    Thanks Dan, very interesting video. The lesson I learn here is the fact that it is best to add another 150k to 200k euros to your budget to make it a pleasant place to live or to find more livable castles with more character. It may be interesting to do the same exercise with a budget of 650k to 750k to see what comes out as result. Thanks in advance, greetings Frank

    Thanks for the work putting this together. Perhaps another one with Chateaux around 1 million euros would give a good comparison of what is available by spending some more but avoiding the renovation work. Thanks again.

    Very inspiring and useful video. Learned quite a bit here and there from it. Like the water coming through the chimney at one of the last chateaux. Would be glad if you continue doing this - maybe for slightly higher price ranges and explaining why you would be interested or why not. Also, it seems that the east of France is less popular and cheaper - is that also because of English speaking foreigners mainly buying chateaux in the West of France and the Swiss and Germans not really buying much in the East? Or do foreigners on this market not really play a major role? Another question that I have been asking myself is the issue regarding inheritance tax - which seems to be the main reason why so many French families have to let go of inherited chateaux. Can this be circumnavigated by buying a chateau in a trust or corporate structure and then passing on the trust? Or is there no provision for that in French law?       Thank you for the complement. Concerning the rest, well I think the main reason that the East is cheaper is because it is further away from the coast. We are talking chateaux her, thus normally speaking these are for people with better pay grades, and most of them do have an attraction for the coast in one way or another, so the further away you are the cheaper it gets, even on this scale. The English-speaking clientele are only a minor part of the market, (well at least for the moment) and don’t really affect the pricing. The main reason the inheritors are selling off these properties is due to running costs, especially if they aren’t using the property, it still costs money. Tax wise, well in fact if they are listed building, then there is no inheritance tax, which is one of the few advantages.

    I’m currently looking at French chateau’s for 650-770.000 and the value you get for the money is amazing!! I just need one more investor to make it happen 😅 But it would be an interesting video to see what you get for a little bit more initial investment. I think the comparison is night and day

    I think the French must smile at the thought of foreigners spending so much. So how secure are you as a non Frenchman owning and having restored one of these properties. Would you have to apply for naturalisation to feel secure. If you did so what would the liabilities be to integrate with the community for health, education etc? What is the taxation position on property For and upon death?

      Intergration to the community only comes down to one person... as for the rest it is completely feasible but too long to explain here. Stay tuned as I have other videos coming!

    I'm curious...not just chateaux but in general, is there room for negotiations on properties for sale? I realize it's at the discretion of the seller, but is it commonplace to get an accepted offer less than the asking price in France?😊

      like everywhere, never pay for more than 70% of the asked price. When it is very overvalued, under 50%. In bad shape, they are basically given , withnproof of funding for renovations.

      The market has changed greatly over the Covid years. We have gone from a stagnent market pre-Covid were yes you could make offers at 70% asking price. The Covid hit and there was a run to the countryside, during the past 2 years 50% of sales were at asking price, the others weren't far off. Now the market is slowing a bit due to the French banks, thus there is more room for manœuvrer. And as always... the higher the price the more wiggly room there is

      When you buy a chateau for under 500K, it doesn't necessarily mean that is all you have.

      @@FrenchEstateAgent but it usually is. The prices seem to be steadily falling. The Russian sanctions on gas and oil are causing the deindustrialization of France, Germany, etc. It has effected the pile of stones market. People simply can't keep warm in winter. I notice so many go with a plan to do a youtube channel or wedding venue to pay the mortgage and other expenses. So many are doing this the market is saturated. Then the youtube channel is about selling it half renovated or their bankruptcy. France is in a demographic emergency. Like the UK and all of Europe. The farms are super cheap too as the young do not want to be farmers. They want a city life and job. And there are very few white ethnic French these days. The young are foreigners and their offspring. The EU globalists are letting the farm markets become flooded with cheap product from other places. In France the farmers are regulated to death. Making a livable profit has become problematic. Most of the UK retirees are going into France because it is cheap, not because they are rich.
