    I would like to know about how much a huge job like this approximately will cost a owner? Also what if you live in a very old home that has a granite wall how do you keep the moisture from the dirt that surrounds it from seeping back in.

      Good evening Lucy, I apologize for the delayed response. A big residential job like this (a complete basement remediation) is typically somewhere in the $4000 to $7000 range. Now that is a broad brush stroke, there are a lot of things to consider when figuring out cost of the remediation. But typically for a complete basement remediation it will probably be in this range. And I'm sorry I don't really understand the question about the granite wall. There are ways to prevent high RH% in the basement area or ways of directing water once it is inside the basement. So usually dehumidifiers or french drain and sump pump systems. If water is seeping into the basement, the grading outside the home could need to be adjusted so that rain water sheds away from the house instead of sloping towards the house and sitting next to the foundation walls. or could be as simple as installing gutter extensions on the gutter down spouts to direct rain water farther away from the home.     Please explain why brush off efflorescence and pain a sealant on concrete block. Efflorescence is a mold resistant salt and sealing from the inside will lock the moisture inside the concrete blocks, when it’s supposed to be able to dry out from the inside.

      Good evening, effervescence is silica dust which causes cancer just like asbestos. That's why OSHA standard for general industry construction says that if someone who is working with concrete or masonry (cutting, grinding, etc.) must either have PPE personal protection equipment or have engineering controls in place to eliminate silica dust from becoming airborne or inhaled. So hepa filters or water induction systems. So the reason we are removing the effervescence is because it is IDLH (immediate danger to life and health according to OSHA. Mold growth also occurs on concrete blocks walls but the mold is not growing on the silica dust or the concrete itself its growing on the paint on the wall or the dust or dirt on the walls. So when we are grinding or wire brushing we are doing 2 things, removing the mold spores that are growing on whatever is on the wall (typically some kind of paint or dry lock) and removing the effervescence. In this instance the french drain system does not get coated with the antimicrobial sealer so that moisture and physical water can still come through the bottom of the wall and follow the french drain system to the sump pump. To answer your other question, we don't cover all walls in the basement due to the fact that the entire basement area is considered contaminated. Any potentially contaminated area must be hepa vacuumed and sanitized with an antimicrobial solution. So all items and surfaces must be hepa vacuumed and sanitized, there is no reason to cover anything up and waste plastic if all surfaces from top to bottom must be cleaned anyway.     Why not cover all walls with plastic to prevent spores from debris flying on to new surfaces in the basement?
