Bringing Light to our Victorian House | A Post Renovation Home Tour |

  • Last year, we completed a total renovation on our Victorian period home. Despite us loving our home, it was very dark and the space didn't work that well for us as a family. The aim was to move the stairs and rearrange the upstairs layout, to bring more light and space. We've finally got things organised enough for me to show you around, and I hope you'll enjoy this brief tour.

      Thank you for such a kind comment! I think that's the worry when you're in the middle of it all, that you won't end up with the light space you hoped for. I'm so pleased with the end result though

    Where are your pendent lights from in your kitchen?

      They're from Pooky. We bought quite a few lights from there and I really rate them

      The building work cost around £70k, so not cheap, but we pretty much gutted the house, so covered a lot of work. I'm not sure we added that much value to the house, but we want to stay here forever, so it was worth it for us

      Yes, they're great, very warm. They take a little longer to warm up than normal radiators, but I've never found that a problem, and they also retain the heat for longer once they're turned off. You do need to make sure you get the correct heat output for the room, just like a normal radiator - taking into account how many external walls, windows, insulation etc. There are calculators online that you can use to work this out though.

    How was the results of the full structure surveying? Did you ask for one before buying? I m in the process of buying one and it looks nice but I m afraid of future maintenance costs

      We did have a full structural survey done before we bought which did throw up some issues that we needed to sort (we had the front and side of the house repointed and some replastering done inside too, as well as some electrical work). Old houses definitely come with a maintenance commitment! But I think the key is to be able to read between the lines with a survey, as it will also flag a lot of things which maybe aren't so urgent, and have them in mind to deal with down the line

      Hot Pink Wellingtons yeah makes me think should I go ahead or not..... this is renovated already but I m still afraid as I live alone and have a chronic illness that makes me wonder if I can take care of it all alone but other houses i saw had other issues that I didn’t like ...

      @@shahilagh sounds like it's worth having the survey and seeing how it comes back. It may not need anything done for a while if it's already renovated. Fingers crossed for you!

      Hot Pink Wellingtons did the vendor commit to resolving them before you move?
      You said some electric issues were found. My surveyor didn’t do them and said you should check it separately ... but I paid almost 800 and I thought he would check

      @@shahilagh we had very similar. I think from what I remember our survey just said the electrics may need updating and the vendors couldn't provide certificates for work done. We had an electrician do a full check once we moved in and the work done then

    Where did you buy the radiators? Or were they in the house when you got it.

      No, we replaced all the radiators in the house with these. They're from the Cast Iron Radiator Company, who I really recommend. Had a long phone call with them to work out all the outputs we needed and they were so helpful

    How how much did your wardrobe cost to buy and fit

      I'm sorry, they were custom built by our carpenter and I can't recall the cost now as he did lots of other work for us too. I seem to recall it was comparable with the cost of buying two wardrobes to fit in the space though

      It's not original, it's from the Period House Store. We needed quite a small one to fit, so couldn't find a reclaimed one to fit, but this one was perfect and I love the look of it
