    Hey guys nice video. We are lot owners in a resort on the coast of Oregon and we love it. We spend about half the year there and rest of the time we're on the road so it's very nice to have a home base that we enjoy when we feel like staying put. It's not for everyone of course but then neither is living in an RV full time. Too bad about the breed restrictions.

    Hey: We have relocated from Jersey to Florida and are at a very similar type of place on the East Side, Palm Beach Motorcoach Resort, and are loving it. They allow Super Cs and restrictions of dogs are based on behavior and aggression. Rocky and Rosie are more than welcome here and have adjusted well to the full-time RV lifestyle after a little over a month.

    imho... most amenities aren't used by most people... hoa fees VERY LIKELY to go up in any of these developments after the developer turns the park over to the owners...

    Thank you two for making this great video. You asked the right questions too. This is something we are looking at and considering as well. We were actually looking at a really nice one on Kentucky Lake in Tennessee. Being we are both retired military, it is important for us to be located near a military installation and Veterans Affairs as well. This place seemed very reasonable when it came down to the cost. The HOA is kind of steep, but i guess based off of what you get I would consider it. Had no idea about this place and thank you again for showing us this. Look forward to more videos on other places like this in Florida or wherever else.

    Great Video. looks like a nice place.
    I am with you two, breed restrictions are a huge deal breaker even though I don't currently own a dog. I have met many of those breeds that you mentioned and every dog was a loving animal. The owners cared for the dogs. Yes they have gotten a bad rap from the negative press about when a badly raised pup goes rouge. As someone who is in the HVAC industry and enters several homes a day, I have had more bad experiences with the 'gentler breeds' because the owners don't know how to control the animal.

    Beautiful for sure. But the HOA is too high and will climb forever. Seems like it would end up being a restriction nightmare. Buying a regular small house would be my choice with total control in the country somewhere. When the economy tanks re sale might not be so good .Good video.

    Totally agree with you on breed restrictions. We adopt only Pitties and would not go anywhere with restrictions.

    We have been in this situation many times, because we had a Rottweiler. She was as gentle as could be. Never hurt anyone. I would just say too bad and move on to the next park. Some of these places are way too strict to me.

    We were just there in Feb "21 and we really liked it alot. Another place we stayed at and we absolutely loved along the Caloosahatchee river was called River Bend. Highly recommend you check that one out.

    Yes, the HOA restrictions and tenant regulations are a huge no for me! You spend all that money but are not free to use the property as it fits your lifestyle. Be really careful of the HOA’s in Florida.

    Breed restrictions definitely a deal breaker! We love our pittie mix Paige and our German Shepard mix Audi ❤️ they travel everywhere with us! Thanks for all your research and info it helps immensely!! 🙏

    Not a fan. Yearly cost of HOA and taxes 7-10k per year. At the 10k you can spend 200 nights at a campground averaging $50 a night. Buying gives you all the headaches and expenses of ownership. Sell the RV and buy a small place to live.

    Just found your channel and have enjoyed watching a few of your videos. Appreciate your no-nonsense style and straight to the point discussions. I've already retired from the Army and will quit working in a few years (hard to stop saving - lots of retirement dreams!). Do you mind if I ask how you got started in an RV? I'm guessing you're still on active duty - so it's not like you're able to take a ton of trips every year?

    Yes those kind of places are "nice and lovely" but IMHO one of the main reasons of having a motorhome is the freedom of moving around. Spending that kind of money on such a place I feel like I couldn't "afford" to go anywhere with my coach. If I am going to spend a pile of cash on something I feel so "permanent" it is going to be a BEACH FRONT condo!! Big Blue just got back from 2 weeks in OKC, a great trip and NOTHING went wrong!! :)

      Having a homestead address, collecting your mail etc. Those things alone are a huge advantage for a full time RV’r. For me, it would be a base of operations to swing back to, from time to time. To each their own! But I understand others perspective on this.

      Yes but for those of us that have spouses that refuse to RV full time this would be a great compromise. My wife wants a “home base” where she can come home to and have the room for her crafts, she’s really into sewing items for the grand kids. I know you can do this on the road but she really wants a home base. No state income tax in Florida is a plus and with the beaches near Fort Myer how could you go wrong?

    An interesting concept, thanks for posting this MJ and Izzy! Guessing our two dogs, Shih Tzus, would not be restricted, but who knows what the future may hold for adopting another breed, would have to think long and hard about that.

    While Ft Meyers is nice, it may be a mixed blessing that had the breed restriction. As a native Floridian, distance is something that have been acutely aware of. From Ft Meyers, it is over a 5 hour drive just to get out of the State to Valdosta, GA each time you travel and could be much longer. For reference, Miami to Pensacola is over 10 hours towing a 5th wheel and you have never left the State! May want to take that into consideration.

    Great place and nice video as always! Yes this will be a deal breaker for us too! This mean for me that the are not pet friendly since they only restrict breed , not dog behavior which is more critical for community safe, special children. Safe travels and stay safe and healthy! Zoe and Ramon

    We purchased a Lot in Fort Myers ( Cypress Trail ) and in Petoskey, MI ( Hearthside Grove ). The search for 70 degree weather is complete.

    We enjoy what Traveling Robert did with PELICAMP in north Fla , make it yours with your own ideas! Great home base, you can visit any Resort any time you want and doesn't take a day of travel just to get out of Florida. Great Videos all worth watching! Ted

    Thanks for sharing. Really interesting info. Looks great. John and I are looking for something similar but are hesitant to go anywhere with a strong HOA. We’ve learned how easy the rules can be changed. Breed restrictions? I had a lab we rescued that was more aggressive than most of the dogs on the list. Had a rap sheet and was one bite away from the chamber when we got him. Hope you find a property that matches your needs.

    Thank you for the video. We have an issue with the number of dogs a lot of the RV Resorts have in their restrictions. We travel with three Shih Tzu fur babies and have been turned away at least a dozen times. By the way the combined weight of our three is 21lbs.

    Kudos for you guys sticking to your principles and values. That would be a deal breaker for me too even if I had a breed that was allowed. Of course, I hear HOA, I toss holy water and run away as fast as I can. They're all evil.

      They might do casita inspections to make sure you didn't install a bed. 😅 But that place is pretty fantastic otherwise. And if the HOA pisses you off too much you can take the RV on the road and rent the space.

    That is and would be a deal breaker for us too Our pets are part of the family! they are our fur kids . we dnt have a pit anymore she past away old age but I get upset when people judge a Dog by breed and not by actions. every dog is individual and should be treated as such . 90% of the time it is not the dogs fault it is the owner in the way it's been brought up people really need to tack that responsibility. good on you both and thank you . we are from new Zealand and have been saving to move to the usa and fill time rv hubby wants a super c . we were going to look into something like this as a home base this helped . we will not go somwere that we could not have our kids .

    Hi, nice video thanks for taking us along. I have looked at a couple of these types of places out west and the price of the lots does not seem out of line, especially since you get pavers versus concrete. That said, the HOA fees, if I understood correctly, really just covered lawn/turf maintenance (of a very small amount of turf - artificial turf would require less maintenance and be more environmentally sensitive as in you don't have to water the turf and since water is becoming a scarce resource). The fee seemed to also cover maintenance, and presumably a reserve fund for capital repair and replacement of both clubhouse/amenities, roadways, and other infrastructure plus liability insurance. North of $3,600 annually seems a bit high. The resort is new and most likely the fees are based on estimated costs. It is almost certain, those estimates will change as actual costs are known. In my experience, actual costs usually exceed those estimates and the lot owner is on the hook without recourse. I know she said it covered landscape maintenance but since you can landscape to your liking (subject to rules I'm sure) you could create your own little urban jungle with shrubs, trees, etc., and something tells me you would be responsible to maintain the non-turf landscape (I would point out the corner lot with the fancy driveway and the privet hedge all around looked due for a trimming). You are still responsible for utilities and taxes (not sure who is responsible for rubbish removal). I also assume they would manage the rental of your lot when you are not in residence. I owned a vacation condo in Ft Lauderdale managed by a big name hotel operator and they were so kind as to offer this service also. All I had to do is put the condo in the 'rental pool' (so that I would be contending with all the other unit owners for renters, unless there is 100% occupancy there could be issues) pay them 50% of gross rent for this service and I would also be responsible for cleaning supplies (they supplied the labor). For some reason cleaning supplies were significantly more expensive in Ft. Lauderdale than they were in Manhattan where I lived at the time.......thus, rental income might offset a smaller portion of your costs than you may think. Oh and as she was explaining the dog park was split for large and small dogs, I expected her to say subject to breed restrictions or one of you to ask. So much for holding the offenders accountable for bad behavior rather than punishing everyone with restrictions.

    Nice place. Thanks for the video. Private place so their choice on breed restrictions. It’s not going away so if that’s a deal breaker that’s unfortunate but I get it’s their choice. Well kept and prices weren’t as bad as I thought they might be.

    I have seen many sites like this in the past some do well others go under from poor management by a group of owners. I avoid any place that has set breed restrictions because if they are uneducated about animals they will also often be uneducated about other things important in my life. Often the same people scared of certain things are unwilling to learn about history and how exclusions of races, breeds are not the right thing to do, in my opinion. I do not exclude on how someone looks.

    I always cringe when I'm asked what breed of dog I have. We've never been turned away for our German Shepherds. The question that should be asked is: Are your dogs aggressive? My dogs are very aggressive towards other dogs.

    No that’s not storage, it’s a pancake unit (hvac) furnace. Same style they put in apartments. But I’m m gonna tell ya, I’m sold!! I would def get a place in Florida, love it there.

    That’s not a surprise at all any kind of a condo ownership is going to have restrictions on breeds I found that out in the last four or five years in a couple different places that I’ve owned and bought but I don’t have a dog that’s on the list but I understand where you’re coming from 100%. The only way you can generally get around that is to buy a standalone home

    Take a look at Fairhope Motorcoach Resort in Fairhope, AL. Extremely low property taxes and cost of living. HOA about $200/mo. Easy access to I10 and I65. Sugar sand beaches and emerald Gulf of Mexico only 28 miles away. 33 miles to the Florida state line.

    The whole atmosphere is exactly why I am about to go full-time in an RV. I want to be away from the people who want to live in a place like that. Breed restrictions would be an absolute turnoff. And, I would be suspect that there would be racial discrimination too. I bet my cat could not run loose! Glad you moved on. I don't think you would have been happy there eventually.

    Wow! The casita is a legit house. The lot with the casita, pool, golf cart garage is amazing! That would be the RV life for me, but not in Florida (humidity, bugs, alligators).
    Also breed restrictions are a no go. If they cared about aggression, Chihuahuas and cats should be on the top of the list.
    Dobermans, GSDs, pitties, Cane Corsos are often the sweetest, gentlest souls around. Definite exceptions, but that goes for any living creature.

    Gee we have a total "baby" 140 lb mastiff pup,,, who might lick you to death. This would leave us out. We've stayed at several Rv places in Florida and we found in many Rv resorts, these breads or large dogs were not allowed. It's plane ignorance. Some smaller dogs are bitters and yappers and can be more aggressive than a sweet big Ole baby Marmaduke.

      Just class a and super c 35 feet and above. Crystal Lake in Naples accepts all types of RV’s

    It’s a stunning park with just about everything you could want. Breed restrictions are definitely a no go for me. Some of the breeds that are not permitted are amongst the kindest animals you could want whilst some of the smaller dogs can be vicious and particularly dangerous for children or mixing with other dogs. Whoever came up with these rules doesn’t know dogs or their owners.
    My dog is a trained service dog 🐕‍🦺 and I wouldn’t consider buying any accommodation that has a banned dog list. There are dogs of all breeds that can be aggressive and cause harm to humans and other dogs but they have overlooked the fundamental issues of dog ownership. It’s a definite NO for me!

    Great place, but definitely would be a hard pass as well. We do not believe in or support breed restrictions. I’ve never been attacked by a pit bull but have been bitten and attacked by smaller “non restricted” dogs. Too bad, we would’ve definitely purchased there.

    That place was very nice. I liked it until the restrictions. It looked like it would worked out. Izzy is right it wasn’t meant to be. There will be something out there for you guys that will be much better than this one. It will happen. It always does. I have faith you will find the right lot.     Yes, breed restrictions suck! I have a small Chihuahua mix and a Big Pit mix dog. They are both nice lovable dogs, but I understand totally the reason.

    Loved the video and good on you for sticking to your guns with breed restrictions. You have to have your own rules and morals and I respect that you guys stick to those. People don’t understand that 9 times out of 10 it’s the animals owners that caused these problems to happen with animal attacks. I’m not saying 100% of the time but the majority is that some shape or form there has been abuse or some human has made the animal that way. I have known plenty of mean tiny dogs and gentle pit bulls 🤣. But what can you do. Certain breeds are stigmatised and it’s sad

    I so wish they had this type of thing in the U.K. Beautiful place. I’m with you on breed restrictions though. Some of the nastiest dogs I’ve met have been small terriers. We have a long list of banned breeds in the U.K. If you own one, it can be seized and euthanised even if it just looks like a banned breed. Even if your dog is vicious, it’s just blaming the wrong end of the lead.

    That’s a really good price for HOAs. Breed restrictions…I’m okay with that because where I live are lots of older people with tiny little dogs and a more aggressive breed of dog might not be raised properly because humans need to be trained and most don’t know what the heck they are doing…so I for one like the breed restrictions because of the elderly and their tiny dogs. Our dog, a small white Havanesse, was bitten just because the dog lost its head…he needed stitches … the owners said their dog has never done that before…again, human error in raising their pets.

    Breed restrictions are a real problem. I do a lot of animal rescue and will tell you most dogs coming out of shelters are some kind of Pit mix. Not their fault.

    Bummer on breed restrictions. It's all about behavior of owner and dog, not the breed. Some of the nastiest, aggressive dogs I've seen are the "ankle biter" types. Our pit bull and mixes are very loving.

    Sorry this did not work out. I agree in the breed restrictions. I currently don’t have anything that would be on there but one day I might. Any dog can be aggressive if trained or treated wrong. All that said TN is calling you. Lol good luck on your search.

    That would be a hard pass for us as well. We've also been places were you couldn't even walk your dog (on the street) through certain sections. We found a bunch of places in Florida that have size restrictions for dogs. I just don't get that. It did look really nice though,

    Yes, I agree. Breed restrictions are just ignorant of reality. They are unfair and unnecessary. I’d never buy any property that tried to exert that kind of control. I don’t have Pitbulls, I have fluffy herding breed dogs like Shelties and Collies but I can’t abide breed restrictions. They need to be abolished.

    I myself do agree with breed restrictions. I know to each their own and this is just my view. I own a little min pin and I don't want anything to happen to him. I know I know any dog can do anything but I'd rather be safer than sorry. Enjoy your search.

    We have the same belief. It just wasn't meant to be. Over the years of watching people and their dogs. The dog's behavior is a reflection of the owner and training or lack of training. My wife is a Vet and sees all kinds of mistakes owners make with their pets everyday. Most of the mistakes are rewarding bad behavior and not setting boundaries. Thanks for the video.

    No offense, but I would prefer a place with breed restrictions because my 2 dogs each weigh under 10 pounds. It wouldn’t take much for a big dog to kill them quickly. What I have found is that pit owners are too quick to dismiss or ignore the purpose these dogs were bred for. All too often, when their pit suddenly turns on either the owner or a household pet they were raised with or a neighbor’s pet, their first words are “I can’t understand why this happened, he/she wouldn’t hurt a fly, etc etc.” Please, any of you who own the bullies, be aware of the suddenness that an attack can happen and keep control of your dog. No retractable leashes, ever. And never allow children to walk them. Most importantly, carry a break stick. If you have to ask what it is, you shouldn’t own a Pitbull. (I used to have pits in the 70s when practically no one knew they existed.)

    Im ok with breed restrictions...only because my little rv dogs have been attacked by large aggressive dogs that got away from their handlers. Not saying they are all bad...but it only takes once.
