But her lack of knowledge did not inspire me as your podcast. One concern is a comment about the level of maintenance care for the amenities. Sanitary. Etc.
Some lovely Western standard condos there, so thank you for the detailed look around Rod. Prices there seem to be rising, and Im sure I would only rent. The third bridge you mentioned will be a big help when going back to the airport from the south of the Island, to avoid going through the City traffic. Great video as always Rod.
Rod very nice condos. More than I would need. One thing I notice and I get a kick out of is how they decorate the CR they roll up towels and place them on the toilet seat. Now who in the hell would do that LOL
It's really nice there and for sure the prices will go up in the future. The thing is that they are not affordable to most locals. Do they have the 50 year rule where ownership reverts back to the developer? Rod, don't forget they just opened the Cebu Ocean Park, largest in the Philippines.

Thanks Patrick. That is a low lying reclaimed area so there could be a couple of concerns. As I have traveled around a few islands, there are some areas that are marked as "storm surge" areas but a tsunami would be a different risk. I do think about those things as well. I have struggled for decades now to understand the math of property values vs local economics in the Philippines. The math of owning vs renting, from an investment perspective, almost never makes sense. Renting seems the best value.
Condo's have no ROI for a lot reasons...first the condo association has employees (owners cousins?) that you are paying, and then when it needs major work you pay as well.
My girlfriend Julie works for the contractor company Filinvest and she is going to help me get the two bedroom apartment. I heard that the Citi D'Mare is a beautiful community.

Rod hi, very nice, some people would find that type of accomodation very convenient, though for me i would not be keen on the high density living, being a country boy at heart. I come from a small town on the Westcoast of the South Island here, called Westport with a population of only around 5000. Mate, can you see your way clear to doing a doco on the costs of medicine for expats needing ongoing daily medication to stay alive, i'm told, its costly there. Thanks, regards to you friend. (Mate).

It’s like this, you have moneys sitting in you savings you buy, but only when you came here to retire and live your life till next big health issue (witch we expats never plan enough for here in Phills ) happens and trust me it will eventually you will not be looking to buy nothing especially during 2020-2021 seasons as it’s pandemic which will hurt value of you purchased property’s a lot. I’ve learned to rent ( yes we can find one year lease on nice houses for as low as 15k or condo’s and to own a car here as my previous 3 motorcycles not enough for us who lives here, if you traveller sure get a bike or rent it but car is essential as safety and Aircon comes long way. Nice video Rod. Those beds look awful small, length wise. Reminds me of shipping container houses where it shows beds on the diagram but you have to scale it to find they are 5 feet long.
Thanks Anthony. SRP is a reclamation area much like the North Reclamation area of Cebu City. Many people do not watch the complete video and I often put a map at the end and many will quit watching as soon as they see a map for some odd reason.
For example, make sure your rent is above your 30% of your earnings (pension) what ever, and always plan ahead your future trips and have some savings for emergency’s ( minimum. 3-5k USD on your account ) this way you be ok at the minimum
How far is that place from the Ayala and SM malls - Rod? My wife and I chose IT Park over that place because we thought it was too far from everything.

Thanks Steve. The ballpark prices I gave were 4-6 million pesos, $80-120,000 USD, for the San Remo units and 6.6 million pesos on up for the Amalfi units. I checked a couple of online rentals and they were about $39 USD or 1950 pesos. It is in the video but easy to miss probably.
Short term I would say One Oasis as it is much nearer many things in Cebu City. Long term with so much planned development in SRP, San Remo may be the better investment.
Lived there for 2 years. I not impressed with management and safety measures there. Power goes out often and backup generators don't operate well. Pool was not all that sanitary after finding phlegm, etc floating on top of the water. Condo dues way too high. This was in 2018,2019..many of my foreigner friends who lived there agree. You can't get any maintenance done. Too many errors that OSHA would be shocked to see. Too many hazzerds and unsafe practices I have complained about and no response. Just my opinion. Its like that in many places renting is cheaper the return on investment is low from owning.
I find the RE industry interesting but it has become a "get rich quick" program for many which drives up the prices.

My water bill is P10 a month. My electric bill is P1700 although I hardly use electricity except to power the refrigerator, and keep some lights on.
