The price of the commercial plots reflect the potential of the area, the current growth and the future returns for anyone that will invest in the land. Ugandan investors are aware of these prices and continue to invest in commercial land because they see the longterm value and understand the real estate market which you as a foreigner are unable to see or don't understand. Prices of land in Uganda are determind depending on the type of land (ownership), location, use of land, accessibility to amenities, closeness to the City etc. So if one doesn't understand the above factors, they will not understand why land is priced the way it is. And anyone who understands these factors in relation to a certain piece of land will also understand a particular price. Did you ask yourself why the same land (residential plots) in same location is priced almost 4 times less than the commercial plots? Investors understand the difference in Value for a commercial land and residential land. And as a foreigner, I don't expect you to have this knowledge, hence I understand where you're coming from.

When the demarcations were made, did you consult with the district/council planning department to factor in the town's projected future growth? If so, could you kindly provide that information?
