You are analysing from investment perspective which is fine. But those properties are still a great buy (especially on discount) for a very specific group of people. Those single, or no kids, don't plan to have kids, thus don't need to fret over proximity to good schools, plus earning a very decent wage, and their type of work allows for permanent hybrid work arrangements (corporate lawyers/consultants), only need to travel to CBD office max twice a week. It's a lifestyle they buy into at sentosa cove. Peace, quiet, close proximity to golf courses, beaches at the doorstep for dogs, excellent restaurants and spa facilities at W hotel and at the marina club house. But for the majority of Singaporeans, sentosa properties are a no go. Too inaccessible for daily commutes, and cons outweighs any tangible benefits.
What about rental value on Sentosa? Friend of mine who owns a unit there told me rental yield is good. People may not want to buy, but expats like to rent there during Covid period. MCST fees could be high though.
Because u got that working man mindset..Sentosa meant for rich local who retired or don’t chase time,,Sentosa are for foreigners who already appreciating slow pace resort style..counting minutes are long gone for these buyers..
My mom bought her condo in 1997 at $760k. Sold in 2012 $840k, but it was a negative sale. On paper made $80k, but after paying yourself back your CPF interest and bank loan, there was no cash proceeds and still negative. Can you imagine?

Nothing but horror, friends teased me to buy my old rental 4bedroom house in W Residences back in the afternoon after seeing the fire sale. Couldn't help but burst out laughing saying buy confirm lose money.
This Sentosa sale just proves that no OCR leasehold condo is worth $1700psf. For example Lentor at $2K+ psf is crazy. But still i personally won't buy Sentosa as there's not much amenities there except Vivocity, however everything has a fair value and for the same price you can see why some would prefer staying at Sentosa for the lifestyle rather than places like Lentor.
I wun use this to compare to OCR or any other projects in Singapore. Sentosa is niche market and W residence is a niche of a niche project. I think a property in JB is a better comparison than Sentosa cove to the general real estate market in Singapore. The only viable buyers of Sentosa are those in the international real estate market with access and experience dealing with potential tenants/buyers overseas. Anyone who buy Sentosa and list on propertyguru is probably not the right buyer.
Eric can i ask your opinion, if i should buy orchard residence or urban suites @ hullet, or if you have a better choice in ccr (even though i know you dont advice ccr) and also what the best condo in the mountbatten area (if i decided not to go for ccr) thx for your input.
