      The problem with insoections is that the inspector can only inspect what they can see. They can’t tear down walls or ceilings or floors where a lot of the structural and wiring problems can be.

      @@os2958wrong, the inspector including the appraiser are supposed to look under the house for structural damage, run the water etc. they should have caught this.

      like who, she did not hire a pro inspector....she did a walk through inspection and had no clue she needed to have things like pipes inspected.

      @@carlariggs525 What did the inspection cover? Less than 10 years ago, I knew someone who was getting seriously stressed out over buying a house, and the bank wouldn't approve the loan until every problem noted by the inspector was corrected. The house had been vacant for a while and was being sold 'as is', so the buyer was responsible for any repairs if they wanted the house. One of the problems that the bank considered a 'deal breaker' was that the inspector noted that the water heater wasn't working. The buyer asked me to take a look (I am not a plumber or contractor, but I have been a homeowner for quite a while). I went in, turned on a faucet, waited a few minutes, saw that the water was still cold, and turned the faucet off. I then opened the breaker box and saw that the breaker for the water heater had been turned off. It wasn't 'tripped', which would be an indication of an electrical problem, but had been intentionally turned off, which is reasonable in a house that hasn't had anybody living in it for several months. I turned the breaker back on, waited about 15 minutes, then turned the faucet on and hot water came out. The inspector that the bank had used did not spend any time looking into what may be causing the problems he noticed or how expensive they would be to fix - he only wrote down what wasn't working or was clearly broken.

      Plenty of contractors will get a down payment before work starts. The down payment may be needed to buy the necessary materials, pay for permits, or pay employees while the work is being done. Even with construction of a new home, contracts may be drawn up where the bank that made the loan for the house construction pays the contractor a down payment at the beginning of construction and then makes additional lump sum payments to the contractor when the construction reaches certain points. Those lump sum payments allow the contractor to buy materials for the next stage of construction or pay employees. As for the amount he was asking for up front, some contractors that deal directly with homeowners will listen carefully to what the homeowner says during the inspection done before giving an estimate, and if they think the homeowner is likely to be a pain to deal with (threats of lawsuits, indications of likely problems in getting payment for the work when it is completed, etc.) the estimate and downpayment will be adjusted to reflect those expected "additional expenses" for the job. You can consider it a polite way for the contractor to show that he thinks you are going to be more trouble than he wants to deal with and is perfectly content with you deciding that he is too expensive and getting an estimate from another contractor who is more desperate for work.

      @@missbell1634 The floor is water damaged, due to the plumbing problem having been ignored for some time. The subfloor is likely rotten. Once all of that's ripped up, the floor joists would have to be inspected and some of them may need to be replaced due to rot. If the plumbing contractor is getting the proper permits and doing everything in compliance with codes, the floor work will have to be completed before the toilet can be reinstalled. The toilet will have to be removed to replace the seal on the base of the toilet, which is normally around a half day job but only if the seal is replaced before the water rots out the floor. The woman said she had to mop water up from the floor behind the toilet. THAT water behind the toilet is a clear indication that the toilet seal has gone bad and needs to be replaced. It's not something you put off, because if it isn't done shortly after you notice the water in the floor, the water will destroy your floor and leave you with contractors giving you very expensive estimates on how much it will cost to repair. It's similar to how it is cheaper to occasionally check the oil in your car's engine, and change the oil at the recommended intervals, instead of ignoring the engine until it locks up from oil starvation and you have to replace the engine.

      ​@@paulsjeeps7528exactly. Her leaks have been getting worse over time and she never called before this to find out why the sink was clogged etc.? There's more to this story. Why isn't her home owner's insurance covering it? Something isn't adding up, and I don't think it's the fault of evil- doers. Every home owner has maintenance issues from time to time. The solution is to not wait to take care of them.

      Why isn't her homeowner's insurance covering it? Something's not adding up here, and I think there's more to the story than what we are hearing. She's been there for 10 months and it isn't a brand new property to begin with. Even if the pipes were 100% fine when she moved in, she can still have big plumbing problems if she has deferred maintenance for several months. She's her own "landlord" now.

      @@os2958FHA simply requires a livable home. They don’t care about any of this. This lady is used to section 8 where they can about the face plate of a plug. Everything can be crooked and not level if it is structurally sound you can get a FHA loan.

      I lived in Nashville in the 1990s. You had out-of-towners buying houses from the internet! We're seeing that now in the smaller town that I currently live in -- people from California and Arizona usually, who see nothing but the low prices.

    Somebody please go get 10 pounds of Green Gobbler drain foaming cleaner and flush it down the toilet. Will take care of the majoirty of the clogs and costs about $20. Professional Septic Safe Drain Cleaners will also take care of the sink clogs. they are also roughly $20 for a gallon
    $500 to have a plumber clear a drain clog - yes. $10,000 absolutely not. It didn't even cost that much to get a septic replaced in the Smoky Mountains for where I work.

      It won't work on spackle, ready mix cement, construction glue, mortar or grout. And I'm betting that's what it is. The lousy workers cleaning up and washing that stuff down. Then the place sat empty long enough for it to harden.

      yeah, everyone has a long snake and the physical ability to do it...and btw, if the pipes are old, you can put a hole in the pipe...my neighbors idiot plumber did that...and flooded their downstairs from the upstairs bathroom.

      Having to mop up water behind the toilet (which she indicated she had done) and clogged pipes is an indication that the seal between the toilet and drain has to be replaced. It's less than a day's work, if that is all you are doing, but the toilet has to be removed, flipped over to remove any residue of the old seal, any remnants of the old seal removed from the drain, and then reinstall the toilet with a new seal. The problem is when the repair was put off long enough that the water has damaged the floor, since the floor will have to be replaced before the toilet is reinstalled. Without seeing a detailed estimate, we don't know how much of the damage was included in that estimate. $20,000 for pipes does seem excessive. $20,000 for pipes, plus repairing all the damage that the water did while it leaked for months, might actually be reasonable depending on how extensive the damage from the water is (warped floors, rotten floor joists, etc.).

      The pipes are likely old and collapsed. Everything has a lifetime use cycle and if it is from the 50s or earlier it is over. It is very expensive to replace all piping and the repair the flooring.

    This is why a pre-purchase home inspection is so important. You have an objective professional coming out before a person sinks all their hard earned money in to any house. This is not acceptable on any level. That home inspector should’ve caught all this beforehand.

    Home inspectors normally do not inspect the pipes, you would need to hire a plumber to put a camera down in the pipes. Home inspectors usually only look for visible leaks. Also, FHA is not strict regarding condition of home like she is claiming it’s the financing, and this is not section 8 housing.

    That poor lady she wasn't ready for home buying they saw her coming. In the hood that's what they would call a (Jack Leg Inspection) the man probably came in the house turned the faucets on then off, flushed the toilet, spent most of the time distracting her with idol conversation instead of actually inspecting then told her she was good to go... Ignorance is bliss!

    Welcome to the money pit of being a homeowner. A good seller will provide home insurance at least for a year after sale to cover unforeseen issues that pop up after the sale. It really doesn't cost that much. Good luck to you.

      Home insurance won’t do that I know cause mine wouldn’t do it. They cover things that happen while you are there not preexisting

      @@LisiTubbee it's a purchase insurance. The seller usually provides it because it's fairly cheap. My son bought a fixer and used that insurance when the water heater went out a few months after the purchase. The only problem is that the insurance covered the cost of the new water heater and not the labor to change it out.

      @@californiadreamer2580 I had an inspector in my house was still crappy and inspector does not guarantee anything because they don’t really look like they should. My inspector missed two leaks, and if he bothered to look with his eyes instead of his pockets, he would’ve seen it.

Did you report him with a complaint to the licensing authority? Sorry for your experience, we always expect licensed people to be competent at their jobs, but unfortunately, there are licensed people in all fields who are incompetent at their jobs.

      There are worse examples. The really interesting ones involve errors that led to the house being built somewhere it shouldn't have been built, and the only solution is to either move the house or demolish it.

      Adults are responsible for doing their own due diligence, especially when home buying. Do your homework, so you know what all is involved and what the terms mean. Pay for your own pre-purchase inspections with an inspector that you choose, it's money well spent and saves $$$ down the road.

      @@californiadreamer2580 Also a very good idea to get a survey done before signing the paperwork. There have been way too many incidents of people buying a house and then finding out that their fence is not where the property line is. Easements are another thing you want to know about and know exactly where they are. I think it was a homeowner in Florida that bought a house and years later learned that it had been built across a utility easement for a buried line, making the house an illegal construction.

    Instant Power Liquid Drain Opener $13.99 at most hardware stores. Pour down ever orifice from sinks to commode/toilet. It might take a few minutes or so but it will break up grease and hair, also it will coat the inside of pipes to prevent future buildups. As for the kitchen floor, looks like someone laid laminate over a rotting floor.

    Clogged pipes. Sounds like the construction workers washed tools or hands and clogged up the drains. We had a problem with the redone bathrooms in our cities park. Turned out the idiots cleaned their tools and the pipes were clogged with the cement that goes between the bricks they redid the stalls with.

There HAS to be some kind of gov't program that will assist --at least-- finding these people taking advantage of older ones and have some kind of punishment. The problem is, these crimes only get a slap on the wrist...

    This is fraud they had to know this and hide it. Inspector isn't liable for missing something like this. At the end of the day I would blame the person/people who hid this. This is fraud from their end.

      Probably a contractor who has been out of business for decades and may already be dead. Based on the style of house and general condition of the exterior, I'd guess it's well over 30 years old. The problems she has are an indication of proper maintenance or repairs having been neglected for some time, probably not an indication of the quality of the house construction. Her problem is a clear example of why house inspectors tend to make money when older houses are sold.

    It might be time for you to look for another place to stay and walk away from that home altogether. They played you and you turn around and play them. That’s how it has to be sometimes.
