    Are you thinking about finding a new state? Have you looked at Washington? Washington State is so much more than Seattle. Seattle is nice in most parts but it has issues like all big cities.
    If you are looking to get a new home and you only want to spend around $300k this list is for you. We have listed 10 of the best towns to buy a home in the neighborhood of $300,000. Are these the best towns Washington has to offer? Probably not. Those towns have homes that start around $650,000 on up.

    I live in Wa and have to say that the prices are about $200,000 off. Seems like the home prices are from a decade ago.

      I was going to make a comment and note that as well. I mean this is October 2021 and I don't know about those other cities, but yeah I would say probably figure $400,000 to start. Unless you want to live in a shack.

      agree. Even Cle Elum and Roslyn are insanely priced now- there is one listing for a 3br/1bth house in Roslyn on Zillow right now for $1.3 mil. I live in Tacoma, bought a house earlier this year after looking and bidding for months, felt like I won the lottery.

    Glad you did this video. The best move I made was going from Arizona to Washington. Do not miss 115 degree days and love the seasons in Washington. People think I am strange because I love the rain, but when you have 40 years of 330 days of sunshine it is a nice change.

    The prices of decent houses in tri-cities (Kennewick, Richland, Pasco) has SKYROCKETED.

      My house in Pasco has appreciated almost $100,000 in the last 4 years. Finding a $300,000 home is nearly impossible now, which is what I paid for mine in 2017.

      The rotten thing is that not only have home prices gone way up within the last two years, the crime rate also has, all over the TCs. School quality has always been great in Kennewick, though. Population is now more like 90,000

    I've lived in Washington all my life and yes we get rain but not as much as people think. It's a beautiful state and I wouldn't live anywhere else.

    Grandview resident here! Grandview is growing more and more, our school systems are improving with more students graduating each year and more jobs are coming to town! A peaceful underrated town that is perfect for those who want that cozy feeling of home :)

    If you plan on moving to WA. Avoid King, Pierce & Thurston counties unless you love paying high taxes and love homeless people sleeping in your parks, sidewalks and a long the freeways.

      The homeless thing is really more at the township and city level than the county level. Seattle is a dystopian hellhole, and I just moved out of there last year, but all I had to do to get away from the homeless was move to one of the townships up north. It's like night and day. So, if you get that high wage high tech job and you need to move to King County, just make sure you stay out of incorporated Seattle.

    Washington native here. Eastern WA cities cheaper, yes. But much colder winters and hotter summers. A lot less trees and not as green. Went to college in the town of Ellensburg over there and loved it. And I actually live just 5 minutes up the hill from Pacific. Great vid!

    I was 4 years old my family moved to Oak Harbor and my father worked on the Navy planes there. It was a nice quiet place to live with great natural scenery. My father retired from the Navy and we moved to Seattle so he can work for Boeing, but we never forgot how great of a place Oak Harbor was. It’s a lot more crowded now but still a great place.

    I was stationed in Oak Harbor while I was in the Navy. Great place, pretty good community, and the sights are absolutely amazing. The only thing that mad it a MAJOR bummer was that we got power outages frequently. The wind can get super bad there which knocks over trees that hit power lines and no power. Also if you move there hope you’re okay with jet noise 👍

      And there is no housing, houses in my neighborhood are selling in hours. Mine has doubled in price in 6 years. Not much to rent either, the area has gone berserk.

      I have lived in Oak Harbor for 14 years and it has gone down hill fast. There is a HUGE homeless and drug problem here and a lot of crime. People call it Joke Harbor now and I have to agree. There is NO affordable housing here either.

      and honestly, for the most part, if you want to head into the greater Seattle area, you have to take a ferry, expensive and time consuming. Nothing worse than just missing a ferry and having to wait in line for a hour or more for the next ferry. You can get off island via Deception Pass, but it takes a while to get to I-5 freeway. Still a beautiful island, but more for those with money.

      as a kid, we lived on Whidbey Island, just outside of Coupeville. Loved it, but then I was a kid lol. After a couple years dad got promoted and we moved away to eastern WA.

    Wild. I grew up in Eastern Washington (5 miles from Grandview!) but live in Beaverton OR now. I agree with most of what was said but overall I would say Kennewick, Pasco, and Spokane Valley are all more expensive house wise than what was indicated here.

    As a former home owner in Oak Harbor on Whidbey Island, I loved it there. I bought a house out in the more country portion of the area. It didnt have street lights, and the views of Penn Cove and the mountains were beautiful. Then, soon after i moved in, they put in street lights, which i didnt like so much lol. I bought the house for about 132 thousand, and four years later, with minimal improvements, i sold it for 205 thousand. Just so happens, they were moving an air wing from Spain to Whidbey. Space, and housing are limited on an island. So, as time goes on, prices will rise a lot, due to increase in population. The area I lived, had farms and ranches in the area. I loved everything about Whidbey. Before I left, they even got a Home Depot, which is a big thing. Its a long way to transport materials to whidbey via deception pass, lol. So, that little old Home Depot was a welcome thing for sure.

    A local's commentary, having been to all of these places:
    #10, #9 - Cheap towns in Seatac metro area because they are in Lahar danger zone, meaning if Rainier blows everyone in Orting and Pacific will be under 90ft of mud that hits at 90MPH. Traffic is bad in both, but that's the whole area.
    #8 - Kinda rural and nothing to do. Near Vancouver which is just a suburb of Portland, but Vancouver isn't cheap.
    #7 - Wine Country, nice area to visit but dependent on Hanford for local economy. More crime than other Tri-Cities. You won't find a decent house here for under $350K.
    #6 - Urban Sprawl, no character or culture. Spokane is a dump for the most part and has property crime and meth issues. The only people I know who like Spokane are from Spokane.
    #5 - Good Mexican food 🌮
    #4 - See number 6
    #3 - Nice if you want to live far from anything and have nothing to do. City is pretty run down, esp. downtown.
    #2 See #3, but further West so you're st lesst closer to an airport that goes anywhere.
    #1 - Widby Island is a nice place, but it's difficult to get to the interstate and it rains A LOT. If that doesn't bother you I'd say it's a worthy #1 on this list.
    Bottom line is WA is a great state if your household makes at least $100K and can live in nice places or parts of any town. The states taxes and fees are the most regressive in the country so it's great for Gates and Bezos, but not so much for working class.
    Also, the Seattle Freeze is real and felt throughout Western WA.

      As a person who had a chance to experience WA, I couldn’t agree more. I stayed in Lacey and boy, oh, I wouldn’t tell my worse enemy to move there. However, I often ask myself why would a sibling tell their younger sibling to move somewhere, where life stalls…. 😒😕

      I thought Oak Harbor was in the Olympic Rain Shadow, hence much less rain than Seattle.

    Never thought you'd name drop Oak Harbor. I was stationed at NAS Whidbey Island in Oak Harbor. When you come out with another list of nice small towns, check out Coupeville and Langley, both a drive down the Island and quite lovely.

      As of May 23 2021... island county (oak harbor, coupeville, Langley, Freeland, camano island ) is no longer affordable. Nothing under 450k that isn't a cracker box or tear it down and start over.

    The interesting thing is that they call Town and Country Lynnwood but there is already a Lynnwood, Washington in the western part of the state. I would think that would get confusing.

    Really enjoying this tour. I live on Whidbey Island and it’s beautiful. Just a word of caution. Oak Harbor is booming. There have been many new homes built in the last 18 month or so. Housing costs have soared.

    Great video Mr. Briggs!, I’ve only been to the Evergreen state once and that was for an Alaskan cruise that I went on in the summer of 2019, we came out of Seattle, but Washington state has always intrigued me. I reckon I’ll make more trips to Washington state in the near future:)

    I live in WA and prices have skyrocketed. Hoping it is a bubble that bursts soon. Also, it is a beautiful place to live but a lot of out of state people underestimate how much it rains here, except in the east. It is also dark for several months out of the year. If you are prone to depression or S.A.D. I would advise moving to a different state. 😬

      It's SO BEAUTIFUL HERE! SO MUCH TRAFFIC, HOMELESSNESS & OVERCAST RAINY DAYS, MONTHS YEARS...
      So unaffordable...I want to get in my car & drive far away...
      I agree, S.A.D & depression are the worst for people prone to it.

      Born & raised in western Washington... We don't tan, we rust.
      However, the terrain is so varied that if you don't like the weather... Wait 10 minutes or drive 10 miles. Lol

    I feel like you’re always a bit low on housing statistics. There’s no fixer uppers in Kennewick for 100k. That would get bought by investors before ever hitting the market

      Bellingham is expensive, but Custer, Blaine, Everson, Nooksack, and Sumas are not bad at all. I lived all over Whatcom County for 35 years. I only left because Dad left me the home I grew up in, in Clallam Bay.

      @@f4fake22 Spoken like someone who has only been to Texas St, the lettered streets, or the Lummi reservation. I lived in Whatcom County 35 years, and drove cabs in Bellingham for ten. There's not a more beautiful place to live anywhere, for MY money.

    Lived in Clarkston, WA for a while. It’s got some great restaurants, people are a little weird but what kills it is the paper mill smell that lingers from the neighboring city of Lewiston. When the wind is blowing in the right direction the whole town smells like a dump which makes you not want to go outside. Keep that in mind if moving to Lewiston or Clarkston. The paper mill stinks them both up, but offers good jobs. I’ll never forget that small though.

    Nice to see Battle Ground on here. I grew up there. My son still lives there in the house I grew up in, which he purchased after my mom passed. She taught elementary school there for 28 years.
    We moved there in 1963. The population was 900 then. I didn't realize it is 18,000 people now. There has been massive building over the years, but they have also expanded the city limits by quite a lot compared to years ago. It was a great place to grow up. Even though it's grown a lot, it's still a great town. As far as I know, the schools are still good. Also more conservative than some other places in WA.
    Not sure about the home price stats. Seems to me that it's probably hard to find anything decent here for under $400,000

    I'm from Tri-cities born and raised. I'm surprised you didn't mention Grand Coulee surrounded by 4 counties on the upper Columbia river. You can buy a fixer upper for $50k or less. You can buy a decent home want to say less than $300k with acreage. It is surrounded by banks lake and lake roosevelt. The main attraction is the dam with the laser light show. The school's are pretty good. I worked at Nespelem school for 6 years. My daughter was a high honors student at the local school and now graduating with honors and two bachelor's degrees from whitworth university in Spokane. The area has a variety of restaurants what it really needs is stores. The best place to go shopping nearby is the annual yard sales in Almira every Spring and the senior thrift store in Wilbur. There is also a free fairy ride across lake roosevelt.

      Always stop in Oak Harbor to do some airplane spotting while on the way to the ferry in Anacortes to head up to Orcas. Those Growlers are awesome! Love spotting there , on the approach the ground shakes and their low enough you can almost see the pilots name on his/her helmet!

    I’ve lived in Washington for nearly 8 years and there is definitely a reason why these places are cheaper. You’re either in the desert, or you’re stuck is small town more dull than the cul de sac from Edward Scissorhands. Plus, the prices you hear from this video aren’t that accurate anymore. Even in the rural areas the remote city people figured out relocating there was cheaper so the gap is starting to close on pricing. Also please if this place is still where you want to live do not buy site unseen! I’ve known tons of people that did just that that have houses next door to highways or tent cities or in major flood zones.

      Yep. I have lived in Washington State for over 50 years. The flooding is a major issue that you need to pay attention to. Know what you are buying and know the land and waterways surrounding it. Orting is a cute small town smack dab in the middle of a lahar zone (from Mt. Rainier) and is flood prone.

    Orting is directly in the path of a lalhar (a destructive mudflow on the slopes of a volcano) Mount Rainier is the largest volcano in WA. Its is not completely dormant so when it blows, Orting will be completely wiped out. I live in WA, but Its housing is way too expensive and rent in Seattle for a studio is over $1500/month and WA taxes everything except food at between 9.5% - 10.5%.

    I grew up in Washington (West Seattle/Federal Way). It’s so beautiful but I couldn’t handle the rain and also it’s very expensive for the kind of jobs available. I miss it sometimes but NYC is my home now. I’ve been here for half of my life.

    I'm glad he didn't mention where I live and neither will I. It's still affordable, clean, and friendly in my area. My only complaint is the long drawn out fall/winter. It should be called fanter or something like that because it's really just one long dreary season. But our spring and summers are perfect.

    Two years ago found a mobile on its own lot for 170k now that we are ready to buy we are looking at no more than 300k, I found a smaller mobile across the street from the one I originally looked at and it’s listed for 294k. It’s honestly a bit disheartening.

    I have family in Clarkston. It has beautiful views and is a very quaint little town. And it has good schools. I love Whitby Island, we have holidayed there, it’s a beautiful place to spend down time.

    I live in Oak Harbor, and we have a BIG housing problem currently. They are building more homes now, but we don't know what they're planning on pricing them at, rumors are the 500's, but we don't really know. Transportation is a bit of an issue. We have a public bus, but limited hours. Traffic is getting worse because we don't have the infrastructure for great amounts of traffic in general. Most jobs here don't pay enough for someone to afford a 1 bdrm apartment or house. It's something I've seen a lot. Hopefully it improves.
    Also, we have extremely limited shopping options- It's a 45min-1hr drive to anything other than a small Walmart. Most of those "cute little shops" you showed downtown- on Pioneer, have been shut down for a while now. There's a couple still open, but it's sad to walk down it now.

    I had a few weekend gigs in Oak Harbor a few years ago. The main problem for me was the frequency and noise from so many military planes overhead. Apparently, the people who live there are used to it and didn't seem to notice. Had the urge to duck under furniture fearing an air raid, otherwise a nice town.

      Some of the people here are not used to the jet noise. We're not supposed to complain and when we do we are read the riot act. Sometimes the jets fly only 200 or 300 feet above our roof. It's hardly a peaceful place. For people hard of hearing, maybe they could ignore the noise and focus on the beauty of the beaches and the state parks.

      @@patriciaherlevi6217 yeah i lived in Penn Cove. When you buy the houses, they are supposed to inform you of the flight paths etc. Penn Cove, didnt have much problem at all with aircraft. I worked at NOPF from 2001 to 2005.

      That's the sound of freedom. There is a huge sign at both ends of the island, that clues you in on it. And just so you know I'm familiar to it. I had 20 acres south of McCord air base. They made their final approach directly over my house. Had them less than 400' above when it was fogged in.

    I lived in oak harbor in 1990-93. It is a beautiful place, you forgot to mention the sound of freedom! It is a naval air station. F18’s fly out of there all the time. The community is quiet but those jets are freaking loud. Also they do get a 40 year flood. Last happened when I was there in fall of 1990 so it’s due again anytime.

    Spokane and the Tri Cities (Richland, Kennewick, Pasco) are probably some of the better places to live if you don’t wanna pay for the Seattle metro area, want warmer summers (90s and dry) and a little bit of snowy winters. You get all 4 seasons and can live in an area with a decent amount of people. I grew up in the Seattle area but if I moved back to WA I’d want to go to the east side

      I lived there for three years and hated it. Isolated, hot, and barren. Felt much the same about Boise, where I lived for five years. I need some rain, and neither of these places get ANY!

    Spokane Valley and Spokane has had an explosion of peeps moving here so finding a house to buy is getting hard for folks. Not enough homes for the amount moving in. And the prices have exploded as well so much more than you stated here.

    I live on 5 acres in Eatonville on a hill looking at tree tops and Mt Rainier 10 miles as the bird flies . Been to Oak Harbor many times cause of work it is nice but a PAIN IN THE ASS to get to besides waiting to catch the ferry plus 40 mile drive behind the traffic or 2-3 hour drive around from Seattle to almost Anacortes to get to the bridge to get on the island but if your a fan of A-10 Warthogs they are based on the island.

    Average price for a home in Orting has bumped up in the last year to an average of $420,000. to $480,000 with homes selling in a few days when listed. Lots of people do the hour commute to Seattle for work.

    I watched your video and found it interesting although like a lot of people have made comments your home prices are way off. I don't know about these other areas because I don't live on that side of Washington I live on the western Washington side and you may want to do a video about Western washington. You touched on it with oak harbor. I've traveled and been to oak harbor dozens of times. And I can say it is kind of a neat place but it's really super crowded now. The last time that I was there was probably a month ago and traffic everywhere and it wasn't a special weekend or a sunny weekend or anything like that it was basically a work day monday. And they have those stupid roundabouts in the most inconvenient places and there's just tons and tons of traffic now when there didn't used to be and I would say probably about maybe 3 or 4 years ago there wasn't as many people.
    The rents for apartment complexes are probably starting at $1,500 for a one bedroom and houses are very very expensive I would probably say if you want a decent house you could probably start at maybe $400,000 that might get you a condo. But it's a huge military town as you mentioned so you're going to run into a lot of military folks there. They have a Walmart but it's one of the older Walmarts not a super Walmart and there's a lot of fast food places there there's some mom and pop places but it's just very chaotic at times because there's so many people that live there now. You can cross over to Anacortes which is nice but a lot of the stores and things have closed because of covid.
    One thing I would mention to anyone who does not live in Washington is you need to come if you're going to seriously move here if you are going to consider moving to Washington don't just come for one visit come for at least a dozen visits and come during different times of the year during winter when it's snows when it's raining and spring or the fall and see what it's like here. and don't just look at a picture and think oh I want to live there because that's the wrong impression. Do your homework people. I mean look at the demographics and check out the school see what people have to say about the schools if you have kids. Just because it's a small town doesn't mean you have great schools. Check out the crime statistics and check out what rents are if you want to rent or maybe rent an apartment in a complex and to see what they are see what people think and remember that Washington state is a military state so we have a lot of bridges that get closed when the sub is going through we have planes that fly overhead when they're doing and testing out their maneuvers and they're very very loud we have all kinds of plants and trees and bushes so if you have allergies this isn't a good place for you to live. We have to deal with black mold a lot and it's does rain here a lot we just never know when it's going to be sunny it gets Misty it gets gray a lot I would say it's probably more gray than it is rainy so if you're a needy Sunshine kind of person don't live here and if you don't like wildlife then you should not live here. We have deer we have coyotes we have wolves we have bears we have otters we have eagles we have Hawks and they share our little world and if you freak out about that you shouldn't live here if you like living in a big city you shouldn't live in this part of the world. But do your research do very detailed research and that's if you move anywhere.

      Ya I want to buy my first house but I'm holding off on that..for another year..atleast I also live in Bellingham..it's just really pricey and I'm not competing with big investors right now

      @@blissessentials524 I had originally planned to retire to Ensenada in Baja California, Mexico. But my sister and brother in law talked me into buying a nice mobile home out in Ferndale, where they gutted the interior and are building a very nice new home. The lot price is under $500/month and I still might be able to afford to “snowbird” in Mexico…..not that it gets that cold up here. Good Luck on house hunting

    I think that bridge you are talking about is still there in Orting but is now part of the Foothills Trail system. I take the dog down there all the time. We usually go under that bridge and head out along the river

    Something to know about orting,wa if Mount Rainier ever blows orting is in the direct path of the mud flow that will be coming from the mountain you might want to consider that before moving there

    Outside of Seattle.
    Not Sequim (my hometown or anywhere on the Olympic Pennisula. Its beautiful there but it costs SO much.
    My boyfriend's current home here in Bow (near Mount Vernon) cost him $345k

      I was through there a very long time ago. The Aberdeen- Raymond valley was stunning, but desolate--in a very green way. Be fun to see it in this century!

    Seems like everyone in the tri city's, drives a brand new car. The nice thing about living in the valley in Spokane is the lots are so big ,it almost like double lots so if you're a gardening person you will have plenty of space to grow, but the winters are very long.
