    Mostly a lurker and not much of a commenter but this was one of the best videos you've put out. Not going to lie, I stopped listening to Bigger Pockets the past couple of years because it started to sound a lot like those influencers that only push "buy, buy, buy, here's our product, you can't lose" etc type of content. Even Robuilt has turned into a bit of a sell out. Anyway, I really respect the struggle aspect of building from scratch. It was refreshing to hear David Greene's story and you two big names in RE promoting sensibility and the grueling part of saving and working a job you don't like putting in wild hours just to scale slowly. We're a few houses in and 1 house per year feels slow sometimes until I remember that a lot of those influencer folks need to speed things up to feed the content algorithm!

      Well said! Thank you for the feedback. A lot of influencers buy a lot of properties with a ton of leverage and/or partners and have a lot of stress and risk, too. I respect your 1 per year. It's hard. But it's real. Keep going!

    I'm just 5 minutes in, but thank you, David Green for finally saying it. These investers on UA-cam are making their fortune by hyping up their deals and selling a vision. By the way, I agree that anyone can make a good living with real estate but it's very hard work and stressful and takes time and patience. Now on to the rest on the video.

    Love the insight! Scaling in business is like baking a cake-you need all the right ingredients, from capital to knowledge to contractors, to succeed. David's analogy is such a relatable way to think about the complexities of entrepreneurship.

    Thanks David for your transparency with your 18 properties. I made a huge mistake and had to sell all of my properties at a loss (bought 5 properties with a turnkey company in Indianapolis that ended up being really a big pyramid scheme)--I was so embarrassed that I couldn't even talk about it for awhile, it stung so much. Eventually I dug myself out of it all and in 2021, I started over again and bought my first property (again). Tomorrow, I plan to put an offer in on a 5th. The unforeseen circumstances you ran into, even as a wildly successful investor couldn't be mitigated against, but you pivoted and dug yourself out. I appreciate you admitting to that -- makes me feel less stupid for what happened to me-- not even the best of us can plan for every single possibility.
