My Exp for past 10 years is, rent in Bhubaneswar has raised more than 100% already. for 3 BHK (flat) rent was 12-14k in 2014. Now its approx. 30 - 32k in 2023. DA is lagging indicator. It is derived by CPI/WPI after several months. DA is increased @ rate of 2-4% while the actual inflation is more than 7% and more than 10% for FMCG products.
Not sure about future, but I’m observing 20-30% increment in rent right now in Noida(where I’m living don’t take it as whole Noida) as I’m looking to change my flat.
You must be looking in the prime NOIDA regions, other than that, all other areas in NOIDA have kind of been flat to nothing. Until and Unless NOIDA (including Greater NOIDA) gets big ticket investments (like the ones Hyd & Bengaluru are getting) I don't see rents going up a lot. I am myself aware of some who have moved from NOIDA to Bengaluru for job.
@@Harshbhardwaj1311 I live in Greater NOIDA I am well aware of rents and purchase prices. The whole thing has been propped up by property dealers it would collapse at the first sight of a slowdown. The growth in prices or rent in NOIDA is not organic like we are seeing in Bengaluru and Hyderabad. Organic growth happens only when there are big-ticket investments coming in thus bringing in jobs which leads to an influx of people.
Mostly because of massive growth these two cities have seen in IT and manufacturing investment. Almost all the big investments like GCCs are going to Bengaluru, Hyderabad, Chennai and Pune. In north, Gurugram is getting some investments (when compared to cities like Hyd & Bengaluru) while other cities are getting nothing (this includes NOIDA).

As far as I know,in southern part of India they are called as ravanasura, please enlighten us with Astrology perspective on bedbugs. Hamari family bhi bahut saal jhelata isko, from 2009-2014, almost 3-4 yrs and it was beyond any control nor we can reduce, we had to endure a lot, loose sleep for weeks and shift houses 3-4 times, I am very much curious to know the astrology angle of this as the bugs affect all the members of the family simultaneously. - Thanks

I have served 25 yrs in Defence and have practical of experience of getting HRA. I can say that you are right and your experience should be respected. Thank you.

Sir some Indians I have seen are going with this strategy for retirement funding:- They are buying 3Bed Townhouse for 1.5million AED for 15yrs home loan and 25% down payment by selling their vacant house/property in India. By doing so they will have a fixed EMI and rental volatility will go away, they can own a property and use it for their own living. They are hoping the property value to be 6million AED in 15yrs, and if they plan to move to India, they will sell the property here and fund their retirement in India with the corpus from the property. They are hoping AED to INR to go from present 22 to 35, which will further add to their returns. 50% of the corpus will be used for their retirement pension and 50% for the children's higher education and girl's marriages If they intend to live in UAE for their retirement life, they will sell the townhouse and shift to Sharjah or Ajman in a 2bhk flat and keep 50% of the corpus for their pension in national bonds and rest 50% for higher education and girl's marriages What do you think about this strategy which many working class Indian professionals are planning to do

no, the poor are still breeding like rats because there are no laws stopping them, they get rations on top of them so they can keep breeding, they are a vote bank also. Jhuggis and congested areas are still cheap. The population decrease is happening with the middle class. Due to high tax and no benefits. Insane property prices. Which also means less direct personal income taxes. So let's see. I am not seeing the population down in my lifetime and I am just 28.

I can see rentals are already up by 20-25% in Bangalore & Pune. ( I have lived in both cities in last 6 months)
