      Salam, sorry for late in response. Was bit off grid.
      This is ideal time to invest. Property down jarhi hai. And this trend prevail further for 1 year or so, I believe. Etihad is lucrative when it comes to investment. Residence kliye I won't recommend, TBH. I am living here and very disappointed..

      Living in Etihad Town, I've noticed management services going downhill. Honestly, I don't see it changing anytime soon. On the bright side, commercial activities have picked up. We've got some basic essentials covered within the community, but it's not a full house.
      Considering the price tag and cost of living in Etihad Town, I expected Etihad Town to match up to DHA and Bahria Town's standards. But, it falls short - providing second-tier services to residents.
      From a real estate investment perspective, now might be a good time to invest, as prices are dipping. Holding onto the investment for 2-3 years could yield significant returns.
      However, I wouldn't recommend Etihad Town for residential purposes if you're expecting services on par with DHA and Bahria Town - there's simply no comparison, TBH.

      Yes, you are correct. That is the case indeed. However, if your investment is in Phase-I of the Etihad project (ONLY PHASE-I), you don't need to worry. Phase-I is attractive for investment purposes but not suitable for residential purposes.

      Bhot issue hota hai bhai during moonsoon season. E block dhoob jata hai and special last wali lane to swimming pool wala scene hota hai.

      Yes these are the true facts. You pay 14 to 15 million for 5 marla plot and in return you get shitty living experience.
