I know they sponsor your channel/paid you for marketing, but this is not a very good deal. Take it from a local, there are too many units and not enough occupancy in this area. Good as a holiday home but don't expect any decent ROI. But if you have cash to spare and want something to use when escaping the winter months in the UK maybe it could be the right fit for you.
There are a few things you will never hear in her videos. Hope this helps 🙂: - 1) Malaysian government's residency program MM2H is complex and has made it almost impossible for foreigners to attain residency. 2) For the above reason she will never name or recommend any solicitors in KL who can help you get residency through MM2H. 3) Foreigners investing in Malaysia are subject to a flat 30% tax on the income generated in Malaysia. And so, the ROI is very low. 4) Foreigners have to purchase a property worth a minimum of 1 Million MYR subjecting them to highly inflated prices. Example: A property worth MYR 250,000 to a Malaysian Citizen will be offered to a Foreigner at 1 Million MYR. 5) Even if you buy a 1 Million MYR property at such inflated prices, there is no guarantee you will get Malaysian Residency. 6) The average salary in Malaysia is very low. Sometimes it is only just enough to survive. 7) At the time of exit, investors will be stuck with a property they cannot sell unless they are ready to incur huge losses. 8) The weather is extremely humid and unbearably hot most of the times. Especially in the day time.
Having actually just spent 4 days travelling around malacca its no great holiday spot, its full of half empty malls and apartments.. some falling apart due to to poor construction and cost cutting by developers. If you decide to "invest" in any of these units be warned, educate yourselves do not trust a sales pictch because thats what she is just a sales pitch.
I Love Malaysia and its lovely people. It is a country where I would Love to live as a Muslim. But when you keep emotions aside and think rationally, the real estate prices are highly inflated for foreign buyers (almost double the price). There is a flat 30% tax on rental income for foreigners, and thirdly you will not make any capital gains at the time of exit. In fact you will not even get back your principal amount because you bought the property at double the price vs the same property would cost half the price to a Malaysian citizen. Please investigate before you listen to her and burn your hard earned money.
As a Muslim moving to Malaysia, best to rent as it is more cost effective.Houses and condos in Malaysia are not well maintained except few reputable developers for long term investment and living in Malaysia-Gamuda for eg (private properties are snapped up quite fast despite above 2million. Gamuda also build SMART tunnel-you can check out You Yube videos on this project why people don't mind paying top dollars for it)Their condo sales are very slow.
Thank you for your videos. It’s heart breaking to see you openly promote interest (riba) as a Muslim. I understand everyone makes their own choices but please don’t openly promote haram .
I don’t think it’s so easy to move to Malaysia. The visas requirements are not very straightforward and I believe that you can’t just get there and buy a property.
enjoyed this, what a laugh. a sea view without a sea view (unless you squint very hard) and I am still not sure if it is an apartment, studio or "condomOnium" (it is condomInium by the way,) - as all three were mentioned.
Facing a job loss at 41, along with 425k for early retirement, 10k in an HSA, and a property that could add 200k to my wealth, what substantial investment options should I now be considering?
Not going back to work. I'm unsure whether to consolidate all my investment accounts into one. If I do, how should I handle it and what should I be aware of? I also plan to sell my property, which could bring in an extra 200K over time. Should I combine everything into one account or spread it out across different investments?
These are key questions for a financial planner. I connected with mine at a summit, and with her help, my wife and I reallocated our 1.7M portfolio between a traditional IRA and brokerage account. She’s been managing the investment with our approval and has helped us recover twice our losses. Currently hodl’ing steady and cautiously navigating the market
Nice apt. but very overpriced because 1.It is mallacca and nit kl or penang 2.Leasehold 3.Only 1000 sqft 4.Malaysia foreign property ownership is not good, very difficult to exit Can buy it realistically for 60k usd or 250k ringgit and that is the fair price for this unit
But we all here loves a new family from palestine as well and them has arrive in Malaysia last week ..palestine and palestanians needed you,me and all of brothers and sisters as around the world and free Palestine as always forever..
This house is not 90 k ringgit of u mean £ don't forget the monthly bills overhead n 6 monthly property text n other taxes u just mouth piece ...I suggest ppl from abroad contact the professional Malaysian agent who has been in the market for dacades to talk about property in Malaysia as it is every states has own property market n the design are varied
Building will need demolition at the end of the lease hence the short lease. Like most things airbnb apartments have reached saturation in a lot of areas do your own due diligence before investing.
Thank you for another awesome informative video!! Can you please let us know what is the monthly maintenance fee for that unit? thank you! May Allah bless you with the best!
Thanks for your video - Not exactly a cracking deal is it ? anything below 80 years leasehold is difficult and costly to renew as well as issues with mortgages in the future, so why would you sign up to this and be at the mercy of the developers terms when trying to renew the lease, at least in Dubai (certain areas) you can buy your building on a freehold basis. In summary as a foreign investor I would steer well clear of anything on a leasehold basis unless it was 125 years + remaining.
@@khairulanwar5212 Why don't you share some of those freehold deals - most properties for sale to foreigners are leasehold and even then there are minimum investment levels of RM 1Million in most states
Malacca is not an alternative to Dubai as some suggest, Malaysia is a Developing nation emphasis on 'Developing' give it a few decades and In sha Allah it could become something quite spectacular.
It is relay unclear to me if it is possible to invest in Malaysia to make an Airbnb investment with an MM2H visa. Could you clarify that ? Thx for the video
Very very informative blog. No words of appreciation could be adequate. Shall feel obliged, should you kindly clarify the following. Myself, an Indian, but own a manufacturing unit in at Pasir Gudang, Johor Bahru, Malaysia. 1) Is there any such property available in JB? Preferably, below RM 1 Million. 2) Whome to contact in JB, should I be interested. Please advise. Thank you in advance.
Please don’t fall for this folks, this is a bad deal, if you buy this you’re already in loss. Ask the locals for real advise on good areas, avoid overpriced apartments

5% Return. That's how much you get if you invest in a Bank for a year or 2,....And you don't have to worry about Management or Repairs or Non-payment of Rent by Rogue Tennent's.
The price of houses or condominium are the same for local and expat. BUT expat have to buy houses for prices above Rm1 million if in KL . Other area has lower minimum price for expat. Condominium for expats is RM600 k minimum.

Hello sister, stop advertising bad deals. And stop promoting interest based investment. Business at all cost is not what Islam teaches. Take care

BS deal. Too expensive and one can't even live in there. What's the use of such investment
Financial figures are good but the lack of control is a downside
Absolutely no control whatsoever, no regulation no health and safety absolutely no standards of build......I could go on and on.....

Happy to hear that!

Foreigners have to pay 30% tax on net rental income and no deduction for depreciation expense for the property.
Isn't in Islam the recommended yearly tax is only 2.5% of total income?
Maximum 75k fully furnished for this unit! Way over priced
Would love to see freehold towns, semi and detach homes for sale for prospect MM2H applicants.
Abundance of them😊

Consulting a financial advisor is a logical step at this point, but postponing retirement could be a wiser decision

June Renae Matthysse. Look her up online, she's well known.
I heard foreigners can't buy property less than 1M RM in Malaysia. Is it true
Not all but yes most states 1million minimum
600k for condo
Landed 1miilion
Nope it is based on state you can check it on google but for KL YUP 1M minimum
That's in RM and not pound or USD
Depends on the state.
Great stuff
Love it

5% return is below average. You can get 7-8% easily in the UK.
