I really enjoy when you show a dwelling like this two-bedroom condo and the surrounding neighbourhood. It's a great way to visualize what we are getting into - so much better than just floor plans. We still like the idea of freehold of duplex, but the right condo could work. Have you ever known a person to buy two condos next to each other and turn them into a single unit? The last time we house hunted, we ended up with something different than expected. Congrats on hitting 7K subs. But if you'll allow a small nit pick, the background music is a little distracting... maybe I am just an old guy... yep definitely an old guy ;)

However, two units being for sale at the same time next to each (that work for you) don't come up all that frequently. I think this is usually done either from original construction, or the second unit is acquired over time.

We still prefer Kits and WPG and duplex or freehold over a condo, but listings like these are exciting knowing that Vancouver is more affordable than we realize. Susan and I were just talking about real estate here - there's no way to find a condo for under a million here with that square footage in the city. The condo market is crashing here, but its the investment units - under $400 square feet...

I can smell that building through the screen. Buying that thing for over 250k would be insane, rent a half decent place instead: save money and don’t live in a shithole. Win-win.

The family of the estate is probably stoked some sucker will pay over 600k for it... Unbelievable some shack worth 650k in Vancouver wouldn't even fetch 100k in Saskatchewan. The mortgage on this thing with 5% down, 25 years @ 5% = Monthly Pay: $3,609.84. Lets assume condo fees are $250, property tax is $250, Insurance $50, Utility $40. Now lets add $200 per month over the life of ownership for repairs (which yes is also considered "rent"), because lets face it you will want to renovate that shit box badly. That's $4500 per month in carrying costs. I'm sure i'm not accounting for everything here. You'd have to an absolute idiot to pay that much.... You can rent a two bedroom in North Van for under that, ALL IN, with fixed costs and absolutely nothing to fix. With the economic headwinds not looking good with dictator Trump coming in most likely causing a deeper correction in housing prices, yes you'd have to be an idiot to buy this, you WILL be underwater on it in 6-12 months. Stay away.
I appreciate your enthusiasm but lets be real this is a joke for 625k, a starter condo for who? A couple pulling in $250,000 per year? it's a an ugly building, ugly neighborhood, and when you say original condition you mean overall a dump. Who would buy this junk for that price? "A storage unit", you mean a broom closet.
@justindb83 I mentioned this in my video...but $650K is a low price for an 800 sf two bedroom condo in a desirable area of the city. You can find cheaper of course, but then you have to give something up...either size or location, really...and you'll be able to drive that price lower. For instance, around Burquitlam a 2bd condo in a building just a couple years old would be a similar price. Or less expensive for a new building in Surrey City Center....or there's Mission or Abbotsford of course, too. Appreciate you watching and sharing your thoughts!
Vancouver is one of the few places in the world where a piece of crap like that is listed for 650k and eventually gets sold because there's nothing "better" below that price tag. This market is shameful

God I feel sorry for the sucker that buys this place, they will be trapped in debt when the market comes down 70% next year from Trump tipping us into recession, the Canadian GDP growth is barely positive right now. Listing's are swelling to record numbere and prices are slipping a bit or flattened. Very risky time to buy a dump like this.
I am surprised at how difficult nowadays it is to sell a tenanted property these days. I guess the NDP policies are truly working! If I were to sell a tenanted property, I will show no mercy as a response to these policies!!!
@hammertimee777 Well, it was the provincial governments change to the notice to tenants to vacate that impacted the desirability of selling tenant occupied properties. My understanding (at least initially) was not to make tenant occupied properties harder to sell...but to give the tenant greater rights.
