Depends on how far any neighbors are. If they are far away it is worth it. But if your property boarders theirs you moved to Alaska for privacy and then not getting it. That to me personally is a big problem.

No, it does stay moving most of the year, I didn’t hear it when we had -20 for a prolonged time.

If they were planning on having that many windows on the main floor, they should’ve built it higher off the ground and or made it so the stairs going up to the deck would fold up so the critters (bears mainly) would have a hard time climbing up on the deck. Nice place but I agree, over priced for what it is.

Yes there is plenty of room for horses, the majority of the property is usable and could easily be cleared.
The sparse railings on the deck scare me. If the deck was wet or icy, you could so easily slip off and down the hill.

It's a nice house but for the asking price of $240k + it's not complete meaning probably another $50k to do so. It's going to be a 300k property by the time it's all said and done. I just can't justify that here. I'm sure someone will come along and I hope the seller is extremely negotiable
It’s not worth 240,000 dollars maybe 160,000 I have seen lots of properties in Alaska now even close to that price and more acres

All the willows should be on the top floor and not where a 5-800 lbs grizzly can walk around and break in,, specially in the CORNER which has very little structural benefits…. How would you like to wake up to the sound of a grizzly breaking in the cabin???
$100,000.00 AT BEST if I have to do all that work, so that is a big fat NO for me at any price……

Yes the road is borough maintained. Most are double paned, the corner window are 2 solid pieces of glass that join.
Bare plywood floors, no plumbing running water or electric, no closets.. basic studio type build with basic carpentry wood skills.. I wouldn’t pay over $60k for this unit !

There is electric running to the property, just not to the cabin. The cost of food in the Matsu borough is not too far off from the lower 48, you might be thinking of remote villages where prices are a lot more.

It actually does run through the winter, I've heard it running every year under the snow/ice. I am sure on the occasion we get -20 for an extended time it may freeze for a short while.

The price is to high if you have to do all that work that is what cost so much getting a septic and water and elc plum the houses can be up to sixty thousand dollors then you are over three hundred thousand dollors. On a small cabin

The windows aren’t double or triple-panes, so it’s not great in trapping heat inside; meaning bad for cold weather places.
Beautiful place. If I was interested, I would need to invest another $100,000 dollars just to make it livable. Solar panels would work in the summer but not the winter. Need a septic system.
In 1997 we bought a property in Alaska right outside of Palmer. 17 acres, pasture, 1800 sq ft. house (connected to the grid) and a 2700 sq. ft. shop/barn. We were in a bidding war and won! Total cost was $210,000. The real estate cost in Alaska are horrible. They're pricing property right out of the market.

This is such a funny statement... The "market" is what determines the price. It's worth what someone is willing to pay for it, which is usually pretty close to what it's listed for... Not always, but usually.

I didnt see any concrete footings. Looks like the footings are just stacked beams. Thats another huge expense to jack-up each corner to build and pour rebar reinforced concrete footings.
How close is this property to Chickaloon Lake? My Great Aunt owned a cabin there many years ago.
It is not far from the public access point or Tract A for Fish Lake. Walking distance or short drive.
The front of the cabin is setting on 4 x 4 s ............ WTF ? . Total back woods construction !. Have to have concrete footings !.

That’s so dark in the winter, I’ve been in Alaska 57 years and that’s why I live in willow, Sutton area is dark and cold in the winter 🥶

I wouldn't say Chickaloon is colder than willow, and the darkness just depends on where the property is located. There is a lot of varying topography and positioning to the mountains that changes if you completely lose the sun or not (and for how long). But all areas of Alaska are so different and that's fun to discover which spot is right for you!

A generator and shed are fully wired in and ready to go. No fish in this creek. There are trout in the nearby lakes.
No offense but it's not worth 250000 I would give about 150000 for it ,cause even if you use a generator or color you have no water or sewer amenities

It’s not even worth addressing the majority of the comments because those who are knowledgeable about Alaska real estate understand know where the market is at and how hard it is to find acreage. The misconception is that it’s easy and cheap to find, where in reality the average lot size is about .92 acres. Not to mention this is in the Matsu borough which is very highly sought after right now.
If the house is completed with running water and a septic tank, then the price would be right for what you're listing it for. Regardless for a small cabin with hardly any room, 150.000 would be fair.

I would be concerned with the foundation and any large earthquake as it doesnt look very solid, not to mention the price, the driveway you can only use in the summer and lack of amenities. You would have to put some money into it to make it full time livable, otherwise a beautiful location and stream close by.
It has already been through multiple major earthquakes since being built. It is common construction for recreational/remote properties. Thank you for watching

Nice cabin, yet way to ridiculous with the price. And what's up with claiming it's set up for generator when there is a power meter installed? How high is the outstanding electric bill?
There is electric to the property, but it is not run up to the cabin. It is only setup for a generator at this time, the meter is not actually hooked up to grid power.
@@TopiaRealtyLifeinAlaska Might be different in Alaska, but in the rest of the World the meter itself is property of the power company and they only install it when the line is run. So why is there a meter when you claim there is no line to it? Something is very fishy here.
For power you could put a hydro generator using the creek. Creek may freeze in the winter though.
