      The WORLD is in for a big hit ! It will be painful but necessary ! The correction will force people to do with a lot less BUT will induce an important element of a vital economy which is to start saving instead of spending into speculation of gaining profit ! When speculation outruns the capability of maintaining or supporting that entity in a economic downturn , YOU ARE IN TROUBLE ! The mass number of foreclosures in houses is a good indicator of an economy in stress ! Autos repossessions is and added RED FLAG ! So when the dollar stops ciculating

      I love the insight. Professionals could make a really big difference in investing, and I think everyone should have one. There are aspects of market trend that is difficult for the untrained eyes to see. I have made more than 350% through my estateplanner(fa) by alternative investing. The portfolio comes with perks.

      In 2023 over 40% of all homes bought in America were by private Hedge Fund Investors. Black Rock owns around 30% of all Homes in every State. The American Dream has been outsourced to private and foreign corporations. Fewer and fewer Americans own American Lands.

      To be fair, WE didn't get blindsided in 08. The average person saw it coming for at least 2 or 3 years before it did.
      By average, I mean highly varying levels of intellect, but not educated in economics.
      It seemed like almost everyone, from those working entry level jobs with no degree, to surgeons and architects (highly educated in fields that have nothing to do with the world economy) saw trouble on the horizon.
      We weren't blindsided. We weren't in control. We were screaming at those who were holding the wheel to correct the course, but they purposely steered us right into it while we were powerless to stop them.

    What a lot of economists don't seem to understand is that the middle class cannot absorb endless price increases with endless wage erosion. We're at the end of that rope today. If these economic factors don't correct, the economic pain coming for over half the country is going to be nothing short of a tragedy.

      I never understood how people making less than me and my husband were buying 50,000 cars, 25,000 vacations, endless debt. Just try to imagine how many people are very overextended and one thing that falls out of place will make them lose their house. People have been using their equity lines like crazy.

    I have been in all facets of the real estate industry since 1981. As I said in 2005 when prices went way up, when clients would ask me what I thought, I said the higher the prices go, the harder they will fall.

      Yes...I have given back property in the 80's to Mr. Banker and in 2008 with the combination of South Florida, the Parkland Chinese sheet rock debacle along with the 20dollar millionaire arm housing collapse, almost gave another one back....
      This one, which is taking it's sweet time, based on stimuli unchecked funds will be monumental, a lot of people will get hurt.
      Enjoy this xmas... 2024 will be entirely different

      Sometimes it’s just inflation. Over the last 30 years there was almost no inflation. So people don’t consider inflation anymore.

      @@torsten6777Inflation has been around since 1971. Where have you been? It’s been masked by cheap labor that makes our stuff and hollowing out our nation’s manufacturing. Quality of stuff going down is the result of inflation. Crappy foods like processed meats, frozen foods and canned goods is a result of inflation. It’s just inflation hides in different places. For the past 20 years, inflation was trapped mostly in assets (bonds, stocks, RE), eventually all inflation chasing daily goods

    With all the debt that the government and everybody has the only option is to inflate their way out of it. I am an old guy. Back in the fifties when I was in highschool new homes cost between 8 and 12 thousand and gasoline was 21 cents a gallon. As always inflation will continue.

      I love watching shows from the 1950s. Diner scenes are the best. Signs on the walls are impressive. Cup of coffee 5 cents. Ham and cheese sandwich 75 cents. I was at a flea market. A guy was selling a Brooklyn Dodgers ticket from 1953. the admission was 85 cents.My smartphone has a dollar sign but no cents sign😂.

      Back in 90s at the end of Soviet Union, the inflation was so bad that a pay-check would made you a millionaire. Then government would print new money just to remove zeros. And, economy went to natural economy mostly, where goods and services were exchanged.

      @@denniscosban6145 The 1950's was a time of hope for every American..to work towards and achieve the 'American Dream'. That dream has been crushed..it does not exist anymore for the average person. All of our problems in this country started in 1913 when the Central Bank failed and the Federal Reserve was created by the same folks that even today still reap financial benefits from EVERY American. Yep the banks and the holders to this day get 6% right off the top for themselves. Look up the history of our country and how the same upper echelon tried, succeeded, failed and eventually prevailed in 1913 to control our nation and all its people even to this day..The Federal Reserve.

    We live about an hour north of Boston in a small town area in Essex county. The median household income is around $86K. The typical SFH price is $725K. Rent on a 2bed apartment is $3K. The math just doesn't work.

    Crash seems eminent - but never happens - Properties right next to mine still selling for high prices and stock market is at all-time high - takes a lot of patience to wait for the crash.

      If you have a few lifetimes eventually every doomer will be correct. There were people predicting the fall of the Roman empire from day 1. Eventually they were right. Just took almost a 1000 years.

      Same scenario right before the 2008 crash. I you look back throughout our countries crashs' the same scenario play out. Things are good and then comes the crash. He showed it on one of his graphs.

    As a poor retiree (rent poor after losing my nestegg and house to medical debt), I believe everything you've explained and I can only pray for a miracle to escape the country altogether with my pets before we starve to death on the street. I've already had to sell the car. 🙏😢 After working for 50 years, I am completely disgusted being stuck here.

    It’s a lot worse in the United Kingdom, here back in the seventies and early eighties and historically speaking the average home price was around three (3) to three and a half (3.5) times the average annual wage or salary whereas now it is around eleven (11) to thirteen (13) the average salary making it almost impossible for the vast majority of young people to even contemplate getting on the housing ladder. So if the average wage was £20,000 then the average house was £60-70k but now if for example we take the average wage as £40k then the average house would be between £440k and £520k, unbelievably expensive and out of reach for most except the rich.

      Impossibly low interest rates for a decade, immigration upping our countries population by a massive amount, very restrictive planning permission laws, noone young entering the trades because its too hard

      California alone is 36 times the size of the UK.
      The USA has a population of approx 350m
      While the UK has a population of approx 65m

    Great interview this. I love the fact that you're introducing your subs to alternative reporting and how it influences the real estate market.
    At the same time you're helping folks to understand that not only is real estate real wealth, but also other physical assets especially commodities and precious metals such as gold and silver. Keep up the good work. Love what your channel has become in the past 12 months!
    I think you'd be the guy to share with us the overview of how to purchase a residence (or really any real estate asset) "well". In other words you can never make money on the sale of real estate if you didn't buy it well. Buying at the top of the market makes it so that you have many disadvantages if and when you need to borrow against or otherwise liquidate the real estate asset. Helping people to understand The lesson that you need to buy it well in order to make money or to sell it well is an important one I think.

    I can't see how average people can even keep up with the property taxes each year at the new home cost of averaging $600,000 cost. At 1.5% that is $9,000 a year to pay property tax on the new home and not counting the higher interest on their mortgage payment.

    Great video. I really enjoyed Mike Maloney's chart and our current debt and growth analysis. I used to live in the Phoenix area during the housing crash and I saw mass panic, foreclosures and short selling. I hate to think of it being that bad again or even worse.

    My takeaway was at the very end: economics is everything for a better world. In economics, it's NOT a zero game. All can benefit and work together for individuals and nations! Your guest is really inspiring. Even at one point, he refuses to be drawn in that China has been the cause of US's problems as he knows it's not.

    I enjoyed the show, but there probably was an aspect, that was left out. If there will be a huge correction of asset values to the downside, measured also in currency-valuation and by margin calls leading to a liquidity crises, wouldn't it be wise to keep also a certain amount of cash?

    Mr.Sachs, I have listened to your show a few times in the past. I Finally subscribed. Mike Maloney is a legend, almost as big as Ted K. He has helped me prepare for the biggest crash in generations. I spent time overseas and was exposed to a failing east German currency. Mike helped me understand what happened and made very sound comparisons to what's happening to our own dollar. Thank You Both.

    There is no rule that housing be affordable by any group. If there are buyers at any point, the prices are good. In the desirable markets there are more buyers than homes. The markets where there are more homes than buyers the prices will go down. When boomers start moving to other housing arrangements either they will sell, or rent them out. Some will be bought by investors. In Europe home ownership is far more rare than in the US has been. It is not clear which way we will go.

      This only works if loanable funds are made available. Loans support the pricing. The last real estate crisis showed us that.

      For any normal market, based on what houses actually sell for.......it won't even be close to 50%. Just My opinion but these shock jock things are meant to sell books, get clicks, etc.... when they are wrong which is most of the time.....they are quite.

      Yes I will as well but remember, everyone will say how horrible real estate is. People will be losing jobs. Banks will close. When people are scared, they won’t buy.
      I was listening to a real estate agent who has a buyer after 2008 in Arizona who was interested in a $90k house. Originally it was listed for $365,000. He didn’t want to buy it for $90k because he thinks prices will continue to decline. He wanted it at $70k

      Yes, Fiat Currency is the biggest scam ever and everyone who looks at money honestly knows gold and silver are real honest money! But our Courts have joined with the Scammers in this instance so most who try to fix it wind up on the wrong end of the corrupt law. Only when an educated public who know and are willing to step up and stand for truth and honesty in government and do something about it will it change.

    To keep the bubble going, they will start issuing 40 and 50 yr mortgages to keep payments affordable. Who would have imagined 10 year auto loans.

      Sweden has 104 year mortgages and a few years ago passed a law banning 140 year mortgages. Pretty crazy.

      Banks can’t afford to do a 40 or 50 year mortgage.
      If you think about it, there’s heavy diminishing returns for banks after 30. They have to charge a HIGHER interest rate or they will NEVER see that money back ever again.

    I don't believe there will be a crash in parts of New England due to the extremely limited inventory. Supply and demand is still a thing and with enough people willing to be ripped off prices just won't come down with people locked into rates below 3%.

    Couldn't you argue that the jump from 4:1 income to house price ratio to 7:1 is attributed to dual incomes which weren't as common historically?

      All debt is inflationary. Your neighbors borrowing for homes, cars, education, health care, etc needs to stop. That's the solution. Or a major crash in all assets, but the FED can't allow that cuz the government is afraid of socialism.
