    Is there a resource that maps out property tax by area in that Temecula region? Specifically looking at Temecula through Menifee and everything in between. Thanks

    Interesting tips, but not really the most important. Gutters are no big deal. They are cheap and can be added.
    - From what I've seen, about 1/2 or more of the houses don't have HOAs. That can be good or bad depending on your viewpoint.
    - Crime: a very safe place to live.
    - Weather: 9 months are awesome, 3 months of summer is hell on earth.
    - Biggest Dangers: Wildfires and earthquakes, rattlesnakes, brown recluse spiders.
    - Property taxes: reasonable compared to other states. Yes, they are a percentage of your value, so higher depending on the house you are buying.
    - Politics & Religion: a conservative, upper-middle class population here with a crazy amount of various churches that tend to influence their politics and be more close-minded than they should be.
    - Traffic: just terrible. THE biggest con to living here as it's bad everywhere in S. California.
    - Schools: very good overall. Great Oak HS is exceptional.
    - Great restaurants: It took many years, but Old Town Temecula and others scattered around the city are excellent.
    - Wineries: If you are into wine, the wineries are excellent and plentiful. Many have excellent (albeit expensive) food too.
    - Apartments and rentals: terribly expensive. I pity young people trying to find affordable living here.

    I recently bought along with my wife in menifee of Scot Rd new construction by Richmond. Temecula was a bit out of our reach. & we did get more for our money here. I noticed we have homes here with built in RV garages in our community.

      Yes! Legacy at Braverde has the RV garage and it’s awesome 😁. I like that area off Scott Rd because it’s quiet out there and the traffic on Scott is super light compared to most exits

      Agreed! Traffic seems to be increasing as well 😔 Bust still not near as bad as LA or San Diego thankfully. Our traffic moves 😂

    My daughter delivered Instacart and DoorDash in Temecula. Hardly anyone tipped her. In Palm Springs, she did great. Could it be certain political parties aren’t as generous as the other?

      That’s the first I’ve heard of people in Temecula not being good tippers. I hope that’s the not the case as I’ve had several jobs where I earned tips in the past so I understand the importance. Two of these jobs back in the day were in Temecula and I didn’t have any issues 🤷‍♀️

    Wow I live in Winchester near the back of the wineries in Temecula and moved from Murrieta. Not a Republican did that but Trump ruined that for me and my friends here and I’m not anti guy also I’m not sure what speaking on politics have to do with real estate but AnyWho interesting video. I was able to get a transfer with the help of the school that I wanted my niece to go to by going directly to the school of choice. So check it out prior to moving here first. I do not like the Temecula high school near me I prefer Vista Murrieta as it was on the way to work and I loved the school and teachers. It’s hot here so if you can’t stand the summer heat stay away from the area unless you buy a house with a pool. Also note you will need to add at least an extra $500.00 a month for keeping your house cool in the summer and heat in the winter. I can’t speak on solar because some say it’s not worth it. I went with the whole house fans in the attic and insulated all my interior was walls and the highest bill I paid was $200.00 one time and that was because I had 15 relatives visiting 2 year’s ago. I’m also on the senior plan so $40.00 is the norm for me. Installing a pool is very expensive here plus insurances on a house with a pool. There are many things to do here as an adult like casinos, wineries, gyms with pools and places to dine. Teens not so much unless you’re into sports. However OC and San Diego are about 55, Oceanside 35 minutes away where you will find the closest beaches and LA on a good night 1hr away. Compared to those cities you get a lot more house for your money. I personally suggest driving around day and night in the area you want to live in before you move anywhere and don’t believe anything in the discerption as far as the neighborhood before moving here. There are a lot of beautiful areas that don’t have HOA or very low HOA fees again do your homework and take the time to visit the sites and talk to the people. We are mostly very friendly.

    Might as well move out of state if considering these remote areas of California. At current prices, one can move to an actual city in other parts of the US with more things to do. Just my opinion though

      Have you been to Temecula recently? Not remote in the least these days. Over 100k people in each city: Temecula, Murrieta and Menifee. Lots to do here in town and also within 1-1.5 hour drive you have the beach, mountains and desert 😊

      @@moving2murrieta yes I was just there not long ago and while there has been some growth, I feel that the IE significantly lags behind the offerings of other places. And to be frank, the IE does not really offer the SoCal lifestyle or climate that most people desire as it is very far away from those amenities. I love SoCal, however I’d choose central Texas, Colorado, Maryland, or Florida over the IE. Those states offer a lot more and lots of their cities are greatly superior to anything you’ll find out in the IE. I say that as someone who was born and raised in SoCal. I’d consider the IE at a much lower price due to the fact that I know I can purchase in a much better location elsewhere. If the beach is important, Florida offers better water temps and no state income tax to boot. Plus, Florida is very green unlike the IE. I can also assure you that public schools are also significantly better in the states mentioned in addition to being safer for families when compared to California at the present time. If one feels the itch to visit SoCal, it’s only a short plane ride away

      Hi Darrin. Thanks for the kind words. Water rates do not seem to be a problem and people rarely complain. Riverside County overall, at least our primary cities, has a good handle on water as far as we can tell. We will keep that topic in mind though. Thanks again for the comment and input.

    Temecula is not the same, I’m seriously considering leaving Temecula. Traffic and population has doubled. I see more crime within the last 10yrs. More and more people from LA are moving to Temecula. I can’t say who gets to come and who can’t. But as a citizen who’s been here for 20yrs I have a right to complain! The bad thing is that those people coming from these big cities are bringing that same crime they are fleeing from. Temecula, Murrieta and other surrounding cities will eventually look like LA in 10yrs. As citizens of Temecula I can assure you that most citizens here feel the same. As a real estate agent you don’t take that into consideration, your goal is to maximize your profit and commission at whatever cost. Don’t have time to get into housing discrimination but there should be a law that taxes people with a higher tax that come from statistically higher crime cities. That would control what type of people can come! Once again, realtors don’t care, it’s just a job for you!

      Interestingly negative perspective. I'm not just a real estate agent actually. I'm also a mom of 3 small kids, a wife, a Christian, etc. I'm also not someone that posts negative and false anonymous internet comments. You're entitled to your opinion, but you don't actually know me and it's reckless to judge an entire profession. And I think California has enough laws as it is...

      Hi! In the 2020 Presidential election, Murrieta was the most red, followed by Menifee, followed by Temecula. Here is an article with the breakdown. The charts at the very top of the of the article are good neutral data:

    Great videos Jessica, thank you! Have you considered talking about the reality of home owners insurance given major players pulling out and the crazy expense of it? We were all ready to buy into La Cresta or into the acreage properties in Temecula but the home insurance rates scared the daylights out, completely caught us off guard. Yikes x 1000!

      Yes! I definitely need to make a homeowners insurance video and thank you for the suggestion. There are lots of changes happening. I have a local insurance broker that has helped many of my client find reasonable plans even when the FAIR plan was necessary. I’ve heard some insurance quotes from the La Cresta area be upwards of $10k 😬. Yikes is right! But normally we are able to shop it out and find a company to cover for reasonable.

A bigger concern of ours based on what we are hearing from insurance brokers, large insurers, current and those who pulled out, who I've recently talked to at length, is that beyond the current yearly rate that people are getting often are dropped the next year(s) or prices get raised by large amounts as the pool of insurers shrink and exit the market, especially in the more rural hill areas. I read the state of CA is trying to work something out here on this matter as it's serious and getting worse but seems it's being reported that the negotiations aren't going well at all. Time will tell. I wouldn't be concerned buying a tract home in Murrieta or Temecula in the flats but near lots of plant material in more rural sections or in/around mountains? No way, risk/reward ratio on the matter isn't favorable at all to the homeowner.
