Patio Cleaning & Black Spot Removal Cambridge
Hi everyone and welcome to another video. This job was one of the toughest so far in 2023. When I quoted I new the patio was infested with a lot of black spot lichen, but it wasn't until I actually got started on the job, and removed the top layer of dirt with the pressure washer, that I realised how bad it actually was.
The customer was extremely pleased with the end result, and thought I was being too hard on myself. I was hoping for around 95% removal, but only achieved around 80%, so was quite disappointed with the outcome - hence the thumbnail title.

Oh and please don't be concerned about the chemical harming the plants and bushes in the borders. These areas were heavily saturated with clean water pre, during, and post treatment, so absolutely no harm will come to the plant life what so ever. As long as this is carried out, there will never be any issues 👍.

😂 It's been a nice Easter break, but I wouldn't say peaceful with my 13 year old son and 10 year old daughter being at each others throats most of the day, so I escaped out into my garden office to finish off this video. Now it's peaceful 😌. Although I can now hear my 5 year old son screeching that he doesn't want to get in the bath 🤣. I hope you're fairing better with yours today 🤞❤️

The normal miracle level of work, almost everything is fixed. In this case, you have repaired a lot of damage and the color is considerably brighter. I would wonder if there is some technique to completely "sand" a badly damaged patio. You did a great job. The yard obviously looks lovely with the improvement and it sets off rock-work on the house as well.

Is there a long acting biocide treatment that could be used similar to what is put on a roof? Maybe that would continue working to kill the black spot over time. Anyways, GREAT JOB!!! Looks immensely better. 👍
Bio that's used on a roof can also be used on a patio, they're not specific to roofs. A lot of the black spot that is still visible is dead from the hypo and will fade over time, but some of it will never go. Bio won't do anything that the hypo hasn't already done. Thanks for your great feedback 👍

My god that blackspot was bad! Well done for getting it so good, colours really came out. There where some almost black fern shaped growths on a few of the slabs, any idea what they where?
Hey Ched, thanks mate, really appreciate that 👍. The fern looking imprints look like fossils, and a lot of people think they are, including myself until i went on Michael Conways SafeWash course, many years ago, where I learnt that they are formed by a chemical reaction with the oxygen in the air, when the rock is split open after millions of years, then cut up ready for use in paving. I'm not completely sure about the science behind it and exactly how they form and how quickly they appear, but they're lovely looking patterns none the less, that people will actively choose when picking out paving for their garden 👍

Hmm, maybe I am a oddball because I like when there is some "aging" or "faint staining" on stones and pathways. It appears and feels more natural to me.

@@PrestigeExternalCleaning i mean just take a regular old used surface cleaner. Instead of the water connection you take a compressed air adapter / connection. With high compressed air you should need very less amount of very fine sand and this sand should fit trough the regular water lines. I don´t now thick the water lines are. The major issue would be how to fill it with sand. Sorry if my english is not that good. I`m a native german speaker but i think you understand what my "idea" is.
Maybe you try it one day and make a DIY Video. Ifs this works make a patent and say thank you 🤣

I used hypo on my patio, in the same way you did, only diluted it 70/30 and it killed a couple of plants.
All plants need to be heavily pre and post soaked with water when treating with hypo, to avoid harming the plants
Okay, I have to say it...fantastic job. Anyone with sense knows that if you don't get those tiles looked after on a recurring basis, the buildup is hard to remove. So I am sure you client was thrilled with the results. YIKES! Question: why rinse in between? Wouldn’t you have better results just leaving each coat on & refreshing (add more) a couple of times & let it dwell longer?

It's a good question. I rinse in between because the hypo will have lost most of it's strength after about the 20 minute mark. So that used up hypo needs to be removed or it will dilute the strength of the newer stuff 👍. Thanks for your comment.

It's black lichen.
Thanks Susan 😍. I use a soft car washing brush, as it's very absorbent, so can use it just like a mop. The spots are a living organism, more specifically lichen. I'm not totally sure about the science behind it, but these pesky little black spots seem to love, and thrive in our UK climate. It's not a case of if you'll get it on your paving, but when. Sandstone seems to very susceptible to it, and will normally be effected with it to some degree after around 3-4 years from being laid.

Hi really enjoy watching your videos. You have probs been asked hundreds of times regarding the chemical for soft washing. I’m just looking at cleaning my patio and my parents so don’t want to be spending loads on chemicals or big quantities of it. With the chemical is it just bleach that you use diluted. Then rinsed off after. If so I’ll go get some from Selco lol 😂
Just go on Amazon mate, look for 15% sodium hypochlorite 👍

Those stones must of never been cleaned in 40 years. They were 100% gray before you started.
Would it have helped, to use the X Jet on it just once at the end? I’m just thinking it puts it on thicker than a brush does. So more of it to work on the black spots. It looked a million times better than how you found it. 😊
I had no idea the tiles were orange/yellow. Nice result regardless of the remaining black spots. Other than the hypo aren’t there other chemicals that could more easily eat away at the spots?
Unfortunately not, if hypo can’t take care of them, nothing will, except blast media

Nope, it's all part of the service for people that can't do it themselves. If the customer is young, fit and healthy, and is more than capable of moving the pots themselves, and they don't, and they expect me to move lots of pots, then that's a different story. 👍.

Not really mate, if hypo aint shifting them, bio won't either. A lot of these spots will be dead now, so will fade and disappear over time
