7WH6tU6ho/v-deo.html but of course the prices have gone up since then, but you might find it helpful anyhow to give you some ideas👌
Excellent video. Though, I really wish you'd break the bad tic of frequently filling your speech with "cool" this and "really cool" that. Kind of immature, annoying, distracting, and adds no value.
Check out how much Florida housing prices have changed over the past year ua-cam.com/video/g2UdfG1mGZs/v-deo.html
my most favorite part of the entire video: 5:36. I can watch that over and over again.
Hahaha! I'm glad my ignorance can make you laugh 😆
Michael, you need to talk about practical things like mechanicals. Things like plumbing, electrical & HVAC. Those can be very expensive repairs.
I agree they can be costly, although I don't really home improvement content. Don't know if I am the right person to be making videos about that stuff since I am no expert myself.
@@MichaelBordenaro no , but you could at least verify if they are updated or not

Yep they are all pretty small but at least there are options. I was still surprised to even find anything with how much prices are up.
Can you do a similar video with condos in Miami Beach. Art deco apartments vs newly built condos in high building?
I may be able to do something like that
Seeing alternatives v main city's/locations, great idea. 👍
Some nice houses Mike. We call it Apalach for short., St. George is my fav.
I thought of you when I came across that property 👍
Michael, you are the best.
Thank you Walter!!
Shuffleboard =retirement 🤣that had me lol
Haha one of those true stereotypes 😄

Yes they do Mary! That is the spirit, keep the dream alive!!
Speaking of your new place, don’t forget to show it to us after your done doing it all up. I just know it will look fabulous. 🍾
Don't worry I won't forget, I already have before footage, just waiting for the after 👌
Thanks for sharing Michael 🤙🏻 Very informative!
You're welcome Mark, glad you enjoyed!

Ft. Myers home is my favorite
Will me moving to Florida in 3 years thank you for this videos hoping to land in Naples along the beach to retire
Thats the hope, that the videos will help people like yourself!
I would say that houses in Florida are very nice especially on beach.
Oh yes they are and depending on what you are looking for there are still some decent deals out there.

If the first home is still on the market it’s most likely wood frame construction, many buyers are shiny away.
Could be but a lot of houses are built like that especially in the panhandle area so that isn't out of the ordinary for that area.
Great video, thanks Michael!
Glad you liked it!
Very good video. Thanks

Thats not a bad idea!
Loved this video
Thank you Dee!!
Apa-latch-a-cola 😁
Haha thanks 😄
Downstate Illinois is becoming more affordable, regardless of the high property taxes.
Enjoyed seeing homes in this price range. Great job. I would like to hear taxes-typical home owner insurance on these homes.

Much appreciated!
The house in Dunedin is most likely a 55+ community and so is the one in Clearwater
Yes I think I said that in the video
