  • San Antonio has some low rated builders in certain areas and for good reason. This is the Worst Ratings for new construction homes and some of peoples horror stories around new home builds.

    Here we go, I’m a home inspector here in San Antonio, and let me tell you - NEVER waive or skip your inspection if you’re buying a new build! I have seen more hazards and dangerous mistakes in new builds (one company in particular *cough Lennar) than any older home in this area. It’s almost negligent.
    Builders will cut any and every corner to save a dollar, especially with the market today. There’s what, 3000 new builds sitting around on the market. Builders are getting desperate to unload inventory.
    (That’s why you should give us a call at Lone Star Inspections, sorry for the self promotion lol)

    Awesome video. I definitely feel encouraged now to write a public review for my DR Horton home on their site or other. Unfortunately we did not get a home inspection and have had to deal with major and costly issues for a home built less than 5 years old. We were uninformed first time home buyers. Looking back, our Broker/Realtor seemed to have the builders interest in mind over ours. Many lessons learned. 🌿

    Man I wish I would have seen this when we relocated here in June when there was no pre existing and we had to buy new and the only builder that we could find in April and May was LGI and now we are waiting on results from a structural engineer for foundation issues.

    Thank you for this. It is important to know. There are some builders in Austin that are in SERIOUS class action lawsuits in more than one state.

    I had a home build by Ryland in Helotes back in 2010. I sold it and moved out of the country. I liked the area and I thought the house was well constructed.
    I’m moving back to San Antonio and I can’t believe the costs of homes now. Thanks for the video!

    Avoid Gehan at all costs! When I lived in Houston and bought my David Weekley Home, my realtor told me he was glad I hadn't built with Gehan because they had TWO roof collapses mid construction in the past year!!!

    Highland Homes is an awesome builder. I’ve had 2 HLH and both were energy efficient and well done. Any problems, they make it right immediately. I lived in a 3600 sq ft HLH and very had the same energy bill as my 2000 sq ft KB home. KB home was poor quality and falling apart from the frame work to the HVAC. I’ve lived in 2 KB homes and both were just awful.

      I've heard very similar things about highland! That's awesome and I'm so glad you had a great experience with them. I've hear the same from KB. They claim the build the most, that's their claim to fame

    You are 100% correct about Alamo Ranch....it SUCKS living there! It's like a dystopian suburbia.

      Alamo Ranch has to be one of the poorest examples of urban planning in the country. It’s an actual hellscape. I’m not even sure it can be compared to some particularly bad examples out of Arizona and Colorado, because at least those are somewhat on grids. Alamo Ranch is just a maze of disaster.

    I’m planning on moving from DFW to San Antonio. One thing I noticed is San Antonio does not have a lot of builder options until you get up to the 400s. Everything below is the same as DFW but at affordable prices.
    So I ended up having DR and Century as my choices. I chose Century because I believe they’d have a better quality when all is said and done. Apparently the the south side near 410 is on fire as well, just not as appealing as the north, north east.

      I hope you used a realtor. honestly they’re all work very similar. All those builders use the same framing companies and foundation companies. The trade work is very similar. Just make sure you do it’s called phase inspections. Out of the hundred new construction home our team has helped clients closed on, we’ve never had a clean inspection report. The builder and their construction crews always have deficiencies that the private inspector found

      @@SanAntonioSuburbs Yes I’m using a realtor for sure. Don’t think I’ll be able to navigate this myself. But yes, I definitely understand when it come to how it’s built and by who. But I’m thinking more in the design side as far as layout. For example, as far as new builds go that are 300 to 450K, I haven’t seen anything where the garage faces the side instead of the front facing the street. That’s the type of design I prefer but I haven’t seen any. In my research, that doesn’t happen until you get way up and price and those are most likely custom builds. Now unless I’m wrong and my realtor sucks, please let me know.

    Great information on all these new build companies. It sucks how the price they advertise online is not the price you actually get after the lot premium and design center upgrades. 😩 Pulte and Perry Homes would be my top picks.

    KB has a reputation in San Antonio because their entrance to the area was through the purchase of San Antonio’s most infamous developer-Ray Ellison/Rayco. They continued using the old Rayco plans and management until somewhere around 2008. The same maybe two dozen Rayco plans from the 90s can be found literally EVERYWHERE in San Antonio. KB contracted to build some homes for the city about a decade ago, leading to the Mirasol homes debacle and their eventual buyback and demolition.

      Hey, great question! Depending on the builder, it usually takes 8-12 months. Used to be 6-7 months but with all the labor and supply shortages it’s a little longer.

    Great video , is it better to build on your own lot or to buy resale ? We want to move back to Texas .

      I'm making another youtube video specifically answering that question :) The benefit of building on your own lot is its much more custom and you get to "Vet" the builder, who's building your home. Also you'd pay a interest only loan as the house is built. Pre-owned home is usually less expensive but it's not as customizable. Other great piece of information is you can use the lot you paid for as part of the down payment or collateral on the house you're building :)

    I don’t understand this open space kitchen with the sink on the island. Who wants all the dirty dishes to be sitting on the middle visible from the living room?

    Lennar and Ryan Homes are the worst builders...I live in MD and they are on the news to houses fixed.

      Some areas are Converse are very nice! The neighborhoods closer to Loop 1604 and Randolph Air Force Base, I-10 are very well kept neighborhoods. If you do further away from highway access there are more multi-family homes, apartment complexes, and un kept looking homes. Overall still a booming and safe city!

    Avoid KB Homes! Shotty work! They’re houses reminds me of Propaganda Village in North Korea. Just a shell of a house slapped together.

    Pulte F--ed up bigtime when they built on the Northwest Side, especially Grandview. They installed faulty Pex and refused to replace it. A class-action lawsuit was filed nationwide against Pulte and other builders who used the faulty pex and the results were mixed. Of course, the 5th Circuit Court in Texas ruled in favor of the builder whereas Circuit courts in the north favored the home-owners and required them to pay to replace faulty lines. Of all of the negative things you could mention about Texas the #1 ABSOLUTE WORST....is the extremist Conservatism. It is a disgusting, gerrymandered swamp of Right-Wing intolerance & corruption.
