@@KuntoMakoshento the ripple effects is what is important here, more local real estate developers will try to elevate and match this level or offer a better product and thus there is an upgrade across the whole industry, local consultants have of course been employed and have learned from all these high level projects around nairobi and they transfer what they have learned to their future projects. we have already seen this happen across luxury and middle income markets, even on the lower middle income market the quality you get today as the average lower middle income house going for 25k monthly is soo much higher than what we got in the early 2010's

As we say here in the USA, real estate and pricing is all about: "Location, Location, Location." However, it's quite clear these villas are marketed to a certain clientele. I haven't seen anything on this type of scale, design level of detail, and elegance in Accra. Also, the infrastructure appears better in this part of Nairobi. If you're going to sell to ex-pats or Americans, we want elegant neighborhoods. Streetscaped, tree-lined streets, and not dirt roads, with grass weeds and visible sewage, you have the audacity to put $500,000 on the home, like Accra. We're just not used to not having the infrastructure and surroundings to complement an asking price, no matter what's the price. It's a new construction. I get the zoning regulations are obviously different, but you can clearly see this neighborhood and its surroundings are catering to a clear upper-class resident. Paved, tree-lined streets and nice landscaped gardens, in the middle of the city. I haven't come close to seeing anything like this in Accra's so-called upscale neighborhoods. I totally agree. It's definitely not worth 1.7 mill to an American. The kitchen is very small. Have two still doesn't equal the type of kitchen you'd get in America. The landscaping doesn't do anything for a home that's almost 2 mill. Rooms are very small. I'm assuming it's very nice for natives but not American expats.
i tell you. When I see these Ghanaian realtors with these ridiculous price tags on unfurnished / unfinished (interior design) properties, I lose my mind. Honestly. They even propagate the properties as 'luxurious' in their videos when it doesn't even have any finishing or furnishing. SMH.

I just don’t know why in my country Nigeria they have problems with greenery,they would literally build a house or estate and there would be no trees or flowers ,it’s sickening. I am in investor in real estates from Europe and I think the same. I think Ghana and Nigeria, mostly in West Africa house market is not regulated. They just mark price according what they see in the USA, or here in Europe. I am now looking into investing in Kenya, Tanzania. The only thing what is not attractive on this villa, would be the space outside. If I need to pull up $1.7M I need to have at least some papaya trees, mango trees garden and so on, the space outside is very congestive. The villa in itself is magnificent. Great video

I love to watch everything about interior designs, new apartments, villas in Africa so I'm huge consumer of this type of videos and I can tell that I've extremely so many of them (for Kenya) to say that this villa is by far the most beautiful, top notch, well thought of layout and designs that I've watched for the Kenyan market. Now this is what I call luxury and it's not just a title of a UA-cam episode to make people watch. I've got to applaud the entire team behind this project (it's understandable why it got an award).

I love to watch everything about interior designs, new apartments, villas in Africa so I'm huge consumer of this type of videos and I can tell that I've extremely so many of them (for Kenya) to say that this villa is by far the most beautiful, top notch, well thought of layout and designs that I've watched for the Kenyan market. Now this is what I call luxury and it's not just a title of a UA-cam episode to make people watch. I've got to applaud the entire team behind this project (it's understandable why it got an award).

The villas look like they are very closed together. For such a price tag I would want more privacy from my next door neighbour
You've heard the price per acre in Lavington? You'd have to fork more for private space or move further away from Lavington to get such a deal

In Lavington land is very expensive,the house it's actually cheap considering the location
That is a massive property and it's beautifully done. Why are they so close to other properties...with that kind of investment, I'd want some privacy.
