Thank you so much, I am just trying to work according to the code of ethics set by dubai land department and educating investors before endorsing any property is the main role of a realtor. Very good and honest advice! If pay it in full cash at pre construction, some smaller developers will give you a huge discount , 40 or even 50 percent. That is the best investment but it will take longer to complete but you will make a huge return at handover .
40-50 % discount on a real estate investment is unheard of unless the property is in really bad shape or literally have no demand in market. Hence the seller is forced to offer such a massive discount. And If you are talking in context to a developer offering 50% discount on upfront 100% payment, I still wouldn’t recommend that investment. You are paying 100% to someone who is struggling to sell in this current market ! Besides that you already mentioned that they may take longer to complete…..besides that resale market specially in townhouses and villas are highly driven by brand name in Dubai. Which means a non branded product will be tough to resell. I am ok with not making an outrageous amount of profit,but I wouldn’t be comfortable with loss and delays !! Hence I wouldn’t buy or advice to buy in those stock clearing heavy discount sales 😀

@Jaroslava-g6m thank you so much, when the buyer stops paying, developers will charge late payment fees but it really doesn’t impact the pace of construction as it might be very few people who are not paying.

what would happen in case of litigation with the developer? They just keep the property and do not refund what you have already paid? Or there are more serious legal consequences?
It totally depends on case to case, at times developer can ask for late payment penalties too, its not just you delayed and didn’t paid, it might impact the project completion too, so developers hv right to charge late fees and if investor doesn’t pay that, developer can tk him to court to recover late fee apart from keeping the amount already paid.

It totally depends on what kind of offer you have. The return is always calculated on the basis of amount you have paid ! So its an individuals call 😀 if he is happy making good returns on small amount paid he can sell or he can wait till handover and see the full potential 🙏🏻 but he shld be fully updated about the trends so that he can make a good decision about when to sell ✌🏻
