True but a judgement of eviction stays on the dead beat tenants record for 7 years adversely affecting their credit scores and ability to get fair market value for housing, loans and credit which means they will have to pay more than the rest of us.

We had several rental properties and we sold them all during the pandemic. The amount of bank rent and damages to one of the properties was atrocious. One of the other properties we just gave the double wide away for free and is now just a piece of property. The things people do is sickening.

I wish I could attach the photos from after the first six months, it looked like an episode from the series "HOARDERS!" AND, they never paid a penny of rent, except for the initial deposit! Needless to say, after countless lawsuits to get them removed, my parents SOLD the property and never purchased another rental property!! #buyerBEWARE

I used to do major appliance delivery and several times was in homes with dog and or cat feces and urine stains all over the floors. The customers would act like it was normal to live like that and didn't acknowledge the mess at all. The weirdest experience was a delivery to a teenager who lived alone. He answered the door wearing a white tee shirt with a massive spaghetti sauce stain on the front of it in additon to his pants. There wasn't any furniture in the house and all along every baseboard of the walls of every empty room were piles of spaghetti stained white tee shirts.

Im a current renter. I was a homeowner for 35 years. Currently i wash the walls down every 6 months. Carpet gets cleaned every 6 months. Cabinets and closets every 3 months or so. After watching this, I'm wanting to go clean something! Ive been here for 8 years. Im sure its cleaner now than when i moved in. There were still dishes in some cabinets.

I helped several tenants get Sec 8 and/or other state benefits. Note: mom/pop landlords do not get the Gov't write offs for tax purposes as Corporations do but we can write off legal fees as an expense but not losses from non paying tenants as Corporations can.

It's good that she knows when to call it quits. Our former landlord was very senior when her daughter came in and helped her by selling off her properties. We were in the last one, we'd always paid our rent, even during the COVID thing. In the last few months we'd received emails accusing us of not paying rent. We emailed receipts back, and never received an "oops! Sorry". She was losing her grip, and her husband was in even worse shape. It's better to let it go, cash out, and rest.

Zoom calls should be only for workers for the system ( probation, dhs, etc ..) who have to appear in several cases/courts. Allowing regular people to do a zoom call is unwarranted, in my opinion.

If you're in the rental business, you better know how to do the repairs yourself and get permits! I had 1 property with 7 rent$ on a lake resort area. I charged less than slumlords in town so I had a long waiting list and my tenants always wanted to be a part of selecting a new tenant to make sure they would fit in. Never had a problem at that location but I had a duplex in another city that always gave me problems with tenants paying on time and not taking care of the lawn ~ 1 acre ~ 0.5 acre for each tenant. Only 1 screwed me over like this tenant. A single black female with a minor child with no place to go so I let her move in and regretted it. When i finally got her and her entire extended family out, they left holes in the walls, windows, plugged up the toilet and left the water running in the sink that flooded the apartment. I knew she was a risk but her little boy was so cute.

My mother was a horrible person, and a horrible tenant. When I was 8 years old she would have me take in the rent, and give whatever excuse she told me to tell them of why it wasn't the whole amount. The landlord was a wonderful person, that she took absolute advantage of. I am grateful I had other influences that showed me how wrong she was, and that was not the way to be. In my life when I have a question of morality wondering what is the right thing to do, I will look at what my mother would do, and do the opposite. I will say also that the absolute most disgusting, and most damaged property would not have any comparison to the destruction of filth she left places in. I had the saving grace of leaving my mother at an early age. The time that I went back to live with her after my grandfather died was the worst part of my life. I know I am an absolute pain in the ass clean freak that hates clutter, because of how much I despise her, and anything reminding me of her. I have never been late with any rental payments, and have received my full deposit back. I also can say that any former landlord would gladly rent to me again. I also will say my grandparents saved me from her. I will never be able to express my full gratitude to them for everything they did.

Not sure if it hapoens in the States but here in Queensland it an inspection of the rental premises is mandatory every three months...as well as carpets cleaned every six months. It's in the lease.

Not sure if it hapoens in the States but here in Queensland it an inspection of the rental premises is mandatory every three months...as well as carpets cleaned every six months. It's in the lease.
