Being an Air Force family we have bought and sold several homes. I can tell you I would never agree to sell to a family that was waiting to sell their home to buy mine, especially in this selling era. I have always put my house on the market before I started looking for a new home and then got serious about making a offer when I had an offer on my house. If you make an offer before your house sells, make sure you can afford two house payments or if your house sells before you get your new home you may have to rent an apartment with a lease. Jumping the gun is never a good idea. I understand about getting the clutter out of the way to make the house more sellable, that is a great idea, but making an offer on a home before your house is even on the market is putting the cart before the horse, unless of course, you have the finances to pay both house payments.
Patricia's Reborn Lovies agreed! We just put an offer on a house that had another contingent offer on their house selling. The sellers accepted , but were really in a pickle because the buyers house wasn't selling!

This is no longer the era of sub prime mortgages and they definitely need the credit/equity available. They just need to get motivated, paint, reno bathrooms etc. and sort it out to get their house sold. Spring is the most active time for sellers.

The "cleaner" the offer the better. Sellers gravitate to an offer with little or no contingencies. Even if your offer is the highest, if you have multiple contingencies they may pass. You would be holding up their sale because of your sale. Get your house listed ASAP. Now is the time to sell. Good luck!!

Yes, having a contingency on the sale of your current house can make it less desirable for the seller to accept the offer in certain circumstances. However, I tell my clients that if it is meant to be it will be on your terms. Another option if you don't want to "put the cart before the horse" is to look into new construction homes. You can secure a new construction then have plenty of time to time it properly to sell your current home and transition to the new house. Most important....just don't give up or get discouraged. The home buying and selling of a home is a process and it will work out in the end.
Nightmares from 2 yr + are very common. its like the brain development next step.. lots of reassurance and i found a glow worm (cuddly toy that lights up) and the stage soon passes. hope it settles soon for her though
How do you get her to sit still and not fuss long enough to get her done? My almost-3-year-old finds having her hair brushed and done up so annoying and makes it pretty much impossible! I need tips!
KJ Konkin I'm only 17, so I don't have any kids of my own but I grew up with tons of kids in the house (my mom is a babysitter). And I've always enjoyed doing their hair. I've had so much practice that I've actually gotten pretty good at it and I do hair for school dances, family pictures, etc... back to the question (sorry I ramble easily haha) I've done lots of toddler hair and the thing that's worked for me is electronics! Haha if i need them to look down they put the iPad or phone on their lap and if i need them to look forward or up I put the device on the counter in front of them or higher if needed. You just have to work with them bc working with toddlers will always be challenging no matter what. 😉 treats keep them calm too! Haha Good luck with your little one/s!

For Gaines' nightmares. I know that rubbing or scratching her back as she goes to sleep would help because it relaxes kids more. Also, I know you're a Christian family. I'm a teacher in a Christian preschool. I've told the kids in my class to pray and ask God to give them good dreams..not scary ones. I've heard helps them. 😇 I remember it really helped me as a kid too.
Jen E My older daughter had nightmares for years & what helped her is specific praying. We still (@14) pray this way. For example: we ask that you put your angels around, guide us, protect us, kept us safe & healthy. Take away the bad thought & dreams. Replace them with good. Give us peace & a restful night sleep. This helped my daughter a lot!

So sorry! 😫😢 We built a house 6 years ago out at Beaumont (Inverness 280 area) under "contingency," and we didn't get it because we had like 3 contracts fall through on our house (the one we were selling). ALL the emotions too. So I know exactly how you feel. We went through all the picking colors, options, etc. to build the new house, thinking SURELY we will sell ours by the time it is built. And we didn't even get that house. It was completely devastating at the time, but we ended up getting a bigger and better house, for less money, in a better school district. So take heart! 💖
Could it be because you're house isn't even on the market yet? Most buyers want to move ASAP so that contingency will hinder you. You NEED to get that house up like YESTERDAY! and you don't NEED to redo all these rooms! You're house is awesome as it is! You'll find the perfect house so don't feel down!

We also have bought and sold a number of times and I agree with the other commenter that mentioned trying to have as few contingencies as possible - and if you do have the contingency of your house being sold, it needs to mean you have an offer on your house already and you're saying that offer needs to clear to proceed with the sale. I would get your house ready to go on the market ASAP since it's getting ready to be prime selling time! Good luck! :)
Instead of taking all your clothes off the hangers and putting them in boxes, I shrink wrapped my clothes while on the hangers that way you can just hang them up and and take the wrap off and you're done!

Sorry, the next place will be even better!.... You still want to move. So continue with the plan of doing the work on the house and puttng away stuff in storage. Just keep looking.... And of course, if the offer someone makes to you, your acceptence is based on YOUR contingency to get a house too. So just continue on.....The shrink wrap works really good for getting someone's car too.
Night terrors are common for toddlers and pre-schoolers and sooooo NOT fun for either parents or the little ones. Here is a good article w/ some suggestions for helping little ones through this. Our kids enjoyed their toddler and preschool years without screen time and a home filled with happy kid music such as Wee Kids, Sunday School songs, action songs, etc. The lack of screen time prevented visual images from filling their minds when they should be able to get some much needed uninterrupted and restful sleep. They were not "deprived" at all either. Make happy sleep spray to spray at bedtime. (Aka no bad dreams spray). Just water and favorite scent so they can smell it. When my daughter was little I use some lavender body spray and water for no bad dreams. In a decorated bottle. Could use essential oils too. Worked wonders!

Man we just went through all of that. We had a contract on a house we had to walk away from because of mold and water damage. Our house sold in three days so we had to move regardless. We ended up in an apartment on a short term lease until we found the house of our dreams. In the end, it worked out so well but it was stressful with a baby in tow. Best of luck to you!

Stay positive! Get your house on the market as I'm sure the basement isn't as bad as you may think. My gut tells me all hope isn't lost! As someone who was in Real Estate very briefly when I was in Georgia, you never know what will happen guys, as contracts fall through all the time, & the house could still be yours! We went through our 2nd house buying experience a little over a year ago. We also had a contingency and quickly realized that it was pointless in putting in offers. So, we waited until we had the offer on our house before we went looking and spent a week looking at houses and finally placing an offer which was accepted and all worked out! I know its tough and scary because once you have an offer on yours it puts you finding your new home on a deadline, but that's the game we had to play. Thankfully ours worked out and I hope yours does too! The whole finding a house, selling yours, and getting everything worked out it is very stressful!

When we purchased our first home, we had actually gone back & forth 3-4x on a different home until we realized it wasn't working for a reason - because it wasn't the right home for us! Marni G Really not that bad when you consider buying someone else's house that isn't your ideal layout, square footage, etc. And then when you're going into it thinking/knowing that you're going to do renovations?! Renovations are EXPENSIVE!! You can build and not finish the basement right away, add the pool a little later, etc, etc. All things that if you buy a used "old" house that's already finished, it would be more $ initially for the house. The biggest difference would be the land...but if they bought land, they could go virtually anywhere they wanted to go. Buy a smaller plot, or go for a little more space to play, for parties, etc. It really opens your options! Plus, the price of land and building differs greatly from state to state, city to city, county to county! Besides, if they didn't have to have the latest and greatest in everything- which I don't perceive them to be that way, that can cut your costs a lot. And they could build their dream house, and live in it for the next 20-30 years. I think that's a great idea!! @cullen&katie
Marni G AND, you never know what kind of house you are buying when you buy used! It could look and seem like quite the steal, the cherry on top! But when you get in and start using things and one major appliance after the other- inclusive H-VAC, ect, start dying, and you have to do aaaaallll kinds of repairs, and you find out that you ended up with the lemon...that is always super sucky!! (I have a love for home architechture, renovations, and that sort of thing...i.e. MTV often hits the spot when I'm stuck in the hospital for weeks. Anyway, I've come to see and realize that what you see is NOT the whole story most times.
I agree look for a lot. Buy the lot. Then take some time figuring out what you want by looking at new builds. Gives you time to sell your house. Sure you may have to move to a temperate place for awhile but it will all be worth it. We have had our land for 1.5 years and are just now ready to build. We looked at tons of new builds. Its all worth it in the end. Leave the basement unfinished and finish it later. Where they live they could probably build something very nice in their price range. But you need to do your homework.
Gaines is about the age they can have night terrors, they can be very frightening to watch. My sons went through them. The best thing to do is stay calm, comfort, not too much talking to them other than to comfort and reassure them they are safe.vall the best xx

Two of my kids had night terrors. It didn't really relate to anything that they were actually scared of, usually.... but It was guaranteed that they would have a night terror if they watched a show, or experienced something during the day that they were scared of. I feel your pain. They just grow out of it. I think they both started around 2 1/2 ish and it stopped before they were 5. Oh, and for the house offer not being accepted... Ugh. I feel you on that too! We put in an offer on our house (it was a good offer! The real estate agent even said that it would probably be accepted.) and they countered and asked for MORE than the original price. I was devastated. We were the only offer they had that was serious in months. (In this area real estate can sit for months and months without a good offer.) I cried and cried. I had no idea that they could counter for higher! We countered back and they accepted at the last hour. Lord, I thought I would have a heart attack. These real estate dealings are hard! Especially when everything has to be done in so many hours after an offer. You get the offer, you have to respond before so and such time the next day, then you counter offer and they have so many hours... Lordie. Just about turned my hair grey! I will keep you all in my prayers!
Buying a house is stressful! Contingent offers are scary for sellers sometimes. The first 2 houses we loved already has offers, but we fell in love with another one so it worked out in the end!

Regarding nightmares, make sure Gaines doesn't watch anything scarry right before bedtime. Also, make sure she is not overly tired or she goes to bed overly stimulated before she drifts away into dream land.

It happens guys, happened to us three times and lost all three homes. I was so over house hunting by then I told my husband I'd rather just not move. The fourth home we offered the asking price with concessions and it worked, that was in 98, I still hate this house. Just be patient and don't settle like we did.
It sounds like she's having night terrors, bless her heart. We made 'magic dream dust' out of glitter and talc and puffed it into the bedroom before sleep to help my little boy with night terrors. For nightmares Lavender wall plug ins or lavender oil in a humidifier and making sure the room is cool... but I think you all mentioned that you keep the house cool. I nannied a girl that suffered from huge night terrors. Hopefully that helps.

I have been watching this journey... and I feel you all should focus on getting your home ready to sell and continue to look for that home... you all said something very important in the last few vlogs... the 2nd viewing we saw problems... slow down... do one thing at a time... and things will fall in order... you all are doing the right thing by giving... storing... and updating... I am saying this because of the experience that I went through... it's ok to be down about this... but think about it... 2 beautiful children... 2 house notes not guarantee that your house will sell in the time frame... Gaines hair was so cute!! We also have bought and sold a number of times and I agree with the other commenter that mentioned trying to have as few contingencies as possible - and if you do have the contingency of your house being sold, it needs to mean you have an offer on your house already and you're saying that offer needs to clear to proceed with the sale. I would get your house ready to go on the market ASAP since it's getting ready to be prime selling time! Good luck! :)

Instead of taking all your clothes off the hangers and putting them in boxes, I shrink wrapped my clothes while on the hangers that way you can just hang them up and and take the wrap off and you're done!

Sorry, the next place will be even better!.... You still want to move. So continue with the plan of doing the work on the house and puttng away stuff in storage. Just keep looking.... And of course, if the offer someone makes to you, your acceptence is based on YOUR contingency to get a house too. So just continue on.....The shrink wrap works really good for getting someone's car too.

Night terrors are common for toddlers and pre-schoolers and sooooo NOT fun for either parents or the little ones. Here is a good article w/ some suggestions for helping little ones through this. Our kids enjoyed their toddler and preschool years without screen time and a home filled with happy kid music such as Wee Kids, Sunday School songs, action songs, etc. The lack of screen time prevented visual images from filling their minds when they should be able to get some much needed uninterrupted and restful sleep. They were not "deprived" at all either. They had so much fun when they were little and our family enjoyed so much more quality time together b/c we weren't in front of a screen.

I'm sorry your offer wasn't accepted, house hunting can be stressful! Just look at the positive side- this house wasn't meant for you, and the perfect house is waiting for you! Adulting is hard sometimes
Make happy sleep spray to spray at bedtime. (Aka no bad dreams spray). Just water and favorite scent so they can smell it. When my daughter was little I use some lavender body spray and water for no bad dreams. In a decorated bottle. Could use essential oils too. Worked wonders!
My husband and I are going through the same thing with trying to sell our home and buy another one! Know that everything happens for a reason and God has an even bigger blessing in store for you and your family! Love you guys!! :)

Man we just went through all of that. We had a contract on a house we had to walk away from because of mold and water damage. Our house sold in three days so we had to move regardless. We ended up in an apartment on a short term lease until we found the house of our dreams. In the end, it worked out so well but it was stressful with a baby in tow. Best of luck to you!

Stay positive! Get your house on the market as I'm sure the basement isn't as bad as you may think. My gut tells me all hope isn't lost! As someone who was in Real Estate very briefly when I was in Georgia, you never know what will happen guys, as contracts fall through all the time, & the house could still be yours! Sending positivity you way!
We went through our 2nd house buying experience a little over a year ago. We also had a contingency and quickly realized that it was pointless in putting in offers. So, we waited until we had the offer on our house before we went looking and spent a week looking at houses and finally placing an offer which was accepted and all worked out! I know its tough and scary because once you have an offer on yours it puts you finding your new home on a deadline, but that's the game we had to play. Thankfully ours worked out and I hope yours does too! The whole finding a house, selling yours, and getting everything worked out it is very stressful!

Marni G Really not that bad when you consider buying someone else's house that isn't your ideal layout, square footage, etc. And then when you're going into it thinking/knowing that you're going to do renovations?! Renovations are EXPENSIVE!!
You can build and not finish the basement right away, add the pool a little later, etc, etc. All things that if you buy a used "old" house that's already finished, it would be more $ initially for the house.
The biggest difference would be the land...but if they bought land, they could go virtually anywhere they wanted to go. Buy a smaller plot, or go for a little more space to play, for parties, etc.
It really opens your options! Plus, the price of land and building differs greatly from state to state, city to city, county to county!
Besides, if they didn't have to have the latest and greatest in everything- which I don't perceive them to be that way, that can cut your costs a lot.
And they could build their dream house, and live in it for the next 20-30 years. I think that's a great idea!! @cullen&katie
Marni G AND, you never know what kind of house you are buying when you buy used! It could look and seem like quite the steal, the cherry on top! But when you get in and start using things and one major appliance after the other- inclusive H-VAC, ect, start dying, and you have to do aaaaallll kinds of repairs, and you find out that you ended up with the lemon...that is always super sucky!!
(I have a love for home architechture, renovations, and that sort of thing...i.e. MTV often hits the spot when I'm stuck in the hospital for weeks. Anyway, I've come to see and realize that what you see is NOT the whole story most times.
I agree look for a lot. Buy the lot. Then take some time figuring out what you want by looking at new builds. Gives you time to sell your house. Sure you may have to move to a temperate place for awhile but it will all be worth it. We have had our land for 1.5 years and are just now ready to build. We looked at tons of new builds. Its all worth it in the end. Leave the basement unfinished and finish it later. Where they live they could probably build something very nice in their price range. But you need to do your homework.
They may also find a home that is a new build but still beable to pick out the furnishings.
Gaines is about the age they can have night terrors, they can be very frightening to watch. My sons went through them. The best thing to do is stay calm, comfort, not too much talking to them other than to comfort and reassure them they are safe.vall the best xx

Two of my kids had night terrors. It didn't really relate to anything that they were actually scared of, usually.... but It was guaranteed that they would have a night terror if they watched a show, or experienced something during the day that they were scared of. I feel your pain. They just grow out of it. I think they both started around 2 1/2 ish and it stopped before they were 5. Oh, and for the house offer not being accepted... Ugh. I feel you on that too! We put in an offer on our house (it was a good offer! The real estate agent even said that it would probably be accepted.) and they countered and asked for MORE than the original price. I was devastated. We were the only offer they had that was serious in months. (In this area real estate can sit for months and months without a good offer.) I cried and cried. I had no idea that they could counter for higher! We countered back and they accepted at the last hour. Lord, I thought I would have a heart attack. These real estate dealings are hard! Especially when everything has to be done in so many hours after an offer. You get the offer, you have to respond before so and such time the next day, then you counter offer and they have so many hours... Lordie. Just about turned my hair grey! I will keep you all in my prayers!
Buying a house is stressful! Contingent offers are scary for sellers sometimes. The first 2 houses we loved already has offers, but we fell in love with another one so it worked out in the end!

Regarding nightmares, make sure Gaines doesn't watch anything scarry right before bedtime. Also, make sure she is not overly tired or she goes to bed overly stimulated before she drifts away into dream land.

It happens guys, happened to us three times and lost all three homes. I was so over house hunting by then I told my husband I'd rather just not move. The fourth home we offered the asking price with concessions and it worked, that was in 98, I still hate this house. Just be patient and don't settle like we did.
It sounds like she's having night terrors, bless her heart. We made 'magic dream dust' out of glitter and talc and puffed it into the bedroom before sleep to help my little boy with night terrors. Just a suggestion and my little one was a little older. Oh, also, we gave him a globug to help too. So sorry for the house news xxxxx

For nightmares Lavender wall plug ins or lavender oil in a humidifier and making sure the room is cool... but I think you all mentioned that you keep the house cool. I nannied a girl that suffered from huge night terrors. Hopefully that helps.

Cullen took the words right out of my mouth. Contingency, we had issues with that as well when we moved houses. It all came together in the end, but was nerve wracking.
That's a blessing... which means that house wasn't suppose to be your home... I have been watching this journey... and I feel you all should focus on getting your home ready to sell and continue to look for that home... you all said something very important in the last few vlogs... the 2nd viewing we saw problems... slow down... do one thing at a time... and things will fall in order... you all are doing the right thing by giving... storing... and updating... I am saying this because of the experience that I went through... it's ok to be down about this... but think about it... 2 beautiful children... 2 house notes not guarantee that your house will sell in the time frame... Pray about it... write your goals down for both homes... selling and buying... if it's for you all... it will come full circle back to you... what's for you from Christ no man can stop it... I am praying for you all to be bless with the house that you can call home...
I completely understand how you guys feel with the house situation. We are trying to buy a house as well, and It has almost been a full year of trying. We found a perfect house for us for a perfect price, but we were outbid. We haven't found anything since then :( praying for the perfect house to come along for you guys!
