I think they should go in partnership with Gateshead FC. Build a 30 000 or so capacity stadium there, use that temporarily as a shared home ground and demolish St james' and start from scratch. They should help turn Gateshead into Division one maybe even Championship team so we have somewhere local to send academy players out to on loan.
If investment into St James park is not included into FFP, the sky is the limit with PIF, mega $$$ and as you said ideas to elevate the East stand and extend the Gallowgate and boomb, i reckon in 10 years time we will have a 70,000 seater/stander and the Cathedral will be the venue in the North! 70,000 seater wouldn't go anywhere near man , try getting a ticket as a member, there was 33,000 last summer on top of the full allocation of St's, hospitality, away fans & gate sales on the day (as required of all EPL clubs) 85,000 would easily see our stadium full every home match 😀

It’s as big as it can be, unfortunately the Treaty of Algeron stops us developing a cloaking device so Newcastle can’t have an invisible upper tier on the east stand and back to reality, I think we can stop with the idea that new technology is somehow going to make the stadium bigger.
Drawback is St James Park is in the city center. There is only so much that can be done. Particularly with all of the underground works. I'd love to sit in the stands one day.

It's very simple. Pull it down and move footprint of stadium north to enable total rebuild without obstruction from leazes terrace. Whilst stadium is being built we can play at purpose built temp stadium at Kingston park.

What you failed to mention is to expand the Gallowgate end is a little tricky because there a major road near the Gallowgate end and more important the new expandable Gallowgate will have some foundation piles to overcome because of the underground metro near the new proposed Gallowgate stand. Any Stadium in the UK with capacity of over 60,000+ Transport links will to be improved.. The Leazes road Stand is possible with alter the road to be closer to the building and with clever Engineering Both stands could be extended. My Question to you can an expansion of a New Stadium be built within the Newcastle Car park as Tottenham Hotspur expanded the Old White Hart Lane into the Now Tottenham Hotspur stadium today?!! St James Terrace is always going to be a problem moving forward, the only way the club can have the huge super stadium that is needed, is by moving to Leazes park, and returning St James to parkland.
The owners have a lot of buildings in Newcastle itself and are currently moving some offices, that could potentially be freed up land directly or indirectly
i think in 30+ years St James' will be modernized to full effect with revenue stream in every aspect. I think the owners will renovate st james park in small chunks by adding more natural light so every person can see inside wanting to be a part of it. i do think we will somehow expand the stadium to atleast 62000 maybe more. the owners will take their time as much as it takes to get this right.

Just like they did it with the Twickenham Stadium or the Santiago Bernabeu. I don't see a reason why it shouldn't be possible. Given that money plays no role and everything can be solved with money. Barca is/was playing in a stadium with close to 100,000 seats which was basically never sold out, besides the big matches. And this was during the time when Messi was still playing and many tourists visited the stadium. It's not that bad of a sight if an 80,000 seater is only filled to ¾. Make the seats black and white, assembled in a non-linear pattern, which gives you the impression that less seats are empty. But if Newcastle remains the flagship of the Saudis in Europe, I don't see a decline in the foreseeable future. They have just slowly begun.

What a waste of so so valuable ground that car park is, the stand should have been pushed over onto that ground when they rebuilt the stadium in the early 00's.
