Don't the laws in the big island preclude placing a manufactured home on a private lot unless it's been designated a trailer park? I was thinking about doing exactly this, but with a small manufacturered one level home. The low ceiling lofts aren't attractive to me. I'd want real bedrooms. They're now building wider manufacturered homes that are difficult to distinguish from small stick built homes. There are a lot of options on the mainland that are quite beautiful and reasonably priced. But, it seems impossible to get from A to B in Hawaii.

Friend who owns a 12 acre orchard upcountry in Hakalau has offered to let me build a 600 sq ft home on her land. I know that if it's 600 sq ft or less, there is no permit required. I also know a fantastic contractor in Hilo who built my boyfriend's brother's modest 2 bedroom house in Papaikou. What might costs run for a very simple open floor plan (enclosed bedroom, though)? Kitchen/living room shared area, place for mini washer, one bathroom, lanai. Thoughts? Mahalo nui loa.

I own 2 tiny homes on two separate lots, building a third one on a spare lot. Not manufactured if you build it yourself. Buy your land first!

Except you can't get these permitted on the Big Island. Tiny homes sadly are not recognized by the building department.
Is it legal in Maui to have a tiny home on a trailer of 44ft long and 12ft wide ?
