    Hi Drew, do you pay for home inspections? What kind of conditions do you absolutely have when putting in an offer?

      If you are buying a property to hold, I highly recommend paying for an inspection, yes! For flips, I usually have a very experienced contractor accompany me to review all the items that likely need to be repaired/replaced. I won't have an inspection condition then. As far what conditions to add to your offers; anything that you aren't absolutely 100% sure of, should have a condition in place to protect you on the purchase. If you need time for financing, or need a 3rd party to inspect a property, add a condition. Sometimes though, we buy homes in cash, and are purchasing homes to either teardown or completely strip and renovate. In those cases we are comfortable making unconditional offers.
