There are owners--many of them widows with property gifted by husbands--who have long retired decades ago and do not file as they have no income and their filer children run the house/living expenses. Extracting 45% gain tax from them on the sale of decades old property is simply extortion.

Sir, this video only applies to CVT 24-25. Other taxes like 236c advance tax, 7E Tax on deemed income and Provincial Property Tax are also required to be paid when selling property in 24 - 25.

what will be base price of property for calculation of CGT (purchase price or DC value or FBR value). Kindly confirm.
As CGT is federal duty so it will always be calculated at FBR rates

what if you buy a land and later construct it as your own home and sell, it, how would you work out the gain and what docs are required as proof to keep for the construction.
You need to purchase the entire material from vendors who are registered with FBR, keep the receipts with you, and enter the construction cost as your capital cost anf only then you will be available to convince FBR

15% of which 55lac 20hazar. Who will pay that gain tax? I will choose not to sale it after 16 years Ori will charge it to buyer. Property price will go up by 15%.

Commissioner Inland will issue the same in case you want exemption certificate, but if you think you have to pay the tax under section 7E then you can generate it on iris and pay it in the bank and the same will be sufficient proof of 7E. However, 7E is a separate tax while CGT is a separate one which is levied under section 37
