      yea absolutely. Need to stay focused on homes that have been on the market longer then 20+ days so you can try to negotiate them down. Lots of unique ways to work the system to keep you updated on homes that have been on the market longer

    Hey, Adam What is your experience in the field are you seeing the slowdown as well or are the right places still getting a lot of offers. I do think things may not be keeping pace with the craziness we have seen but I do think it will be pretty consistent going forward.

      Slowdowns are habitual in Calgary around July due to Stampede. I personally believe homes are staying on the market longer because people are being greedy in their listing price. Prices have shot up so much that homes that are listed correctly sell quickly, every time. But there are a lot of realtors who try and "win the listing" by telling people they can get EVEN MORE if they list with that person. Affordable housing in Calgary will be in demand for at least 2 more years, we are noticing more inventory in that higher end market which somewhat skus the entire stat.

      yea fair enough, somethings better then nothing though. Im starting to see reports that rates may drop all the way down to 3% by the end of 2025. .. Guess we will have to wait and see.
