    Thach, I’ll make you proud! I’m just a Security Officer in Seattle working 100 hours a week for years, while my Beach Hotel is getting built in the Philippines! We finally open next year! We built our house there for 60k and hotel is only like 250k and we will live really good there! Have a great week!

    I recently graduated at 23 years old and bought my first house hack. It’s a 4 bed, 2 bath - 2 rooms rented so far bringing in $1800. My mortgage is $2200 so I pay $400 to live in my house
    My goal is to reach 25 units and become financially independent by age 32. Wishing everyone luck in their real estate journeys

    #2 is what I do. 4th time now. The thing you left out is, you can actually get 'exiting' rent credit to buy you next primary home. Meaning you tell the bank, the home I own now will become a rental. bank says great and gives you 75% of the market monthly rent as your income to qualify for the next home. AND, since your next property is a primary, there are no reserve requirements to have.

    I bought my first house in 2021 and I’m closing on #9 (sold one so only 8 owned) on Monday at the age of 26!!
    Spent 3 years eating shit and working my ass off in Afghanistan and used all of that money to start my rental portfolio.
    Since then I built an amazing relationship with a hard money lender, became a realtor, and that’s all she wrote!

    Good stuff Thach! Question Regarding the second option, I purchased my first house two years ago. Now, I'm considering buying a duplex, can I buy the duplex with intent to live there, but later renting it out. Will the lender know? I'm assuming I would have to be straight forward with the lender that it's a investment property?

    How does the first couple get so many properties in 18 mo. i have gotten a few after a few years but the dti kicks in and it harder to get the loans even with 20 % down. are they using
    Dscr loans?

    I purchased an extremely nice 6 acre property at the bottom of the market that a section line was going through which gave me two legal building lots. I recently found out that I could do a lot line adjustment and put that line in a more favorable spot. I also found out that I could build a main home and a detached mother in law home on each property. I purchased the 6 acres with an unfinished 5,342 sq. ft. home on it for 87k. I found out that I could build another large home on the other lot but have decided to just build a standard 3 bed, 2 bath as the main home on that lot. One of the properties is worth 1.5m with just the big home finished but I plan on building a large shop with an attached 1 bed, 1 bath apartment which would bring the value up but I'm not sure to what. Probably 1.8m possibly. The other lot with a 3 bed, 2 bath and another large shop with a 1 bed, 1 bath apartment attached to the shop would be worth 1.5m today which would give me about 3m which I would take and purchase an apartment building or possibly build one from the ground up. That's my retirement. I don't think I'd need any more than that to fulfill my dreams. The difficult part is figuring out what size of apartment building I should get and how much of a down payment I should put on it. I'm thinking of purchasing a tenplex with 5 one bed, one bath units downstairs and the same upstairs. Possibly purchasing or building two or three of these.

    Thach you ever Try lease options or Contract for Deed? it sounds cool i heard about it on youtube this guy instead of being a landlord he sells his homes in a 30 year contract for Deed and they tend to not go the 30 years so the possibility of losing the house through sale is kinda low because its 30 years and only people that really are going to live there make it to 30 but i guess the downside is if they buy it you lose that rent and also the rent will not go up because they entered the contract for the amount but not having to manage it as a landlord sounds like a BIG bonus no renovating the owner practically owns it

    My question to Thach
    What is wrong with putting 50% down in high app area and Heloc your money to buy in low app area with good app ( brrrr in low app area.. pay back Heloc) and take advantage of both Worlds??

    I have 3 rental properties now and I came to a HALT after getting plans approved for a DADU. I ran into a DTI issue . I don’t understand how people have so many properties without running into the debt to income factor .

    We almost have our home paid off. Considering g cash out from existing home to build 2 b3droom home for rental. Thoughts please?

      Maybe a heloc to keep your rates low. The heloc interest will be higher and you need to pay it off sooner. If you cash out refi, you’ll be stuck with higher interest rates for many years

    How do you get financing every year to go from duplex to four and four to eight and eight to 16… and so on? Is the equity from the duplex enough for the down payment of the 4 plex? Will the bank finance the 4 plex if your income hasn’t really changed? Would the lenders consider you over leveraged? How does this work?

      Maybe not in Seattle but other places and if you can't go through the hassle, there are companies you can invest with that can help you from start finish and you get paid a ROI from them, depending on you CI

    definitely possible. i did 6 in 3 years. that was hard. MY recommendation is to BUILD fences around all properties from the start. There's too many meth addicts out there stealing stuff. they will also ruin your tenants experience even in a nice neighborhood, so build them walls! listen to me lol

    That’s how people lose money. Listen to someone who knows the Real Estate Laws. You can lose your money by not knowing what the bank can do to you. if you do a creative financing without knowing it or if you buy as owner occupied but actually rent it out, the bank calls the loan. You should hire an attorney to overview your deals! There is no gimmick!

    I have 200k to invest and I can’t find a property. People paying 100k over asking roi 1 to 2 % not worth the investment. In Connecticut

      Maybe not but other places and if you can't go through the hassle, 1) There are companies you can invest with that can help you from start finish and you get paid a ROI from them. With that 200k, you will be set on a system that allows you choose wether you want to be paid annually or monthly like salary from you returns. 2) You might as well diversify that 200k into multiple investments, one of which being crypto trading and get a return of 1-2% daily and in 3-6 months you might have racked up you capital and gains... Making more than you can imagine

    So flipping isn't worth it if it's less than 100k or 50k?
