The most important point was not mentioned here. Do you want to put lighting to show off your house to neigbors and attract attention to your property or do you just want to be able to stroll around your garden without falling over. I opted for the latter and most of my lights are low on the ground with sensors to ground movement and only one mounted higher up to illuminate steps up to my front door.
Glad you found the video helpful! Yes most flood lights aren't made well and don't shine light on the house they way they should. I've recently seen a couple flood lights that aren't too bad, but most should be replace with low-voltage lights.

This video was legit. I have some neighbors that use floodlights. Looks absolutely terrible.

What’s the best way to route soffet down lights wire back to transformer or hub? Thanks!
I would say hub or nearest light. Most of the time the soffit lights are far way from the transformer.
