I absolutely think that first-time home buyers could benefit from approaching their transaction with an investors mindset. Even if they aren't interested in ever investing in real estate. Some of the mentality that an investor brings to conducting a transaction for Real Estate definitely going to help first-time home buyers save money and find a great deal! You and I definitely found some evidence of Builders who had overbuilt which presents good opportunities for buyers who are looking to get a deal! We sold our home 20 minutes north of Seattle in December 2021, and we got 108K over asking. We are in Houston now... We've been amazed at how expensive taxes are in Texas. Even though the homes here are much cheaper, the taxes make the payments just as much, if not more. Houston crime is awful too. It really is an issue everywhere there is a big city. I want to be away from a big city in our next move. We decided to rent instead of buy right now.
I didn’t realize Texas taxes were so high. That’s not the “red state” expectation outsiders would have but when I see how cheap the houses are there I figured there must be some sort of catch, which you confirmed. I’m actually moving fromSalt Lake back to Seattle myself.
We moved here in 2009. It wasn't that bad. It's horrific now. It's scary leaving the house after dark. The small businesses in our neighborhood have all but disappeared, and when we talk to them about why they're closing it's the crime. They can't cope with the addicts locking themselves in the bathrooms and/or stealing hundreds of dollars worth of merchandise at a time only to be released the very next day to do it again, over and over and over.
It is so depressing! I have made many arrests where the person that took into custody somehow manages to get out of the jail before I finish the paperwork after dropping them off
My husband and I, we are waiting since 2021 to buy a house here in Washington. My husband sold his house in 2020 and got to sale for 100k more than the house was listed for and got 11 offers with the house listed in less than 2 hours. Things are changing, now we can see more houses staying longer in the market and price cuts but I think that it will get worse. I listen to many economists podcasts and I know that this year we’ll get many more layoffs and it will make a great difference in the housing market in the next 1 or 2 years. We want to buy a duplex or something bigger if there’s an opportunity for. It will be our house but also an investment. Patience is key.
I hope you are right and that those price crashes come! Buying a duplex would be extremely smart that's what I did and where I currently live and have lived for the last 4+ years
This is happening across the entire country at this point. Salt Lake City is rapidly spiraling downwards as well after many years of being a great place to live. It's sad to watch, but nobody seems to have a solution. I have moved out of the city and will never go back.
I’m living in the Salt Lake metro myself for 2.5 years and I’m moving to Seattle this week. When I moved here, you could buy a new house for $500k at 3% and that was pretty affordable. I didn’t pull the trigger because I wasn’t sure where I wanted to live but now those same new houses are $700k at 6%, effectively 2x the mortgage cost in a single year. At that point, it’s obviously a bubble. Main reason I’m leaving is my Fiancé and I can make 1.5X the income in Seattle so a $700k house is affordable there but it isn’t here.
Two subjects were not talked about regarding differences between areas of the US and Seattle regarding residential real estate investing of one to two unit buildings. The first is the lack of buildable land around the Seattle area. Seattle is land locked surrounded by water and mountains. The land that is available in those areas are set aside for single family houses in price ranges for the upper income. So the lack of buildable land along with the continued foundation of high wages paid by a few Hi Tech industries pretty much eliminates the building and purchasing of middle to lower income properties. The second issue is the local leadership of the area. Simply stated, for a few years now the hub of Seattle, down town, is a war zone and not one leader will do anything about it. So the economic hub of Seattle dies driving those citizens out to the outer lying areas thereby driving up real estate prices, not values, but prices and also causing rents to become unreasonable for the average person. Match this by the fact that the cost of rent has far exceeded the basic income with renters hanging on by a sense of hope only, then in the near future those that have purchased properties in the past few years then set about raising those rents beyond the financial capacity of the renters are soon to be met by renters choosing paying rent or feeding their families. I've been watching that take place not only in the greater Seattle area but also in the counties around. And it's only going to get worse as the major previously stable Hi Tech companies continue to lay off their workers most of which have been making over $150,000 plus per year. I'm not seeing a bright future for the Seattle area except for the ultra wealthy who are still building, remodeling and expanding.
You are correct I forgot to mention the fact that Seattle is extremely heavily restricted with areas that we can build. at least the city of Seattle proper is and most of King County. as you go up into Snohomish County or down into Pierce County there's definitely a lot more usable land to build on
And to your second point I could go on a 6 hour long rant about how absolutely terrible the local leadership is in Seattle, King County and Washington State is! The problem is when you talk about things like that if its political and obviously it's politically-driven. the second you bring up politics even if you're not trying to talk about politics even just tangentially talking about politics because they relate to real estate you immediately ostracize 50% of your viewership and piss off a whole bunch of people. Youll get your videos reported get demonetized and often times an entire UA-cam channel can get destroyed. And I can point to many channels that we're doing very well and were very successful and then they made the mistake of making one political video and a whole bunch of people reported them and UA-cam shadowbans them. So I was trying not to hose real estate mindset by getting extremely specific with what is actually going on because of the political leaders in our area.
I grew up in Seattle and Everett. Went back and decided to meet an old friend at a restaurant I frequented growing up. Bar tender accused me of being a druggie and kicked me out of one of my favorite haunts. It's disgusting over there now. I couldn't wait to get back to my new home-Spokane. I’ve been attacked by homeless people 2x in the past 2 years. Right outside of work! Absolutely terrible. The safe neighborhoods are a beast of a commute to get to work in Seattle proper. Seattle has become unlivable due to crime.
I wanna hear what Millennial Mike has to say about price to income ratio around the King, Snohomish, Pierce Metro? Right now we are at 10x price to income ratio in this area. One of the highest in the country. When the rates rose, it literally priced out almost everyone. With the impending layoffs and people leaving Washington for other less expensive states it can't stay this high. When this area was in equilibrium the PE ratio was roughly 6.5.
I agree with you 100% the affordability index which tracks housing relative to people's wages show that Seattle is one of the most unaffordable places there are in the country. That's why I think once interest rates went above 6% that literally was the straw that broke the camel's back it was just too much. I know too many regular people who have to get jumbo loans just for their primary residence. This is why I encouraged people not to invest in Seattle in single-family rentals. Yes you can do a little bit better in terms of cash flow if you're willing to buy two to four unit buildings but even still I don't think they're particularly great investments a lot of the time. Maybe if you go all the way to Olympia or all the way up to Bellingham you can start to find some two to four unit buildings that are a little bit more affordable. Ultimately I think buying above the median is very dangerous and in an area like Seattle we're so far above the median it just doesn't make sense. when the economy destabilizes those are going to be the first places to get hit and probably get hit the hardest. Unfortunately I don't know if we're going to see the price reductions that I would like to see in order to help out the average person I think we're probably more likely the government is going to go mainstream with a 40-year mortgage and potentially continue to expand government assisted housing and government down payment assistance programs. I hope I'm wrong I would love for single-family housing in our area to get crushed and drop 30 or 40%. But I don't know if that's possible. When Travis and I were chatting with one of the sales people for KB home's they made it clear that they were not dropping prices but that they were willing to offer a $10,000 credit towards buying an interest rate down or negotiating better appliances or better specs on these new build homes. They were adamant that dropping prices was not what they wanted to start with because they didn't want to set new values and affect when people had already purchased half the neighborhood. Now obviously at some point there will come a point of no return where they have to start dropping prices. But clearly that's going to be the very last thing that they try to do. And it makes sense because the second they start dropping prices they piss off all their existing customers and they set new appraisal values at a lower dollar amount which turbo screws the value of everybody's house in that new neighborhood probably ruining builders reputation.

And 18 months ago with rates low it was decently affordable for an average or even slightly above average family like mine is to get into a decent place. We sold our home in California late 2020, when my wife was pregnant to move closer to family here in Washington. Even with a decent chunk of equity from our home sale, it was difficult to get into the market and we ended up getting outbid on upwards of 10 SFH's. Now that prices and rates are so high, it almost makes one wanna give up and move somewhere else again. I am holding out hope that by this time next year, either rates or prices will materialize a better market for us, or we will uproot again for warmer weather. We live now not too far away from where you were hiking with Travis. In fact, I had mentioned that development in Bonney Lake and the one in 10 trails to him as places he could tour. @Matthew Simon I would check out azure homes. When Travis and I were hiking through the Bonney Lake area looking at all the new home builds it seems like most of the builders were only building 5 to 10 at one time and didn't have a ton of vacant inventory that was unsold. With the exception of Brookstone and azure. We found an entire street with probably 40 houses that look like every single one was unoccupied and for sale. That builder must be experiencing some pain you could probably get a deal on one of those. But I definitely feel for your situation. it is extremely frustrating with how expensive things are out here and of course interest rates going above 6% compounds that problem even more!
Snohomish County has become absolutely nuts since 2020. I honestly can't believe it. I completely agree with you though. Things have gone off the rails and I can't see this continuing. The market looks like its in limbo now, but I feel it could get ugly.

I watch movies that were filmed 15 years ago in San Francisco and Seattle. People if you can’t see what changed and why something is wrong. Don’t stay too long. Trust me. Area by area will lose value until you have to give your property away or bar the windows.
I have lived in Seattle for the better part of 28 years! I can tell you the crime in Seattle is absolutely out of control. Most of it isn't even reported anymore because the police have ultimately stopped responding. Some streets are open drug markets, encampments that are constantly catching fire under bridges and between condominiums. I've personally been shot at in Seward Park not once but twice. Anyone that says I feel safe walking the streets of downtown Seattle especially at night is completely oblivious to there own safety and I question their judgment.
I'm from Seattle, looking to buy in Edmonds WA, the market is slowing down slowly but still very overpriced and people still buy even with high interest rates. I'm being hopeful that the price will go down

Crime + homelessness + high interest rates + layoffs = Seattle Housing Market Decline Even if the economy improves, rates go down and companies start hiring again, the crime + homelessness will have increased
I agree to a point. Not sure if your local here or not. But crime and homelessness and illicit substances have been exploding for 15 years. In that same time frame housing prices also exploded. We didn't see a decline until interest rates went above 6%. That's why I think interest rates are effecting it more than the other listed items.

I live in the Coeur d’Alene, Idaho area. We’ve had so many people flee, the Seattle area for the area, where I live over the last four years. Bad politics is the main reason I’m hearing why people are leaving the Seattle area. King county has had a strong real estate market for several decades. Even with all the problems there I still don’t see a massive decline in prices.
I dint think it will massively decline here, but I think what we're seeing now is these previously "high cost of living" cities being brought closer to parity with more reasonable areas.
Travis kept saying it was super enchanting. I had to break the bad news to him which was that he did pick one of the only night beautiful days in the winter time with no rain to come visit. So this is definitely false advertising for how pretty it is LOL normally it's pouring rain. But he caught us on a good day😂😂

Thanks for visiting my home town! We have some of the most beautiful forests and oceans in the country. However the high prices,homeless and crimes are rampant! People keep moving from the city to my suburb town making it over crowded,expensive and unpleasant! We need a massive housing market crash here to make anything affordable.
My duplex in Pierce County went from 450k in 2018 to 810 2022 because everybody keeps flying out of Seattle and increasing the price of suburbs. But I don't see that stopping anytime soon. The word is out on Seattle and no one wants to live there
I enjoy hiking at Discovery Park in Magnolia. The homeless issue seems really bad around downtown and the aggressive beggars near the Space Needle. It is a beautiful area but the homeless and crime are just too much for me. Travis I am really enjoying your boots on the ground segment. It's extremely disappointing with how beautiful our area is! Because you're right there's so many nice hikes and walks in the Puget Sound its beautiful. But the homelessness issue is just out of control and city council and King County and the state of Washington refuse to do anything about it

I remember having an apartment outside of Olympia in the early 2000’s. It was known that The Hill in Tacoma was known as the bad spot. No mention of real crime in Seattle 20+ years ago.
Halo Infinite was developed by 343 industries (part of Xbox Game studios at Microsoft) and launched 2 years ago. So it wasn't delayed, it just has a smaller team working on updates and the path forward.
Go check out the news about 343 Studios recently laying off the entire campaign development team and delaying all further campaign content. Halo infinite was designed to be a game that DLC would come out with downloadable content. You would be able to buy access to more campaign levels as time went on. But that plan has been scrapped. On top of that Halo infinite was delayed by an entire year. If you go check out the news on that. However that initial launch delay had nothing to do with layoffs and had more to do with an extremely bad mismanaged game development process. A simple Google search will talk about the recent layoffs that just went into effect in the last few weeks. Or you are welcome to literally just type into UA-cam, Halo infinite campaign team fired there are countless videos on the subject!

They fired a singular team or possibly people from multiple teams, but it isn't like 343 got completely gutted and doesn't exist anymore. A simple google search will talk about the new updates and release date for season 3, releasing March 7th. So delayed until further notice isn't really the case it, might be for different updates to the game (you mentioned possible campaign DLC, but that was nothing more than rumor you are welcome to literally type that into google or go to reddit or any other gaming website), but to say all of 343 got fired and the game was delayed indefinitely is a bit disingenuous.

There are so many unknowns and different fundamentals compared to 2008. IE Historically low labor participation rate, thus tight labor market. So yes this time it will be more white collar workers laid off as way too many of them, and not near enough blue collar workers with actual skills IE Trades. So perhaps we will limp along for years, only lay offs on the periphery, Credit spigot still on and flowing, Interest rates continuing up, thus leading to Stagflation… No crash/correction. That is my biggest fear. Travis, Hope you are getting some rest. Get a good greens powder for micro nutrition when you travel, I use Pure Synergy Organic Superfood.
I absolutely love real estate commentary on youtube these days... not all of it, of course... but there's a handful of about half a dozen to a dozen folks around my own age... older millennial through younger x... who are out there absolutely KILLING IT. Great Video. I have visited for 3 days happy to leave never felt safe in Seattle with Crime, Drugs, Homeless. Price will collapse in 2023 I cannot see any advantage living there it is cold and not knowing if your home or car was going to happen.
I’m so sorry to disagree with both of you. You are both very smart but people can’t afford to work for $18 an hour in Washington state. We have a 3 x income requirement for rent. Other metro areas like San Diego say 1.5 or 2 x the rent. So do the math. A 2b2b apartment is $2500. You need to make $7500 a month to rent it. $18 per hour is $37400 a year or $2866 per month but to qualify to rent you need to make $90k a year. I have calculated that a person has to make at least $28 per hour to not be on public assistance. This is why it’s so hard to hear such smart men be so surprised people won’t accept such low wages. This is exactly why we have a homeless problem here. There aren’t enough low income apartments/ houses for all the people that don’t make $90k. So where do they go? Look up Olympia our state capital. We have a enormous train of dilapidated RVs people are living out of at our state capital. The Gov thinks he’s a nice guy for letting them receive mail there. It’s a real $hi+ show!
I definitely agree that it's a majority of King County. There's a couple of nice pockets on Mercer Island, Clyde Hill, Snoqualmie, Issaquah. But you're absolutely right pretty much all of Seattle, Renton, Federal Way, Burien, Auburn, Des Moines, five, Tacoma, Parkland, Spanaway and on and on are just crime riddled homelessness Hotspots. So disappointing 😞
I remember a magazine article, might have been in Time, where an article praised Seattle and how everyone was moving there. Many were moving there in great numbers. A few decades before, many were leaving. In 1971, a billboard told drivers "the last one to leave, please turn out the lights". Looks like they city is going back to the early 70's and many are getting out of town. Now, it doesn't look like the city that existed during the heyday of Frasier and the Microsoft revolution. It has lost its great urban ambiance and feel.

Crime does migrate outwards. One thing I have learned growing up in Washington--the crime and homeless crisis goes up and even if home prices fluctuate--they still continues to go up. Many people move to outlying counties because of crime and skyrocketing prices. We get homeless people bused from Seattle(and Portland) to our city(5 hr. Drive away) in Washington as they are trying to dump their problem on others. We have a ton of people buying homes in my city and they are from Seattle. Our average home price is $430,000.00 which seems like a bargain to them. They can zoom meetings and fly over to Seattle within an hour-hour and 1/2. They move over here as they are trying to escape the massive traffic problem there, high cost of living, and crime problem. So our city is getting a massive boom in growth. Which is increasing our crime rate, traffic issues, and increasing our cost of living. And we had Amazon set up shop in several location in our city. I am not happy about it. But as we were told growth is inevitable. Problem is we have a housing shortage and skyrocketing rent prices. So if the transplants want to move back to Seattle that is fine with me. I still love my city. Its like being on vacation everyday. We have everything a person could want. Outdoor activities, great places to eat, entertainment(concert and sports arenas, symphony), great coffee, great pubs, wineries, tons of green spaces and parks, you can go fishing or boating within a half hour of the city, ski resorts close by, great hospitals, schools, transit system, a big education hub with major universities. A major theme park(Silverwood)is an hour and 1/2 away. A major airport close by. Refirees really love it here. So for now I will stay. They just need to get serious about the homeless situation and the crime that comes with it. That part of it is a real bummer... 😉

Yesterday the 30 year mortgage rate jumped +.19 due to the strong jobs report. Back to the 6% range. The volatility is insane. Also CoreLogic just updated their January 2023 price prediction map, and it's all red lol. Basically every metro area will have year-over-year price declines by November.
If rates stay elevated and remain elevated. Like i said at the end of the video I think if we see that go on for a year or more it definitely turns into a bloodbath.
Thanks for the great content. One thing I would like to clarify is that I thought the way Mike was using Seattle to describe the area was a bit disingenuous. Would have been better to switch to King county when describing the wider area when he was talking about the entire area encompassing Tacoma for example. Also even inside King county, homelessness and crime are concentrated in Seattle city, maybe Tacoma (and not surrounding cities). Am residing and looking to buy in a city (within King county) 15 minutes from Seattle and crime and homelessness is non-existent.
I agree with you but it's tough BECAUSE the case-shiller index which is where a lot of the declining stats come from count everything from Tacoma to Everett to Snoqualmie as "seattle". Obviously it's not all seattle. So I can talk about the city of Seattle proper. But if we want to talk about the studies and the statistics with those studies the statistics are actually representative of what's happening in King, Pierce and Snohomish County not just the city of Seattle. So it's a little difficult for me to bounce back and forth with the specificity needed. I made this point in some of the videos that I recorded with Travis can't remember if I made it in this exact video but he and I recorded for hours and I broke this down once or twice. But it might not have made it into this video. I promise you that crime and homelessness is not contained into just Seattle. I've been a law enforcement officer here for eight years. Just about every single City in King County is experiencing severe problems with the homelessness issues and crime issues and gang problems. There are some cities that are not. Bellevue, redmond, Snoqualmie Issaquah, Kirkland are great cities to live in. But kent, Des Moines, Renton, Auburn, Burien, Tukwila, SeaTac, Federal Way and of course Seattle have extensive homeless issues and high-crime when compared to the rest of Washington and those are just in King County if we look at Everett Lynnwood Tacoma Fife Spanaway Parkland there are tons of problem areas
You both need to define Crime and how many are moving out and show where and when. These generalizations are misleading and put into perspective don;t mount to a hill of beans. Property is too expensive and there are too many homeless.
Seattle is probably one of the worst cities for crime right now, but I expect the broader rise in urban crime to drive families away from cities everywhere. I am in Toronto Canada and would not feel safe raising children downtown
Number two in the country for property crime. And the number of shootings that we have had in Seattle and in King County has been nothing but go up up up for the last several years. That's why my end goal is to hopefully move to Florida! Seattle's gorgeous from May until October usually but the rest of the year it's raining. I told Travis he got lucky and somehow managed to visit on the only day where we had beautiful sunny weather in the winter time
I was in Seattle right before the pandemic started. There was a lot of homelessness but people need to visit a real high-crime city if people think that crime there is high. At no point did I feel unsafe in Seattle. I guess it depends on where you’re from and the places you’ve lived.
This is a valid point. There is a ton of property crime here but there is less violent crime than there are in cities like Chicago or lots of cities in California. However there still is plenty of violent crime unfortunately in Seattle. But it's definitely not nearly as bad as a city like Gary Indiana are Detroit. It is all a matter of perspective
@@boondoggle4820 I totally get it. I grew up in Los Angeles which is a meca for criminals. Doesn't make Seattle less of a craphole because of it. Just another California in the making. Where criminals rule and citizens are defenseless.
I live right near the downtown and walk miles every day throughout downtown, over to Pike Place, Pioneer Square and on to International District and then home...no one has ever bothered me. I moved to AZ for 8 months in 2021 and it was horrible to work there in a broken dangerous healthcare system. I am glad to be back!

Be careful, Travis.....you know the Green River is near there! I was born in Seattle, and moved away when I was 12 and then eventually moved back to Maple Valley from 2011-15. I worked downtown and it was bad then, but has only got worse. Seattle has changed 180 from the past.
No not at all! Zuber and Travis truthfully agree on more than they disagree. They both talk about doing the work, becoming an expert in your own Market. And Only buying a great deal. Zuber typically gives advice to investors while Travis usually focuses on homebuyers and people who are trying to get their first house. But that advice is sound for either group! I honestly think most of the frustration is just from misunderstandings. Obviously I've spent way more time talking to Zuber than I have Travis. But in the four hours I spent with Travis. I would say 80% of what they're doing and advising is relatively the same. At the end of the day it's important to get multiple perspectives. And then just make your decision yourself. I definitely learned a few things from Travis in the short time we spent together and I have an entire hour-long interview interviewing Travis as we were driving around that I will get uploaded to my channel soon. I think it was very insightful
Your buddy said intrest rate over average.. lol I bought my first house at 6.25 percent. It was 104k on my local wage of 17$ an hour in 04 and I was 22. I could barely afford it. I was the only worker . Now that house is worth 400k. As a local still I'm glad I'm living in my parents garage after 20 years and 2 houses lost to 2 women I was never married to. Fuk these house prices. I just want a house I can live by myself and my 2 kids . Now when I have them every other weekend I sleep on my parents floor in front of there fire place

I live here in lynnwood. The prices in washington are garbage. I dont think this guy is being honest about his friend finding a duplex in Nov for 500k. We've been lookin at the market like hawks and Im pretty confident in saying, in November or now, Ive never seen a duplex for 500k. THats sounds like BS. Maybe his friend got the deal before it went on the market, but the only thing you can find for 500k out here in Washington, is a mobile home or manufactured home for 500k. I absolutely think that first-time home buyers could benefit from approaching their transaction with an investors mindset. Even if they aren't interested in ever investing in real estate. Some of the mentality that an investor brings to conducting a transaction for Real Estate definitely going to help first-time home buyers save money and find a great deal! You and I definitely found some evidence of Builders who had overbuilt which presents good opportunities for buyers who are looking to get a deal! We sold our home 20 minutes north of Seattle in December 2021, and we got 108K over asking. We are in Houston now... We've been amazed at how expensive taxes are in Texas. Even though the homes here are much cheaper, the taxes make the payments just as much, if not more. Houston crime is awful too. It really is an issue everywhere there is a big city. I want to be away from a big city in our next move. We decided to rent instead of buy right now.
I didn’t realize Texas taxes were so high. That’s not the “red state” expectation outsiders would have but when I see how cheap the houses are there I figured there must be some sort of catch, which you confirmed. I’m actually moving fromSalt Lake back to Seattle myself.

We moved here in 2009. It wasn't that bad. It's horrific now. It's scary leaving the house after dark. The small businesses in our neighborhood have all but disappeared, and when we talk to them about why they're closing it's the crime. They can't cope with the addicts locking themselves in the bathrooms and/or stealing hundreds of dollars worth of merchandise at a time only to be released the very next day to do it again, over and over and over.

My husband and I, we are waiting since 2021 to buy a house here in Washington. My husband sold his house in 2020 and got to sale for 100k more than the house was listed for and got 11 offers with the house listed in less than 2 hours. Things are changing, now we can see more houses staying longer in the market and price cuts but I think that it will get worse. I listen to many economists podcasts and I know that this year we’ll get many more layoffs and it will make a great difference in the housing market in the next 1 or 2 years. We want to buy a duplex or something bigger if there’s an opportunity for. It will be our house but also an investment. Patience is key.

This is happening across the entire country at this point. Salt Lake City is rapidly spiraling downwards as well after many years of being a great place to live. It's sad to watch, but nobody seems to have a solution. I have moved out of the city and will never go back.
I’m living in the Salt Lake metro myself for 2.5 years and I’m moving to Seattle this week. When I moved here, you could buy a new house for $500k at 3% and that was pretty affordable. I didn’t pull the trigger because I wasn’t sure where I wanted to live but now those same new houses are $700k at 6%, effectively 2x the mortgage cost in a single year. At that point, it’s obviously a bubble. Main reason I’m leaving is my Fiancé and I can make 1.5X the income in Seattle so a $700k house is affordable there but it isn’t here.
Two subjects were not talked about regarding differences between areas of the US and Seattle regarding residential real estate investing of one to two unit buildings. The first is the lack of buildable land around the Seattle area. Seattle is land locked surrounded by water and mountains. The land that is available in those areas are set aside for single family houses in price ranges for the upper income. So the lack of buildable land along with the continued foundation of high wages paid by a few Hi Tech industries pretty much eliminates the building and purchasing of middle to lower income properties. The second issue is the local leadership of the area. Simply stated, for a few years now the hub of Seattle, down town, is a war zone and not one leader will do anything about it. So the economic hub of Seattle dies driving those citizens out to the outer lying areas thereby driving up real estate prices, not values, but prices and also causing rents to become unreasonable for the average person. Match this by the fact that the cost of rent has far exceeded the basic income with renters hanging on by a sense of hope only, then in the near future those that have purchased properties in the past few years then set about raising those rents beyond the financial capacity of the renters are soon to be met by renters choosing paying rent or feeding their families. I've been watching that take place not only in the greater Seattle area but also in the counties around. And it's only going to get worse as the major previously stable Hi Tech companies continue to lay off their workers most of which have been making over $150,000 plus per year. I'm not seeing a bright future for the Seattle area except for the ultra wealthy who are still building, remodeling and expanding.
You are correct I forgot to mention the fact that Seattle is extremely heavily restricted with areas that we can build. at least the city of Seattle proper is and most of King County. as you go up into Snohomish County or down into Pierce County there's definitely a lot more usable land to build on
And to your second point I could go on a 6 hour long rant about how absolutely terrible the local leadership is in Seattle, King County and Washington State is! The problem is when you talk about things like that if its political and obviously it's politically-driven. the second you bring up politics even if you're not trying to talk about politics even just tangentially talking about politics because they relate to real estate you immediately ostracize 50% of your viewership and piss off a whole bunch of people. Youll get your videos reported get demonetized and often times an entire UA-cam channel can get destroyed. And I can point to many channels that we're doing very well and were very successful and then they made the mistake of making one political video and a whole bunch of people reported them and UA-cam shadowbans them. So I was trying not to hose real estate mindset by getting extremely specific with what is actually going on because of the political leaders in our area.
I grew up in Seattle and Everett. Went back and decided to meet an old friend at a restaurant I frequented growing up. Bar tender accused me of being a druggie and kicked me out of one of my favorite haunts. It's disgusting over there now. I couldn't wait to get back to my new home-Spokane. I’ve been attacked by homeless people 2x in the past 2 years. Right outside of work! Absolutely terrible. The safe neighborhoods are a beast of a commute to get to work in Seattle proper. Seattle has become unlivable due to crime.

I wanna hear what Millennial Mike has to say about price to income ratio around the King, Snohomish, Pierce Metro? Right now we are at 10x price to income ratio in this area. One of the highest in the country. When the rates rose, it literally priced out almost everyone. With the impending layoffs and people leaving Washington for other less expensive states it can't stay this high. When this area was in equilibrium the PE ratio was roughly 6.5.
I agree with you 100% the affordability index which tracks housing relative to people's wages show that Seattle is one of the most unaffordable places there are in the country. That's why I think once interest rates went above 6% that literally was the straw that broke the camel's back it was just too much. I know too many regular people who have to get jumbo loans just for their primary residence. This is why I encouraged people not to invest in Seattle in single-family rentals. Yes you can do a little bit better in terms of cash flow if you're willing to buy two to four unit buildings but even still I don't think they're particularly great investments a lot of the time. Maybe if you go all the way to Olympia or all the way up to Bellingham you can start to find some two to four unit buildings that are a little bit more affordable. Ultimately I think buying above the median is very dangerous and in an area like Seattle we're so far above the median it just doesn't make sense. when the economy destabilizes those are going to be the first places to get hit and probably get hit the hardest. Unfortunately I don't know if we're going to see the price reductions that I would like to see in order to help out the average person I think we're probably more likely the government is going to go mainstream with a 40-year mortgage and potentially continue to expand government assisted housing and government down payment assistance programs. I hope I'm wrong I would love for single-family housing in our area to get crushed and drop 30 or 40%. But I don't know if that's possible. When Travis and I were chatting with one of the sales people for KB home's they made it clear that they were not dropping prices but that they were willing to offer a $10,000 credit towards buying an interest rate down or negotiating better appliances or better specs on these new build homes. They were adamant that dropping prices was not what they wanted to start with because they didn't want to set new values and affect when people had already purchased half the neighborhood. Now obviously at some point there will come a point of no return where they have to start dropping prices. But clearly that's going to be the very last thing that they try to do. And it makes sense because the second they start dropping prices they piss off all their existing customers and they set new appraisal values at a lower dollar amount which turbo screws the value of everybody's house in that new neighborhood probably ruining builders reputation.

And 18 months ago with rates low it was decently affordable for an average or even slightly above average family like mine is to get into a decent place. We sold our home in California late 2020, when my wife was pregnant to move closer to family here in Washington. Even with a decent chunk of equity from our home sale, it was difficult to get into the market and we ended up getting outbid on upwards of 10 SFH's. Now that prices and rates are so high, it almost makes one wanna give up and move somewhere else again. I am holding out hope that by this time next year, either rates or prices will materialize a better market for us, or we will uproot again for warmer weather. We live now not too far away from where you were hiking with Travis. In fact, I had mentioned that development in Bonney Lake and the one in 10 trails to him as places he could tour. Anyways, here's to patiently waiting. Thanks for your response.
@Matthew Simon I would check out azure homes. When Travis and I were hiking through the Bonney Lake area looking at all the new home builds it seems like most of the builders were only building 5 to 10 at one time and didn't have a ton of vacant inventory that was unsold. With the exception of Brookstone and azure. We found an entire street with probably 40 houses that look like every single one was unoccupied and for sale. That builder must be experiencing some pain you could probably get a deal on one of those. But I definitely feel for your situation. it is extremely frustrating with how expensive things are out here and of course interest rates going above 6% compounds that problem even more!

I have lived in Seattle for the better part of 28 years! I can tell you the crime in Seattle is absolutely out of control. Most of it isn't even reported anymore because the police have ultimately stopped responding. Some streets are open drug markets, encampments that are constantly catching fire under bridges and between condominiums. I've personally been shot at in Seward Park not once but twice. Anyone that says I feel safe walking the streets of downtown Seattle especially at night is completely oblivious to there own safety and I question their judgment.

I agree to a point. Not sure if your local here or not. But crime and homelessness and illicit substances have been exploding for 15 years. In that same time frame housing prices also exploded. We didn't see a decline until interest rates went above 6%. That's why I think interest rates are effecting it more than the other listed items.

I live in the Coeur d’Alene, Idaho area. We’ve had so many people flee, the Seattle area for the area, where I live over the last four years. Bad politics is the main reason I’m hearing why people are leaving the Seattle area. King county has had a strong real estate market for several decades. Even with all the problems there I still don’t see a massive decline in prices.
I dint think it will massively decline here, but I think what we're seeing now is these previously "high cost of living" cities being brought closer to parity with more reasonable areas.

Thanks for visiting my home town! We have some of the most beautiful forests and oceans in the country. However the high prices,homeless and crimes are rampant! People keep moving from the city to my suburb town making it over crowded,expensive and unpleasant! We need a massive housing market crash here to make anything affordable.
My duplex in Pierce County went from 450k in 2018 to 810 2022 because everybody keeps flying out of Seattle and increasing the price of suburbs. But I don't see that stopping anytime soon. The word is out on Seattle and no one wants to live there

I enjoy hiking at Discovery Park in Magnolia. The homeless issue seems really bad around downtown and the aggressive beggars near the Space Needle. It is a beautiful area but the homeless and crime are just too much for me. Travis I am really enjoying your boots on the ground segment. It's extremely disappointing with how beautiful our area is! Because you're right there's so many nice hikes and walks in the Puget Sound its beautiful. But the homelessness issue is just out of control and city council and King County and the state of Washington refuse to do anything about it

I remember having an apartment outside of Olympia in the early 2000’s. It was known that The Hill in Tacoma was known as the bad spot. No mention of real crime in Seattle 20+ years ago.

Halo Infinite was developed by 343 industries (part of Xbox Game studios at Microsoft) and launched 2 years ago. So it wasn't delayed, it just has a smaller team working on updates and the path forward.
Go check out the news about 343 Studios recently laying off the entire campaign development team and delaying all further campaign content. Halo infinite was designed to be a game that DLC would come out with downloadable content. You would be able to buy access to more campaign levels as time went on. But that plan has been scrapped. On top of that Halo infinite was delayed by an entire year. If you go check out the news on that. However that initial launch delay had nothing to do with layoffs and had more to do with an extremely bad mismanaged game development process.
A simple Google search will talk about the recent layoffs that just went into effect in the last few weeks. Or you are welcome to literally just type into UA-cam, Halo infinite campaign team fired there are countless videos on the subject!

A simple google search will talk about the new updates and release date for season 3, releasing March 7th. So delayed until further notice isn't really the case it, might be for different updates to the game (you mentioned possible campaign DLC, but that was nothing more than rumor you are welcome to literally type that into google or go to reddit or any other gaming website), but to say all of 343 got fired and the game was delayed indefinitely is a bit disingenuous.

There are so many unknowns and different fundamentals compared to 2008. IE Historically low labor participation rate, thus tight labor market. So yes this time it will be more white collar workers laid off as way too many of them, and not near enough blue collar workers with actual skills IE Trades. So perhaps we will limp along for years, only lay offs on the periphery, Credit spigot still on and flowing, Interest rates continuing up, thus leading to Stagflation… No crash/correction. That is my biggest fear. Travis, Hope you are getting some rest. Get a good greens powder for micro nutrition when you travel, I use Pure Synergy Organic Superfood.
I absolutely love real estate commentary on youtube these days... not all of it, of course... but there's a handful of about half a dozen to a dozen folks around my own age... older millennial through younger x... who are out there absolutely KILLING IT. Great Video. I have visited for 3 days happy to leave never felt safe in Seattle with Crime, Drugs, Homeless. Price will collapse in 2023 I cannot see any advantage living there it is cold and not knowing if your home or car was going to happen.
I’m so sorry to disagree with both of you. You are both very smart but people can’t afford to work for $18 an hour in Washington state. We have a 3 x income requirement for rent. Other metro areas like San Diego say 1.5 or 2 x the rent. So do the math. A 2b2b apartment is $2500. You need to make $7500 a month to rent it. $18 per hour is $37400 a year or $2866 per month but to qualify to rent you need to make $90k a year. I have calculated that a person has to make at least $28 per hour to not be on public assistance. This is why it’s so hard to hear such smart men be so surprised people won’t accept such low wages. This is exactly why we have a homeless problem here. There aren’t enough low income apartments/ houses for all the people that don’t make $90k. So where do they go? Look up Olympia our state capital. We have a enormous train of dilapidated RVs people are living out of at our state capital. The Gov thinks he’s a nice guy for letting them receive mail there. It’s a real $hi+ show!

I definitely agree that it's a majority of King County. There's a couple of nice pockets on Mercer Island, Clyde Hill, Snoqualmie, Issaquah. But you're absolutely right pretty much all of Seattle, Renton, Federal Way, Burien, Auburn, Des Moines, five, Tacoma, Parkland, Spanaway and on and on are just crime riddled homelessness Hotspots. So disappointing 😞
I remember a magazine article, might have been in Time, where an article praised Seattle and how everyone was moving there. Many were moving there in great numbers. A few decades before, many were leaving. In 1971, a billboard told drivers "the last one to leave, please turn out the lights". Looks like they city is going back to the early 70's and many are getting out of town. Now, it doesn't look like the city that existed during the heyday of Frasier and the Microsoft revolution. Crime does migrate outwards. One thing I have learned growing up in Washington--the crime and homeless crisis goes up and even if home prices fluctuate--they still continues to go up. Many people move to outlying counties because of crime and skyrocketing prices. We get homeless people bused from Seattle(and Portland) to our city(5 hr. Drive away) in Washington as they are trying to dump their problem on others. We have a ton of people buying homes in my city and they are from Seattle. Our average home price is $430,000.00 which seems like a bargain to them. They can zoom meetings and fly over to Seattle within an hour-hour and 1/2. They move over here as they are trying to escape the massive traffic problem there, high cost of living, and crime problem. So our city is getting a massive boom in growth. Which is increasing our crime rate, traffic issues, and increasing our cost of living. And we had Amazon set up shop in several location in our city. I am not happy about it. But as we were told growth is inevitable. Problem is we have a housing shortage and skyrocketing rent prices.
So if the transplants want to move back to Seattle that is fine with me. I still love my city. Its like being on vacation everyday. We have everything a person could want. Outdoor activities, great places to eat, entertainment(concert and sports arenas, symphony), great coffee, great pubs, wineries, tons of green spaces and parks, you can go fishing or boating within a half hour of the city, ski resorts close by, great hospitals, schools, transit system, a big education hub with major universities. A major theme park(Silverwood)is an hour and 1/2 away. A major airport close by. Refirees really love it here. So for now I will stay. They just need to get serious about the homeless situation and the crime that comes with it. That part of it is a real bummer... 😉

Yesterday the 30 year mortgage rate jumped +.19 due to the strong jobs report. Back to the 6% range. The volatility is insane.
Also CoreLogic just updated their January 2023 price prediction map, and it's all red lol. Basically every metro area will have year-over-year price declines by November.
If rates stay elevated and remain elevated. Like i said at the end of the video I think if we see that go on for a year or more it definitely turns into a bloodbath.

Thanks for the great content. One thing I would like to clarify is that I thought the way Mike was using Seattle to describe the area was a bit disingenuous. Would have been better to switch to King county when describing the wider area when he was talking about the entire area encompassing Tacoma for example. Also even inside King county, homelessness and crime are concentrated in Seattle city, maybe Tacoma (and not surrounding cities). Am residing and looking to buy in a city (within King county) 15 minutes from Seattle and crime and homelessness is non-existent.
I agree with you but it's tough BECAUSE the case-shiller index which is where a lot of the declining stats come from count everything from Tacoma to Everett to Snoqualmie as "seattle".
Obviously it's not all seattle. So I can talk about the city of Seattle proper. But if we want to talk about the studies and the statistics with those studies the statistics are actually representative of what's happening in King, Pierce and Snohomish County not just the city of Seattle. So it's a little difficult for me to bounce back and forth with the specificity needed. I made this point in some of the videos that I recorded with Travis can't remember if I made it in this exact video but he and I recorded for hours and I broke this down once or twice. But it might not have made it into this video. I promise you that crime and homelessness is not contained into just Seattle. I've been a law enforcement officer here for eight years. Just about every single City in King County is experiencing severe problems with the homelessness issues and crime issues and gang problems. There are some cities that are not. Bellevue, redmond, Snoqualmie Issaquah, Kirkland are great cities to live in. But kent, Des Moines, Renton, Auburn, Burien, Tukwila, SeaTac, Federal Way and of course Seattle have extensive homeless issues and high-crime when compared to the rest of Washington and those are just in King County if we look at Everett Lynnwood Tacoma Fife Spanaway Parkland there are tons of problem areas

You both need to define Crime and how many are moving out and show where and when. These generalizations are misleading and put into perspective don;t mount to a hill of beans. Property is too expensive and there are too many homeless.
Seattle is probably one of the worst cities for crime right now, but I expect the broader rise in urban crime to drive families away from cities everywhere. I am in Toronto Canada and would not feel safe raising children downtown
Number two in the country for property crime. And the number of shootings that we have had in Seattle and in King County has been nothing but go up up up for the last several years. That's why my end goal is to hopefully move to Florida! Seattle's gorgeous from May until October usually but the rest of the year it's raining. I told Travis he got lucky and somehow managed to visit on the only day where we had beautiful sunny weather in the winter time
I was in Seattle right before the pandemic started. There was a lot of homelessness but people need to visit a real high-crime city if people think that crime there is high. At no point did I feel unsafe in Seattle. I guess it depends on where you’re from and the places you’ve lived.
This is a valid point. There is a ton of property crime here but there is less violent crime than there are in cities like Chicago or lots of cities in California. However there still is plenty of violent crime unfortunately in Seattle. But it's definitely not nearly as bad as a city like Gary Indiana are Detroit. It is all a matter of perspective

I live right near the downtown and walk miles every day throughout downtown, over to Pike Place, Pioneer Square and on to International District and then home...no one has ever bothered me. I moved to AZ for 8 months in 2021 and it was horrible to work there in a broken dangerous healthcare system. I am glad to be back!

Be careful, Travis.....you know the Green River is near there! I was born in Seattle, and moved away when I was 12 and then eventually moved back to Maple Valley from 2011-15. I worked downtown and it was bad then, but has only got worse. Seattle has changed 180 from the past.

No not at all! Zuber and Travis truthfully agree on more than they disagree. They both talk about doing the work, becoming an expert in your own Market. And Only buying a great deal. Zuber typically gives advice to investors while Travis usually focuses on homebuyers and people who are trying to get their first house. But that advice is sound for either group! I honestly think most of the frustration is just from misunderstandings. Obviously I've spent way more time talking to Zuber than I have Travis. But in the four hours I spent with Travis. I would say 80% of what they're doing and advising is relatively the same.
At the end of the day it's important to get multiple perspectives. And then just make your decision yourself. I definitely learned a few things from Travis in the short time we spent together and I have an entire hour-long interview interviewing Travis as we were driving around that I will get uploaded to my channel soon. I think it was very insightful

Your buddy said intrest rate over average.. lol I bought my first house at 6.25 percent. It was 104k on my local wage of 17$ an hour in 04 and I was 22. I could barely afford it. I was the only worker . Now that house is worth 400k. As a local still I'm glad I'm living in my parents garage after 20 years and 2 houses lost to 2 women I was never married to. Fuk these house prices. I just want a house I can live by myself and my 2 kids . Now when I have them every other weekend I sleep on my parents floor in front of there fire place
