As a suggestion you might want to use a trailer type adjustable jack stand for the legs on the porch as there might be uneven ground being parked on and them owner might want to be able to level both the porch and the entire tiny house as well! Just a thought.
Very cool project Ken! I'm interested in what you are going to do, if anything, to cover the exposed foam insulation that is outside of the trailer rail. I thought maybe coil stock bent to wrap around and weather/critter proof it. Great project!

I'm saying this too late because you already put a lock washer on the first bolt. I would suggest you use *Nyloc Nuts* underneath because lock washers will work themselves loose, and that will be hard to detect until it is too late and the tiny house loosens when going down the road.

Sorry but not sure if you have been involved in creative projects, but once started new ideas slip into mind as you go. It has been a long time since I did a project I didn’t modify as I went. Second projects may need changes due to materials or availability. All projects can be better but must be tempered to actually get finished, so most happen in the beginning of projects. And last I have never worked on a job “architectural engineered” that didn’t need modified, and that is why we need creative people like Ken. Not meant to insult but to give credit where it is due.😊

Coming along very nicely!!! Just an idea about the bathroom sink. Since it's such a small living situation, wouldn't it be okay to just have the one sink (in the kitchen)??? If it was 10' or 12' wide, might make it easier to have the bathroom sink in that floorplan. Just thinking out loud. Love the build. Kaya is cracking me up watching her in the background. I was wondering, why are there two different colors of insulation? Very sold construction!! I wish my dad could have been part of the tiny home movement!!!! I like the way you explain what you’re using, type of nail etc, also, I didn’t think about walls taking up my 510 sq ft tiny home. My brother drew me up a to scale of my floor plan with walls, including a measuring stick so I could see realistically how much room I had. See you next time!!
Now I understand why you made all your garage walls prefab, and just fit together the pieces on-site. I live in a manufactured home, and your garages looked quite similar. The nice thing about factory building is that it's the squarest house I've ever lived in. (The worst is the cruddy electrical outlets.) The span tables I have seen look like those unbraced 2x4s above the deck only support 30 pounds per square foot, but I suppose that is enough for a tiny house with tiny occupants. By the way, Black & Decker makes some very small electric flash water heaters that could easily mount high on the bathroom wall. The 30 amp model can run a 1 GPM shower if the starting water temp is not too cold. The 50 amp model is better for Northern climes. That's a lot of current, but you only run it for a few minutes a day.

Honestly with such a small space, I don't see the real need for a sink in the bathroom. The kitchen sink will be right there outside the door. I suppose if you got fancy and did a tile shower, you could build a small sink right into that.

Ken you need that track with rollers so the deck rolls even smoother. Something like, Roller Ball Transfer Bearing Carbon Steel Round Ball Transfer Unit Universal Ball Casters from a popular shopping site would be cool.

The great thing about "pipe" clamps is that all you need is a longer threaded pipe to make them longer if you need them longer. Along with my standard 6 foot pipe on my pipe clamps, I keep two 10 foot pipes with a pair of couplings so that I can make my pipe clamp over 25 feet long if necessary.
Working in the rv industry. I like to recommend black and grey holding tanks, rv furnace much safer and water heater. Solar on roof you can do air conditioning also rv toilet
They are just grade 2 maybe grade 5 bolts not lag bolts, lag bolts wont go thru metal, lag bolts have points on the end so they screw their way thru a piece of wood.

Tiny houses dads first one was a small cabin on lake Palatoma after a few years he sold it and built a camper on the back of his truck used it for a few years bought a Ford van raised the roof to make a kitchen , porta potty, bed on wheels and after a few years Gave it to me and leased another lot on lake Palatoma built a bigger cabin used it for a few years then gave it to my sister. After that he took mum to Bed Breakfasts around the maritimes❤🎉❤😅 mum always took her own linen wasn't going to sleep under floral sheets😂❤🎉❤

I may have watched this one before. Some of this sounds familiar. Good thing you're using a locknut! I like the way you put the screw and washer down into the hole. Great way clamping that end that flared out! I like that extra support for the floor in the middle of the 2x4 floor joist. I like the way you showed how you can chain up the pipe and bar clamps. I love that pull out deck off the back of the trailer for the tiny house. I remember that you had the modular house building company! Too bad the economy tanked and stopped you from continuing building them. I like the legs on the pull out deck. What depth of plywood Ken? That subfloor looks great on there Ken! It's cute to see Kaiya investigating the chickens in the background. Good thing you marked for the stud walls. So 2x4 plumbing wall near the shower. Many people have the toilet too close to the wall so it condenses the water in the air in the bathroom and rots out the floor and wall behind it. The trailer is only 5 years old and the tires are 2 years old so should be in good shape

@@kenskarpentry Thanks. I'm okay. It's not a "fun" thing to go through for anyone. My son's friend's parents are letting me stay in their home. I've know the mom since my son was in kindergarten with her son. They are wonderful people! I'm blessed with their friendship. I'm hoping to move to my new apartment by the middle of July. I just have to get through it. Ugh!
