    Two lovely families. Great options shown. Great to show real-life conundrums families face property searching. Great for kiddos to see dad often, but having her ex pop in every day is no way to get on with her life. Bet he would not want her poppping in on him daily! TFS

    The couple build a storage/planting shed at the very back of the garden. Add an attractive walkway to it from the drive. Add an area for table and chairs and garden away - Simple , right ?

    I’m surprised you can pull out of an offer like that. Especially one that’s been accepted. Where I live, when you put in an offer on a house or an apartment, it is binding. And if it is accepted by the seller that is a legally binding agreement. If you pull out you have to cover the cost of the house/ apartment being put out for sale again + the sellers potential loss if the house sells for less + other costs.

    • @franosborne8198
      @franosborne8198 Рік тому +3

      I am puzzled too! Do they put a signature to their offer (For Sale and Purchase Agreement, which makes it legal and binding) or are all transactions verbal? Seems crazy.

    • @sachadee.6104
      @sachadee.6104 Рік тому +1

      I wonder too. Must be something British ? Not gonna happen in the Netherlands like that. A deal is a deal, even if just verbal through the real estate agent. At least 10% penalty to get out of it.

      In the U.S., a buyer can make the sale contingent on the results of a property inspection (which the buyer pays for). If the inspection reveals a problem that is a deal breaker for the buyer, the buyer can back out of the purchase. In that case, as far as I am aware, the only money the buyer loses may be any "earnest" money the buyer gave when they offered for the house. Earnest money is a small sum of money that you pay the seller to "prove" that you are serious about buying their house. When you pay the earnest money, the seller stops showing the house.
      So yes, if the deal falls through, the sales contract may allow the seller to keep the earnest money--which I guess kind of makes up for them having to take their home off the market temporarily.

    What a dilemma for the single Mum! I feel like the Nottingham house is what the Derby house could be. It seems more finished but the Derby house offers the idea of finishing it herself to her taste and style. I think there's more potential for a better return on the Derby house because anything you do can only make it present better and I think the market will go up there. But it's scary doing a lot of work on your own with a family and a heavy move like that. She does need the confidence to do it!
    What I like about Phil and Kirstie is, when the buyers seem to know what they want, even if they disagree, P&K rarely dismiss either one's opinions. They try to get them to agree. It's only when the buyers don't know what they want, are wishy-washy, change their minds, do they get tough (mostly Kirstie, love her)! These buyers are quite strong (even the kids), and not really unreasonable, on what they want, I think.

      Mom wants to keep in mind their very important access to dad, and frankly if they are not happy with the move, she can't be either. They are old enough to feel validated by having their voices heard and knowing their opinions have been considered. They will do better for it.

      @@jhutch1681 Both these opinions are valid. I am surprised however that no one in the show even considered the fact that they'd be teenagers in a couple of years and wouldn't even care who visited them or when. They'd just want their own space away from mon and dad as much as possible.

    • @jhutch1681

      Not true with my kids. Teens don't want to feel like parent's are watching the clock for them to leave. They need to feel save, secure, wanted and loved. They need to pitch in and feel that their contributions are valued - which they won't if they don't feel attached and involved. My kids brought their friends home to our house for meals and games - and they all pitched in. Their friends would come when they needed help, and still come to visit. When they are ready to leave home - which is not easy - they still need support and assistance. If the weren't feeling valued or welcome at home, they won't feel bonded, or want to accept guidance. Self esteem has many ripples. @@trildi

So the ex husband is in Nottingham, their kids' friends are in Nottingham, she works in Nottingham, but she wants to live in Derby because she's got some friends there...? WTF. How many times a week is she visiting those friends, opposed to going to work in Nottingham?? and moving the kids further from their dad and their friends...?

    I dont understand the obsession with character and charm. Most of such houses aren't durable, would beed high maintenance. Good to spend holidays in but the new modern, sturdy and spacious ones, I think are the ones to live in. But then the choice is relative
