Yes, go for it! Especially if it is shared by the two of you. That is a good rate and the fact they are willing to do a 12 month lease instead of a 3 or 5 year lease is cool of the landlord. You'll have to give a personal guarantee most likely, so you have 12 months to make it work and if it doesn't you can walk away. Just watch that personal guarantee, if you default on the lease, your LLC won't protect your personal assets. I'd recommend having your cars registered to an LLC separate from the business LLC you'd use to lease the warehouse. Then, if you default, they can only go after your personal assets and the business LLC, not the LLC that owns the cars (at least not easily). Make sure you create an operating agreement for your LLC, and between you and Clayton if keeping business separate on paper.
@stradman it would be cheaper to insure your vehicles as car collectors , you set the price and mileage usage. I ensure my GTR for 1300 a year using American collectors insurance. Check it out, plus it helps with your mods

State Farm is not the right insurance for Exotics as they settle losses on an ACV basis which is depreciated monthly. You need a policy that includes agreed value to protect your investments and only a few top insurance companies offer this. You can access all of them through NFP Private Client Group.
