David, thank you for everything that you do to help other people out. I am looking forward to getting your new book. Great job getting the green light on before the show started. I am doing a major rehab my 6th door. Can you do a episode on the systems you put in place to streamline the rental properties and some of the SOPs you put into place? I need to start putting something in place to help with organization and not being behind on managing my properties and everything that goes along with rental property. I do most of the work myself. My wife is a LO and super busy, we have 3 young kids(7,5,1), with a farm and I work out of state for 2 weeks at a time, we are also on the board of two nonprofit organizations. Life is busy and we need help to streamline what we can. I usually focus my time on what is most important at the moment. I love real estate and enjoy doing the work on the houses. I plan on leaving my job in the oilfield in 1-3 years to invest/rehab full-time if I can figure out how to keep growing when my obligations of time are maxed out. I am concerned with how many properties we can manage with me working at a remote location for 2 weeks at a time. Once I am home full time things will be a lot easier to keep up with. I am 43 and when the 6th door is rented I will be just over $4k cash flow. Property management is not an option due to the simi rual area I live in. Wife is not interested in long distance property. Also, I Love the Greg Harden episode. Im about half way through his book.
Absolutely, Melissa! Remember, real estate can be a way to grow your money. Keep learning, talk to people who know about real estate where you live, and trust that you'll make the right choices. Your hard work is inspiring!

Rob was my original catalyst into short term Glamping rentals and you, David, have been my catalyst to become a full time Real Estate Professional!! Having you both together is a BIG bonus!!! I’ve noticed David’s beard is progressively becoming more grand. Rob’s is still in its infancy. Brandon Turner’s is exactly the same length as his forehead and hair combined. It wasn’t always that way, it grew in unison with his career and is now a testament to his wisdom in the world of real estate. In conclusion, there seems to be a correlation between where a BP host is at in their professional journey and the size of their beard. Today’s quick tip…The bigger the beard, the bigger the portfolio. P.S. I’ve reverse engineered my real estate goals and have decided that I’m going to stop shaving as of today (step one: “Check”)
Hey guys I'm new to real estate I do have 5 small properties. I need advice should I build on them they are commercial properties or should I buy rental homes I have about 200k cash to build or invest in rental homes any advise would be greatly appreciated thanks. Antonio
I'm not sure you can exchange a 1031 houses for a multifamily. Are you sure he can do that? I know with a 1031 it has to be a similar kind of investment.
Could you pls talk about the laws on renting as we see the headlines of squatters for years and landlords don’t have any power to thrown them out as it’s “illegal” rental. Thanks!
Its hard for a new President to dictate to banks what the interest rate must be. But presidents can influence tge economy in a positive way and hence lower cost and interest rates for everyone
Yeah...came here to say this ..the President can't lower rates - and the Fed makes it increasingly obvious who calls those shots... And while the high rates suck right now.... I think they have done a great job cooling inflation

Cash flow depends highly on Down Payment provided no short cuts , short cuts are bandaids to a future wound

The laws are to various. Each state, city and even neighborhood can have its own laws
Real Estate is not passive income , you do have to work it , not all roses all the time
