At least this prediction of mine came true. Increased supply and reduced demand. The pool of qualified buyers is still shrinking and affordability will determine price moves.

Rick, there’s little to no demand this year. Economy is not healthy, plus it’s an election year.
I always discount that it is an election year based on history. But we are at record lows in transactions.

Take out a home equity loan while you can, spend all that money on vacations, entertainment, and whatever you do don't pay off your credit cards or student loans. Buy more homes and rent them for $3k a month. Nothing to see here.
Not sure what you are looking at but the current data does not show any substantial volume of home equity loans being taken out.
