As a long time follower of this channel, I've come to understand the importance of a strong separation between living and sleeping space, especially in small spaces. This design sort of goes apart from that notion by blending the bed with the living room and tucking the kitchen away into the darkest corner. This is probably best suited to those who don't cook much, and love waking up to the sun.
Yes maybe the better solution would have been switching the bed and the kitchen and making it an open kitchen space and a closed of sleeping space 🤷🏻♂️
@@wellhello1603 The same for me. I could never live alone in a big apartment, being confined in a bedroom at the end of a long aisle without having an eye on what happens on the living room. In fact when I have lived alone for a short time on an apartment like that, I just locked the bedroom and slept in the coach on the living room. That was great: open space living room with kitchen and at night the coach became my bedroom and it was the best arrangement ever. I felt like I was living my space 100% without the anxiety of being alone at night and fearing burglars.
@@wellhello1603 I am on your same situation, the current disposition would suit me better than switching the bed nook with the kitchen, but still I wonder if they might switch from one apartment to the other. Maybe not vertically as that would make the piping more complicated, but maybe on the same floor you could have the two alternatives also to provide a bit of choice to people living there. Just a thought :)
I would prefer the kitchen open and positioned nearest to the balcony for ventilation so that the odors won't stick to the linen and clothes, also for good illumination. The toilet stays the same but with exhaust fan and a louver door for ventilation. Bed is on the darkest part (conducive for sleeping) but with a curtain instead of a folding door for easy ingress and allows more inflow of air since it's farthest from the balcony/air source.
Having spent time in Buenos Aires in the summer, I feel that the bed is positioned by the window to increase ventilation through the night. Summers there can be brutally hot and humid.
A balcony makes such a huge difference to the apartment, makes it feel so much bigger when the doors are open. Nice to see apartments that are actually lived in!
Would switch the kitchen and bedroom nook location. Personally I'd rather have natural light and be fully connected to anyone else in the apartment if I was using the kitchen opposed to be tucked away. Feels like being near the balcony there would be more ease of naturally venting smells from cooking. The bedroom relocated to the kitchen wouldn't be on show if you had guests and be darker in the mornings so you don't get the sun abruptly waking you up.
Agree , one other particular dislike of mine are bathrooms with no window ! But in this apartment there would be no way of installing one . Apart from that it’s lovely 👍🏻 and a useable balcony is an added bonus .
I really like this apartment. It's intended mostly for singles, or couples, and for people that are spending more time either in the living room, balcony, or in the common area. I really like the amenities of it. Yes, the kitchen and bathroom are on the darker sides and aren't as modern as some like, but that can be fixed if it is you living there. I appreciate all that was done. A well thought out design, especially if it was done throughout the building!
In Argentina young people don't mind their friends seeing everything at their house. There's no need to hide the bed - they feel worse when anyone sees their messy kitchen 😂
I don't like (giant) open kitchen in the living room area (especially in small appartments) and I'm quite annoyed how popular and standard this has become. I even built an extra wall in my 30sqm flat to have it seperated. So I really like how the kitchen is tucked away here. If it's too dark, switch on the light. The bed makes a great cosy lounge area. Overall a good result for a rectangular one-room appartment.
I'm the same. I hate open plan kitchens - there is no way of containing the mess and smells. I love cooking, I just don't want my couch / curtains / clothes to smell like food which is what happens in an open plan lay out. In small space living, a seperate kitchen is the first casualty. So it's nice to finally see a seperate kitchen in a small flat.
Exactly!!! This lay out also provides more space for the living as well as the working area! And it is also important to have separated kitchen! Sometimes it can be mess 😅
It's a nice size and I like the concrete + general idea but division and execution... idk, kind of unpleasant/careless? Looking at the tiles and bottom edge of the mirror *it seems like moisture and mold are an issue both in kitchen and bathroom - adding effective ventilation is crucial with only one window even if the sliding door panels had ventilaton holes.

If this were built better and as others suggested the bed and kitchen were the other way around I might've liked it better, but now I'm going 'yikes if there's so many visible flaws, how many hidden ones are there?'.

Beginning with: How did they ensure proper ventilation of the mattress?

And as they say the devil is in the details; I've found with buying houses that if there are small things like this where it's obvious they cut corners, chances are it's the same with the structure of the house / building itself. So sure the bed ventilation is one, but worse is that spot above the bed in the ceiling. Now normally I'd go OK might just be some discolouration, but now I'm like well that could be something a whole lot worse.
I really like this. It's so rare to see a small space with a seperate kitchen - and it has a full sized cooker / worktop space. I disagree with everyone saying the bed and the kitchen should be swapped. The bed is a nice cosy little nook - I can see myself curling up and reading. Also, for everyone saying the kitchen would be better open - why do you want everything to smell like cooking? It's impossible in open plan spaces to stop cooking smells getting into your clothes and soft furnishings. Life is too short to cook without onions or garlic!
I disagree with people complaining about the bed placing, where it is you can lay there during the day looking outside and also you can have one tv for both the living room and bedroom and if you have visits, you have additional place for them to sit appart from the couch. I do agree that the kitchen could use stronger lights and a pop of colour
Yes, this would be more true if the bed was closer to the floor, like a normal bed. Then it could work perfectly like an additional couch. But as it is, the people sitting on it would be awkwardly high up, compared to the rest of the people. Poor design.
This is the smartest small apartment I've ever seen. Really well thought out: bifold doors, bed above wardrobe, huge floor to ceiling window, small semi-enclosed balcony... It's brilliant!
Guys, this is one way to manage a small area. It s not about: I would do this or that. Please respect and apprieciate the concept as a whole. He is not selling the house to you!
Discussing other possibilities within the space allows for progress, and gives people the opportunity to consider options for their own build ... where's the problem with that??
I like the project, especially the bed placed under the wardrobe, and the clean line of doors to the kitchen, bathroom and storages. The public space for the residents is great!
This appartment reminds me of my old university. Not sure if it's in a good or a bad way though. There are many aspects of this that I like, but as others have already mentioned: switching the sleeping and cooking area would help a lot. A pop of color would make this more lively as well.
of all the apartments this channel has, the simplicity of this one makes it one of my favs Its not the most sleek and modern and beautiful, but I can def see myself living in this and being able to function
The idea is fantastic, I would love to see the option of switching all the units though. For the people wanting the kitchen and bedroom switched, one of my kids lives in one tiny unit like this with the bed in the kitchen space. He uses the bed as a storage space and sleeps on a sleeping couch as he doesn't like the dark, not well-ventilated space. Not everybody likes a closed-in bedroom. He would love this.
It's really amazing how much space you can create in such a small area. The sliding doors are a nice touch, especially for air flow so you do not feel like a sardine.
I know ppl don’t like separate kitchens but I love it because you can keep the smells separate. And it’s so brilliant and it doesn’t take up the rest of your space. And you can hide your dishes.
I'm just a bit worried about the bad finishes / dodgy edges - corner of the bath, underside of the mirror, where the countertop meets the wall etc. If this were built better and as others suggested the bed and kitchen were the other way around I might've liked it better, but now I'm going 'yikes if there's so many visible flaws, how many hidden ones are there?'. Can't judge from here, but I get the impression they sacrificed both space AND quality in this one where most vids are about being able to build really good housing with less space ...
having the experience of remodelling first a 2 bedroom 80yrs appartment and then a 3 bedrooms 110yrs house in Buenos Aires, i have to say that is not easy to find good (and/or affordable) craftmanship. a lot of the labor force are just people triying to make a dayly living, and not making a career in construction. also noted that some architects care more for their sketches than for the finished product of their work. building materials are incredible expensive here, and pretty basic (I can´t even dream about some of the off the shelf resources that some videos show), so many times you have to resort to cheap stuff and cheap workforce. that said, the owner could have put a bit of effort on cleaning the tiles befor the video shoot 😂
The bathroom tiles need a bleach scrub. It's sad natural light and a functional window in a bathroom is such a luxury in city apartment dwellings. It makes a huge difference.
This could have been so much better with the bathroom replacing the kitchen and being closed off. The kitchen feels rather dark and dingy could have just been an open plan... The sleeping area could have used a Murphy bed unlocking the storage...
I am more inclined towards small houses and apartments and this just fits exactly what I need. As long as I have a comfortable bed and a bright living space I would be happy.
Most of these comments are about the individual apartment. I agree that theer are a lot of flaws. But the building of so many units on what used to be a single family home in the heart of the city is still really impressive, especially since they included nice common/outdoor space.
Agreed. 12 apartments in a relatively low rise building on a relatively small footprint is superb. The low cost materials used throughout is really good to see for affordability.
People are saying they don't like the kitchen much, but to be honest, a good fan and lighting makes it no problem. I like this design a lot. It makes it sleek and it doesn't look messy since the areas are separated.
I personally love this apartment and its design. As a current university student, I feel this kind of apartment would be perfect for single living or a couple. It has everything you need but with a minimalist design.
Unlike other commenters, I like the loft bed where it is. I live more life outside the kitchen and waking up with the natural light from the windows seems best, unless you work at night or you're a vampire. I hope better small space designs like these catch on more everywhere!
Unlike others, I prefer the bedroom not tucked away in a claustrophobic space. I want the bed close the window, I want natural light waking me up and I want an eye on everything that happens in the living room. For living alone my favorite solution is a complete open space: with bedroom, living room, kitchen all in the same room. I like coaches tha turn into bed or beds that disappear into the wall.
Once again, you excelled in making the most of a limited space. The balcony adds a significant amount of value because it provides additional space for relaxing when you want to.
I love these videos, this one is cozy, but bright and airy. I thought the kitchen was going to be insanely cramped feeling, but seeing him inside of it, i love the cosiness. I would never be able to keep such a small space tidy but this so beautiful
It is striking how the doors used in the apartment save space, the apartment shows how a small space is enough because they save space, such as the closet under the bed.
I wouldn't hide kitchen behind doors. There's simply no necessity for that since many apartments today have joined kitchen space with living room. Both kitchen and especially bathroom are in dire need of some good ventilation since the moisture and odors will linger making that ideal place where mold can grow.
It was hard to tell for sure but the finishing in the bathroom and kitchen looked a bit mouldy. What sort of ventilation do these two spaces have I wonder? It’s these two areas that need more ventilation that anywhere else. Other than that I just love seeing what can be done in small spaces and it’s great that these homes exist for people getting into the housing market.
Putting the kitchen on one side of the door, open to the rest of the apartment; the bathroom on the other side of the door with its storage space above; a coat rack by the door; the bed space pulled back against the bathroom with the same storage layout; this variation would take the gloom off the kitchen and make the space feel bigger. Dining/study area would fit where the bed is in the video giving plenty of floorspace for activity. Light, views, privacy, storage all those needs met.
Enjoying the debate on the sleep-cook-bathe configuration. I would put the bathroom closest to the entry door so it does not open directly into the live/dine space (this worked well for my studio apt in Montreal). Kitchen in the centre, open to the live/dine space, with appropriate venting to control odours. Leave the sleep nook where it is ... love the idea of waking up to sunshine, but a blackout curtain could work for those who wish to sleep in and to hide this area when entertaining. A 2nd bed nook could also be created by moving the kitchen opposite my relocated bathroom at the back of the live/dine space. A compact 1-wall, I-shaped config keeps the plumbing work sensible and creates good flow between the kitchen and dining space.
This is absolutely gorgeous and well planned. I'd take the door right off the kitchen, but otherwise, it's a very liveable space and building that would make sense in any area.
It is really important the message that he provides us, to live in small places but with a generous space due to share with the others, feeling that you are part from a comunnity, also is really cool, how with the "closet they hide the bathroom and the kitchen, it providing a clean surface.
This is perfect - compact, practical, aesthetically pleasing but also homely too. I like that it offers the chance of building community with the shared spaces, but doesn't rely on forcing residents to use them for anything. This place looks like it could actually be affordable, too. Everything about this feels well designed to me - I'd live here in a heartbeat!
Great ideas here, especially the built-in bed right next to the balcony for the hot weather. Not a big fan of kitchens & baths with no window, though. I would prefer to swap the bed area and the kitchen area. Next to the balcony, the open kitchen area (low cupboards & bed support removed of course) would flow into the living area both inside and out on the balcony. Bed would be just like a traditional cupboard/cabinet bed, with doors that could be closed in the cold weather.
I love the apartment! I think if it were mine I would purchase a couch/Murphy Bed unit. During the day it's a couch and when ready for bed, you pull down the Murphy bed and it goes over the couch. The nicest ones I've seen are made in Italy. Then I would use the area by the balcony doors for the television/stereo and lots of books.
Love the pull-out wardrobe below the bed. The kitchen feels a little claustrophobic though. Overall, this is simple and functional enough. No frills and easy maintenance.
It’s a charming space. I really like that their are common areas beyond the flat. And inside the flat, the large wall is begging for a splash of colour… the owner has many options 🙌🏽
I normally really like the apartments but I find this one kind of ugly. The smaller tiles don't look good in my opinion. I like the idea of the doors but agree with a lot of the other people on switching the bedroom/kitchen location. Personally, I need complete darkness to sleep. I'd never be able to sleep in that bed, looks like there wasn't a way to block out that huge window. Also, the kitchen looks so sad to cook in, it's dark and the tile chosen was dull. If you are going to hide the kitchen away like that, maybe at least use color to make it a bright and happy place that makes you want to enter it.
the ceiling of the apartment is also really horrible. and the bathroom tile looks not taken care of. at. all. none of this is appealing to me. i understand BA is a very expensive city to live in - but they could have brightened and fixed this up a little more.
See, I'm the opposite--I would feel too claustrophobic to sleep if the bed were where the kitchen is, and I don't cook a ton anyway so I'm fine with it being closed in.

this really feels like a great option for people going to B.A to study or work, when doing those in LATAM, you barely have time to cook, and when you do, you don'tdo much, so a big kitchen often becomes a lost space and doesn't allow to use the whole living/dining space. having a long and well illuminated living/dining space is the best option for those who need some fresh air and sunlight when working. also, love the bed placement! summers in argentina are brutal and they have a looooot of electrical issues, sometimes it goes out at night, not even open windows help, so having a full balcony makes everything better i was a little against the placement too until I remembered we're talking about a city in latinoamerica (i too live in latam)
I would add loft bedroom on top of the living room so I can see the balcony. You can place stairs facing the door so when you enter the living room. The stairs will be on the left side of the living room. This will save space. You can have a open floor living room and kitchen.
I’d add peel and stick mirrors to the white walls to the right. Perhaps even peel and stick artwork as well. Then I’d add hanging ceiling tiles to the bedroom area, thus simultaneously creating privacy and visual interest.

this apartment is just for display. the lawn will dry and turn into weeds. the loo will get moldy, the bed is crap if you get an injury

This appartment reminds me of my old university. Not sure if it's in a good or a bad way though. There are many aspects of this that I like, but as others have already mentioned: switching the sleeping and cooking area would help a lot. A pop of color would make this more lively as well.

The idea is fantastic, I would love to see the option of switching all the units though. For the people wanting the kitchen and bedroom switched, one of my kids lives in one tiny unit like this with the bed in the kitchen space. He uses the bed as a storage space and sleeps on a sleeping couch as he doesn't like the dark, not well-ventilated space. Not everybody likes a closed-in bedroom. He would love this.
I’m like your son, I love having an airy, well-lit bedroom. I spend much more time there than in the kitchen.
It's really amazing how much space you can create in such a small area. The sliding doors are a nice touch, especially for air flow so you do not feel like a sardine.

I know ppl don’t like separate kitchens but I love it because you can keep the smells separate. And it’s so brilliant and it doesn’t take up the rest of your space. And you can hide your dishes.

I'm just a bit worried about the bad finishes / dodgy edges - corner of the bath, underside of the mirror, where the countertop meets the wall etc. If this were built better and as others suggested the bed and kitchen were the other way around I might've liked it better, but now I'm going 'yikes if there's so many visible flaws, how many hidden ones are there?'. Can't judge from here, but I get the impression they sacrificed both space AND quality in this one where most vids are about being able to build really good housing with less space ...
I agree. The tile in the kitchen looks awful. Made me wonder what else was poorly built.
The position of the power points at the foot of the bed, inches away from his feet is worrying.
having the experience of remodelling first a 2 bedroom 80yrs appartment and then a 3 bedrooms 110yrs house in Buenos Aires, i have to say that is not easy to find good (and/or affordable) craftmanship. a lot of the labor force are just people triying to make a dayly living, and not making a career in construction. also noted that some architects care more for their sketches than for the finished product of their work.
building materials are incredible expensive here, and pretty basic (I can´t even dream about some of the off the shelf resources that some videos show), so many times you have to resort to cheap stuff and cheap workforce.
that said, the owner could have put a bit of effort on cleaning the tiles befor the video shoot 😂
The bathroom tiles need a bleach scrub. It's sad natural light and a functional window in a bathroom is such a luxury in city apartment dwellings. It makes a huge difference.
This could have been so much better with the bathroom replacing the kitchen and being closed off.
The kitchen feels rather dark and dingy could have just been an open plan...
The sleeping area could have used a Murphy bed unlocking the storage...

I am more inclined towards small houses and apartments and this just fits exactly what I need. As long as I have a comfortable bed and a bright living space I would be happy.
Most of these comments are about the individual apartment. I agree that theer are a lot of flaws. But the building of so many units on what used to be a single family home in the heart of the city is still really impressive, especially since they included nice common/outdoor space.
Agreed. 12 apartments in a relatively low rise building on a relatively small footprint is superb. The low cost materials used throughout is really good to see for affordability.
People are saying they don't like the kitchen much, but to be honest, a good fan and lighting makes it no problem. I like this design a lot. It makes it sleek and it doesn't look messy since the areas are separated.
This seems to be a good direction for apartment housing. Basement, apartments, roof terrace. A lot of good ideas there.

I personally love this apartment and its design. As a current university student, I feel this kind of apartment would be perfect for single living or a couple. It has everything you need but with a minimalist design.

It's a valid question. The edges of both doors show serious swelling, mould and delamination from moisture.

Unlike other commenters, I like the loft bed where it is. I live more life outside the kitchen and waking up with the natural light from the windows seems best, unless you work at night or you're a vampire. I hope better small space designs like these catch on more everywhere!

Unlike others, I prefer the bedroom not tucked away in a claustrophobic space. I want the bed close the window, I want natural light waking me up and I want an eye on everything that happens in the living room. For living alone my favorite solution is a complete open space: with bedroom, living room, kitchen all in the same room. I like coaches tha turn into bed or beds that disappear into the wall.
I like the idea of a Murphy bed to allow more living space.
Once again, you excelled in making the most of a limited space. The balcony adds a significant amount of value because it provides additional space for relaxing when you want to.
Loving the bed position next to the balcony, it really looks like a camp site with the windows open...

I love these videos, this one is cozy, but bright and airy. I thought the kitchen was going to be insanely cramped feeling, but seeing him inside of it, i love the cosiness. I would never be able to keep such a small space tidy but this so beautiful

It is striking how the doors used in the apartment save space, the apartment shows how a small space is enough because they save space, such as the closet under the bed.
I wouldn't hide kitchen behind doors. There's simply no necessity for that since many apartments today have joined kitchen space with living room.
Both kitchen and especially bathroom are in dire need of some good ventilation since the moisture and odors will linger making that ideal place where mold can grow.

It was hard to tell for sure but the finishing in the bathroom and kitchen looked a bit mouldy. What sort of ventilation do these two spaces have I wonder? It’s these two areas that need more ventilation that anywhere else. Other than that I just love seeing what can be done in small spaces and it’s great that these homes exist for people getting into the housing market.

Putting the kitchen on one side of the door, open to the rest of the apartment; the bathroom on the other side of the door with its storage space above; a coat rack by the door; the bed space pulled back against the bathroom with the same storage layout; this variation would take the gloom off the kitchen and make the space feel bigger. Dining/study area would fit where the bed is in the video giving plenty of floorspace for activity. Light, views, privacy, storage all those needs met.

Enjoying the debate on the sleep-cook-bathe configuration.
I would put the bathroom closest to the entry door so it does not open directly into the live/dine space (this worked well for my studio apt in Montreal). Kitchen in the centre, open to the live/dine space, with appropriate venting to control odours. Leave the sleep nook where it is ... love the idea of waking up to sunshine, but a blackout curtain could work for those who wish to sleep in and to hide this area when entertaining.
A 2nd bed nook could also be created by moving the kitchen opposite my relocated bathroom at the back of the live/dine space. A compact 1-wall, I-shaped config keeps the plumbing work sensible and creates good flow between the kitchen and dining space.
The use a mirror to create illusion of bigger space seems indelible for smaller space! Cute cat!
This apartment is literally my dream home.
This is absolutely gorgeous and well planned. I'd take the door right off the kitchen, but otherwise, it's a very liveable space and building that would make sense in any area.
And install long led tubes, like fluorescent lights. They brighten any space and are great for hobbies or reading.
It is really important the message that he provides us, to live in small places but with a generous space due to share with the others, feeling that you are part from a comunnity, also is really cool, how with the "closet they hide the bathroom and the kitchen, it providing a clean surface.
This is perfect - compact, practical, aesthetically pleasing but also homely too. I like that it offers the chance of building community with the shared spaces, but doesn't rely on forcing residents to use them for anything. This place looks like it could actually be affordable, too. Everything about this feels well designed to me - I'd live here in a heartbeat!
Definitely one of my favourites so far. The layout is so wonderfully cogent. Love it.

Great ideas here, especially the built-in bed right next to the balcony for the hot weather. Not a big fan of kitchens & baths with no window, though. I would prefer to swap the bed area and the kitchen area. Next to the balcony, the open kitchen area (low cupboards & bed support removed of course) would flow into the living area both inside and out on the balcony. Bed would be just like a traditional cupboard/cabinet bed, with doors that could be closed in the cold weather.

I love the apartment! I think if it were mine I would purchase a couch/Murphy Bed unit. During the day it's a couch and when ready for bed, you pull down the Murphy bed and it goes over the couch. The nicest ones I've seen are made in Italy. Then I would use the area by the balcony doors for the television/stereo and lots of books.
Good effort. However, look like the ceiling has some leaking. Kitchen and bathroom need better ventilation.

Love the pull-out wardrobe below the bed. The kitchen feels a little claustrophobic though. Overall, this is simple and functional enough. No frills and easy maintenance.

It’s a charming space. I really like that their are common areas beyond the flat. And inside the flat, the large wall is begging for a splash of colour… the owner has many options 🙌🏽

I normally really like the apartments but I find this one kind of ugly. The smaller tiles don't look good in my opinion. I like the idea of the doors but agree with a lot of the other people on switching the bedroom/kitchen location. Personally, I need complete darkness to sleep. I'd never be able to sleep in that bed, looks like there wasn't a way to block out that huge window. Also, the kitchen looks so sad to cook in, it's dark and the tile chosen was dull. If you are going to hide the kitchen away like that, maybe at least use color to make it a bright and happy place that makes you want to enter it.
the ceiling of the apartment is also really horrible. and the bathroom tile looks not taken care of. at. all. none of this is appealing to me. i understand BA is a very expensive city to live in - but they could have brightened and fixed this up a little more.
See, I'm the opposite--I would feel too claustrophobic to sleep if the bed were where the kitchen is, and I don't cook a ton anyway so I'm fine with it being closed in.
The tile was the first thing I noticed, dirty and poorly applied.
So many great ideas here, loved the inset entrance/sidewalk, communal rooftop with dipping pool, and apartment layout. Beautifully thought through. I could easily see myself living there. Thank you for sharing / featuring.

this really feels like a great option for people going to B.A to study or work, when doing those in LATAM, you barely have time to cook, and when you do, you don'tdo much, so a big kitchen often becomes a lost space and doesn't allow to use the whole living/dining space. having a long and well illuminated living/dining space is the best option for those who need some fresh air and sunlight when working. also, love the bed placement! summers in argentina are brutal and they have a looooot of electrical issues, sometimes it goes out at night, not even open windows help, so having a full balcony makes everything better
i was a little against the placement too until I remembered we're talking about a city in latinoamerica (i too live in latam)

I like having the kitchen separated from the sleeping space, so this looks great to me. You can have both, open space and closed space.

I would add loft bedroom on top of the living room so I can see the balcony. You can place stairs facing the door so when you enter the living room. The stairs will be on the left side of the living room.
This will save space. You can have a open floor living room and kitchen.

I’d add peel and stick mirrors to the white walls to the right. Perhaps even peel and stick artwork as well. Then I’d add hanging ceiling tiles to the bedroom area, thus simultaneously creating privacy and visual interest.
