I dont understand logic of possession first and then registration...untill the land is registered posession means nothing

You are absolutely right, but maximum time after registration, when we go for possession, which basically means boundary, there are measurement errors, or little deviation from the on-paper terms. So if you make the boundary first then we have the exact measurement.
