Let’s do some math to understand the power of leverage in real estate: Scenario 1: $10,000 in the S&P assuming a 10% return (last 30 years) holding it for 30 years without investing another dime you would have $175k compounded. Scenario 2: I use the $10k and do a 3.5% down to buy a $285,000 property. Assuming you can transition your current rent expenses to a mortgage payment. You wouldn’t really invest any additional capital other than maybe maintenance. At a 5% return (historically over the last 30 years) your property would grow to 1.23 million dollars. The power of real estate is in the leverage of capital. Remember the above scenarios are just hypothetical and purely an example of compounding in S&P and Real Estate. Also, not realistic for people to live in the same property for 30 years, but I have renters that provide rental income that far exceed my mortgage payments. The power of real estate is that ability to leverage and hedge against inflation. Remember the numbers can be proportionally adjusted above to say $50k or $100k.
