  • Laneway homes in Toronto are still not a common site, and most people have never stepped foot in one. I’m a full time real estate agent who sees hundreds of homes a year, and I have never even been in one…until now! Throw out any misconceptions you have about laneway homes being dark, and small. With great design, you could have a home that overcomes these issues.

    I love this home ! Very beautiful. While laneway homes are a good idea to get additional housing in the city,I can't help but think that finding parking in these neighborhoods will eventually be a nightmare. More laneway homes may mean no garages, more people and no places to park.

      Some laneway homes maintain a parking spot still but in general, I agree with you. I feel like the city is moving towards less car ownership.

      Can you two muppets explain how this is great for the city and renters. This is great my in-laws who live in bloor west village who bought their home for $177,000 in 1995. They are permitted to build a 1500 sq ft lame way home. They know a lot of people in the trades, so all cash no taxes. They were quoted for $300,000 to build it will be able to get $3,000 a month rent. Amazing return on investment.

      5:08 So that ~1100 sqft home cost roughly $385K to $440K?

      It really depends on the custom home you want to build. Quality of the finishings, complexity of the build, type of mechanical system, etc. But you can ballpark $350-400 PSF as Aviv mentioned. They are the best people to ask as they build all the time.

      Thanks! There is an entrance from the laneway side and another entrance leading to the shared backyard. This seems fairly common with the laneway homes I have seen.

    Quick question is this one single-family unit or a duplex? I see another kitchen upstairs with 2 bed. Also, any requirement for parking or is this not required since you are in a densely populated area and assuming transit is close by?

      This is a single family unit. Originally designed for the owner and her adult kids.
      To create privacy and everyone happy 😉☺️

    I'm from Vancouver and these laneway homes are extremely popular here, but by no means are they affordable homes. They're just perks or add-ons for homeowners who will charge a premium for rent after it's built. Basically, it's like renting expensive condos without living in highrises, but in the neighbourhood. You can't rent one for yourself unless you do really well for yourself, or it's owned by a family member and you can take advantage of that. You'll pretty much need a roommate or partner who's as well off as you to afford living in these desired homes. And you wonder why it's so expensive to live in Toronto or Vancouver with these so called housing 'options'.

      The few that I have seen here in Toronto are beautifully designed and constructed homes. I can see why they rent at a premium. I agree, these are not what I would describe as affordable housing. It does help increase housing supply where there otherwise wouldn’t be a home, so I’m supportive of more laneway homes.

      Good point Steven. Vancouver does as well. Mine was hell to get built but they're awesome! I'm surprised there's not more in Edmonton though there's quite a few. . Can't believe Toronto hasn't allowed more what with the housing issues?

      @@Raymond.W Mine is concrete Lower level with shipping containers above. It's listed on Airbnb under Covid safe private guest suite in Old strathcona. The lower level is under Covid safe private guesthouse studio gym in old Strathcona. It's pretty cool and is a bit like the one featured in this video in Toronto

    What is the difference among 1.Laneway Suite 2.Garden Suite 3. Tiny home??

      Laneway suite vs garden suite, the difference is how the suite can be accessed (via laneway or not). Garden suites are for properties that do not front onto a laneway, it’s just a structure built in a backyard. Tiny homes are just that, tiny homes.

    Beautiful home, my only regret for it is the gorgeous bedroom windows overlooking the neighbours so close by and you go out into the backyard and are right next to the neighbours front door and window, it would be a shame to have to cover those bedroom windows permanently with blinds or curtains but I expect you would have to for privacy!

      Some recent laneway homes I saw have space in the front for a car to parallel park. Pretty smart idea

      It doesn’t directly increase the supply of homes for sale, but it still helps add to the housing stock in the city. A renter out there will be happy I’m sure.

    My community got approval for laneway homes. I want to build a two storey but can only afford 40k to 50K. Just a narrow rectangular box and no rooms except for the washrooms and central heating/washer/dryer etc I am going for the mountain views. Don't really care about the details of the interior. I like simple and industrial look.
