- Pratik Ashar is a flat buyer who has already paid Rs 1 crore towards his jodi flats in Ruparel Realty's project WestSky in Kandivali. One of these flats was purchased under a "builder subvention" scheme, while the other was purchased under "Construction Linked Plan" i.e. CLP. This gave him an understanding of how much loss he was suffering under the subvention scheme wherein the builder is supposed to reimburse his pre-EMI cost i.e. the interest cost of his loan disbursal.

If you are getting the amount credited to your account in installments then its not lumpsum payout
Subvention, Underconstruction, Pre EMI are different terms used to trap buyers. Conclusion is never buy flat. Go for rental
Agreement me subvension ni tha to sign nahi karna chaiye tha.
Agreement draft token hone ke baad dete hain, ya registration k just before, till then people have paid much more than booking amount, then customer doesn't understand the complex terms
Why ReRa doesn't provide a standard agreement format to avoid such corrupt tricks?

pls be careful..Ruparel builder tenant ko ghar dedo then u sell the flats to outsider, this project took 12 yrs to complete still it is under construction..
Building khade khade purani ho gayee..OC will take more time.
