It's such a welcoming feeling to be back in Tuscany again😌 another stunning villa with so much character and opportunities! I love the overhead shot the way the natural light slowly highlights the book creates a theatrical effect as the narrator Danilo Romolini takes viewers back in time whoever shot this moment, this is, one for the history books and has the viewer's golden seal for best short film 👏👏

It's funny, when you watch these every week, you can really tell what mood Danillo is in - whether he really likes the property he is at. I love to see him all cheery and enthusiastic. LOL This property was food for the soul - the Tuscan countryside, the rusticity of the finishes. What a lovely place. I really appreciate that Danillo showed us how the property has been restored and the book showing the process. The idea that antique materials were used is so moving to me. It seems that using antique roof tiles, wall tile, floor materials, and even fireplace mantles is something that is not often done (I imagine it is terribly expensive!) but when it is, the property receives the love and respect it deserves given its age.
One reason that it is such a pleasure to watch these video tours is that it is a joy to enjoy it through Danillo's eyes - someone who has bothered to learn about the chapel bell on the roof and share that with us, someone who noticed the beauty of the potted lemon trees, and the text over the door. These videos are a joy to watch because of the beauty of the setting and the history, of course, but mostly because of the lovely soul of the man showing the properties to us. Spending a few minutes each week with Danillo is a ray of sunshine. Someone in the comments said that we get to hear Danillo say "'terracota" 37 times - that alone means I will be watching the video three times! Thank you for showing us this lovely property.

Truly a "class" act...and makes me proud that while born in the U.S. both my grandparents came from Italy, and the soul of Italy still beats in my heart! My only regret is that circumstances have prevented me from traveling to Italy, so I appreciate even more these marvelous videos which so represent the Italian spirit and culture. That must be the understatement of the century "Small, but enough for me". The current owners did such a good and respectful renovation in the 2000's. It is modern where it needs to be and very historic where you expect it. Fun fact, for those of you who like Danilo saying "Terracotta" this has been the video with the most times "Terracotta" was mentioned. Terracotta count: 37 ☺️. This will be a great investment once life gets back to normal !!!

Think you probbly do have a point, and it would be good if everhe wanted to change, his carrer and yet this one suits him very well. Real Estate may actually bring in better money, but that is not everything , of course, but it helps if you love what you are doing, and plus do well with it. But certainly do see your point and he would be very good at it, am sure! You picked up on a very nice idea. His voice would fit, for historical documentaries, as it does for this, as well. Real Estate takes up many hours I can only imagine, along with needing to keep up on new laws etc. But when you love what you do, * It shows* and it just would seem right and makes it easier with time.
I second that! I have had the same thought! He could do travel/history documentaries on the side. There is no rule that you can only have one profession.... many people have two (I have done it myself, successfully!) .

Danilo did a great job describing the beauty of this villa. I know that, because my husband and I were guests there for a week several years ago. The villa is magical! As Danilo said, the views are magnificent. The views are the essence of Tuscany, and so is the villa. The family who restored the villa were a delight, and you could tell how much they loved every bit of their loving restoration.
We visited San Gimignano several times, including a delightful walk from the villa to the village. We visited both Florence and Sienna, and many other wonderful places in the country side. It might be worth another trip to Italy just to have a personal Danilo tour.

Hola hermoso, I may not be in Italy right now, but I am at the Venetian Palazzo in Las Vegas, soaking up the sun and experiencing a little taste of Italy. It has one of the world's oldest gondolas on display. The property in Tuscany has so much tranquility and charm.

I have a business plan all worked out for the property! Who wouldn't want to say here, bring the family or a couple and stay a month? I think many retirees would like to move here and rent the apartments on a yearly basis. This is the ultimate in turn-key property in a beautiful location. I have seen several of Romolini's properties online that I would like, but this one strikes me as a fantastic opportunity for an investor. Great property and spectacular tour, Danilo. Bravo!

Beautiful if used as a hotel. Some beautifully charming bedrooms with gorgeous paint jobs. All the apartments have inadequate kitchens. A built in dishwasher is a bare minimum nowadays. As a hotel, with the restaurant and room service it would work. Interesting.

The property is magnificently stunning. The fireplaces are EVERYTHING! The Italian fireplaces are built like no other and so romantic. Exquisite, elegant, splendid and rich in history. Danilo, it's wonderful with many cozy spaces. I must make it back to Italy someday... a very nice tour...Ciao!!

Love the history of it being at one time the home of the Royl Savoy family! ( Have to tell you when I first came to you tube, I thought I clicked on your page, but a commercial evidetnly poppednup and a *very modern type home was shown, and wondered how you found one quite like it, there and why you switched yoru whole theme of Villas to this type, and even why you were showing it, but suppose we can sell most anything if we find *the correct people looking for that style?* Well, did not know it was a 'commercial' and all at once I noticed it. Switched quickly, but it struck me funny how I was a alittle confused by it thinking it was one you chose.. lol So glad i did see that in time and found the correct Villa!! * The other certainly would not be called a "Villa" by my standards of thought, anyway. So glad we got passed the confusion. This is a 'lovely Villa,' and love the idea of the quiet and privacy surrounding it all!. It is wonderful to be with people and talk to them etc, but then afterwards it is really needed for many of us , if only for a short time * This Villa is perfect for this and also very elegant at the same time! Thank you, and always enjoy each Villa you show! The Villa's do entice me to want to come to Italy and the thought of dad's family starting out there gives me some thought of making that large leap. But know it is not so easy when not living in Italy, and must do homework first. For those who do it, they will be very blessed in the end, I am sure! Think the Vulted ceiling apartment with fireplace and really an open style was very sweet!. That would have sold me, That was so perfect! The aprtments * all* could be a dream for anyone! What a lovely place to own , and know you are helping so many live such a nice life. The resturant should be something very special to all who live there and may even have guests and want to share the history of it all as well? Not enough could be said about it all.

Wow - absolutely gorgeous! Tuscany is breathtaking and this would make such a stunning home base to explore it. My day wandering around San Gimignano was one of my favorite travel experiences ever.
I love the Mediterranean style; no matter how large or small, it feels warm and welcoming. I think the modernized style is attractive, but Mediterranean is and always be my favorite. I , like you , love the barrel cielings. Breathtakingly beautiful. Thank Danilo for another impeccable tour.

By the way, that latim quote was first used by Ariosto, inscripted in his own modest house in Mirasole, Ferrara. Magnificent villa with superb view of nature, the park and the swimming pool. Sometimes, to make a house live, you have to transform it into a hotel complex... I prefer the vaulted part, which is the most authentic. Good luck Danilo, hope you sell soon 👍🌹😘

YOU have done a masterful job of presenting even this most complex real estate offering! This is exactly the kind of property that should be shared with other like-minded tenants! One challenge is to keep occupancy up among (probably) vacationers and week-enders so as to maintain morale and volume and profits at the restaurant.

This is perfect to have the ability to have a job right from home, you may say, with apartments and a restaurant, and many things to organize and supervise and probably take part in all you can. A person would not need to look for work at with apartments and the restaurant, they will be busy and have plenty of work it would seem. It is so picturesque and looks heavenly! Love the booklet showing how the renovation was done! Lovely keepsake. *if anyone can purhase it that buys the Villa, or perhaps wiil come with it ? Maybe even signed by owners?? Perhaps that could happen? To cherish always*
