It can be painted the color of the trim and look like an extension of the window, and you won't have to worry about table legs butting into the heater. And it will serve the same purpose to keep the sofa off of the heater. It's so fun watching the Airbnb take shape!
She has said multiple times it’s still too dark even with the slats open. If someone wants more light they have to open them then furniture placement becomes an issue.
To be honest no one renting an Airb&b is going to bother with opening the shutters. They are going to be out doing thing during the day anyway. If they think it's to dark they will turn on the lights🤷♀️
I came to say the same thing. I would think they’d open adjust them for light but not open them. The other option because it’s causing so much stress with furniture is to just take them off and put up curtains. It’s an airbnb people do not take care of things like their own. Keep them for resale or if ever want. But if remove less stress

I would also suggest that before you reposition the washer dryer, you look at what the impact might be on accessibility in the bathroom. We followers are well-intentioned (and I include myself in that😊), but I think it would be a good idea to consult with a company that installs accessibility features in washrooms, and get some guidance from them based on their expertise. It may save you both money and headaches in the long run.
Yes, if the place will be advertised as handicap accessible, there are codes that will need to be met. Door width, door handles, turn radius in the bathroom, grab bars, etc. will all be required to meet code.
Tub vs. Shower. There are a lot more solutions for a family with small children that want to bathe them than there are for people that prefer walk in showers. I feel very unsafe stepping over into a bathtub to take a shower. I have a wonky ankle that makes that process a bit sketchy especially if the tub tends to be slippery. For lots of people for lots of reasons a walk in shower is much safer. That’s my two cents worth. 😊
I'd leave the couch there where it is and put a very low end table or something to keep it spaced from the wall. I'd also move the couch a foot or two closer to the entertainment center. Then put a catch all cabinet behind the sofa. It's nice to have a place to be an access point close to the front doorto drop your keys, purse, hat, etc. Just a thought

I vote "option 3" also! Look fir the style if skinny table that has the electric receptacle and/or USB charger built in. Also: for $$$-saving I suggest you remove the stackables from the bathroom all together OR build a faux wall with louvered doors right there in the bathroom to shield it from view. Hi Jocelyn. Your lamp at the AirBNB , the lights are supposed to point toward the floor rather than the ceiling. Those lamps were popular in the 90’s. They went great behind the corner piece of sectionals. They were usually paired with some great glass tables with the enormous table lamps. Ahhh, those were the days!
To me the answer to your problem would be switch the couch, where your newly table that your dad put together put it on the wall where the black shaded lamp is and the TV or whatever can go on that wall that way you don’t have to deal with the heater
Those shutters aren’t meant to be opened. Just use the leavers. They’ll give your renters privacy. It’s creepy to have people on the street looking in at you. A while back I had a house with those, one of the slats broke, it was very expensive to have it fixed. It’s not your house to live in so leave it as is. A sofa table for the window is best.
That pink glass is vintage Target. I've got clear ones in my cupboard. I've got the box downstairs with more glasses still in it. I haven't broken many. The box says Target and the pattern is Melody.
My Mom is disabled and she had her tub taken out and replaced with a shower. She had a bench seat put in so she can sit while she takes her shower. Love your Dads shirt!
Aesthetically, I'd go with option 3, the narrow table behind the couch. Those hairpin legs look like they could tear up the back of the couch, especially if kids are bouncing around on it. The table provides the buffer you need between the couch and wall and whatever you decide to do about those shutters, allows air circulation, plus provides a space to recharge a phone, put a small lamp on, or whatever else. Just my opinion. I don't know much about interior design or what works for a B&B as opposed to a longer-term residential scenario. ❤😊 I'm sure you'll do great whatever you decide!
We ordered 2 of those narrow sofa tables off of Amazon for our home. We really liked the concept. As a heads up, the ones we ordered were taller than our sofa back and just didn’t look good. You may run into this issue since your sofa looks lower profile. The window also looks to be set lower. They are also pretty flimsy so if you get more than one, you may want to zip tie them together so they don’t separate or move as much!
That vase would make a great lamp. ⭐️ Kids will swing on those shutters. Also need a tub for kids. Kids would get hurt on the hair pin legs. They would be broken off the wall.

It's always one throughout and the different properties are named like Retro house, C& W house ( it was country and western), the butterfly house ( oddly enough I didn't see any butterflies lol) I'd think about child proofing. Not everyone has children who mind. Especially when parents stay on their phone and don't pay attention to them. Also, there is always one room with twin beds in every one I've stayed in. Except for one and it had a daybed with a trundle. I'm sure there's a reason for that since they all have done it. Perhaps for the kids who don't want to sleep with siblings. Or for groups like a ladies retreat that also don't want to share a bed. Just some things I've noticed. Also, I've been in one where the stack washer and dryer was in the kitchen even. It's a rental, not where anyone lives so people understand things like that.

I have to agree... the more accessible you make your AirBnB to people who are differently abled the more you will keep it rented out. It's a great idea to install the safety bars and to have a standing shower with bench seat. Nobody will care about having a bathtub in a rental like that.

Jocelyn 😊why dont you get a contracter to spray paint the tiles with white tile paint for now to even up the colour & this will freshen everything up if the bath is metal get that re sprayed aswell & update the fixtures & put your personal touch on things lovely towels , & abit of decor , then down the road when your finances look better then do the restoration but please install a bath back in 😊 nothing like a good old soak when your chilliing out after traveling & for children also 😊 Lisa .NewZealand
To make the shower accessible just make sure they can roll in a shower chair and safety rails and you would be good to go! The ramp is great but if they can’t easily access a bathroom then it really isn’t necessary to keep the ramp. Also don’t forget the safety rails by the toilet… I’m sure your dad could install the rails and to buy the rails is only a few hundred dollars. It’s looking great! Excited to see the end result!!
Today I watch a show on The Niche Lady channel where she went to an estate sale and the home belong to an artist. The whole house was done Mid Century Modern. There were lamps in this house that when I saw them I thought of you. You should view that video I think you would enjoy all the things in the home. I enjoyed your video today.

Also a thought - your clients will be there in the evening more than in the daylight most likely! Draperies for privact from the street for that size window will be expensive! You can always try it the way it is and then re-select if ou have negagctive feedback! Love the idea of redirecting the washer /dryer! Also, they had a ramp in the garage so they must have had mobility issues, and the laundry would be better in the bathroom. If the garage is not heated it might not be a good idea to run plumbing out there.

If that mosaic pendant swivels it might be a widows piece. The Italian widows wore a photo in a frame on their neck so would make sense it was 2 sided so they could turn it if they wanted to.
I personally do not like my back or back of my head to a window, I prefer to see out of it. but if you're putting it there, definitely need a table or those legs behind the couch. trust it will be pushed against the heater.
Heat rises…that baseboard heater is meant to ‘wash’ the windows with warm air, that’s why heaters are below windows in rooms. With a couch in front and a table above the heater, where do you think the heat will go? You know people are going to jack that heat up cause they think they’re not paying for it. Talk to someone on the fire dept about putting furniture near baseboard heaters. You won’t do it after talking to them. My husband is a 👨🚒.
Anyone handicapped also needs another way out in the event of a fire. If it's in the garage, that ramp won't do them any good. There should be 2 emergency exit points.

I have plantation shutters. I never open the panels, just the slats. I love them. Don't take them out. They look very nice and are expensive.

All states cannot have garage washers sine the weather is too cold to have it out there…pipes freeze.

With a couch in front and a table above the heater, where do you think the heat will go? You know people are going to jack that heat up cause they think they’re not paying for it. Talk to someone on the fire dept about putting furniture near baseboard heaters. You won’t do it after talking to them. My husband is a 👨🚒.
Anyone handicapped also needs another way out in the event of a fire. If it's in the garage, that ramp won't do them any good. There should be 2 emergency exit points.
Just get rid of the shutters on the front window. If you want retro there are vertical blinds you can get or just curtains!

Tell Andrew the pendant is high-grade gold-filled for sure. I've seen those pendants before and gold ones are rare. Goldstone is almost never set in karat gold.
I like the narrow table idea.
Actually vtg European pieces are usually higher gold content. They don't have below 18k. This isn't always good it makes them softer. 14k is good.

Walking showers with a built in bench are great.
The bathroom ceiling light might just need to be washed and the bulbs switched to daylight bulbs. Daylight bulbs made a big difference in my bathroom.
