This method is approved by the IICRC. Encapping is cheaper, faster, and allows for much quicker use of the carpet. The IICRC recommends this as maintenance cleaning. Its great for in-between maintenance with HWE, as HWE is more expensive, more time consuming, and requires a much longer dry time. Each method has its place and purpose. Cheers!

It should be noted that red pads cannot be used on light colored carpets because it will bleed and ruin them. There are bonnet pads specific for this type of cleaning or just use neutral color pads. Great job though.

Omg I have an obsession with cleaning floors. We have nothing in my area like that... as I’m in my tristate. We have a couple of Stanley Steamer companies here and a lot of their reputations are tainted with theft of homes bad businesses. I would love to start a business here! I’m so serious, I would put everything I had on the line with the bet that this would be successful here

Is there an actual brush type head for the floor buffer or would it be okay to use red pad then go back over it with a bonnet? Also you use a pre spray is there additional cleaners used or just the pre spray? Thanks
Encapsulating cleaning chemicals bond to soils and dry to a loose powdery residue. Once the carpets are completely dry you can pick it up with an ordinary vacuum. Nothing is removed by the buffer, just broken free from the carpet fibers
Actually theres pads that extract called bonnets , microfiber etc that pad is for cleaning vinyl ,it will be fine for commercial badly trafficked carpet like that though the weage is in a very tight elbow loop

Most carpet mills will not warranty carpet that has been bonnet cleaned, as testing has shown it doesn't remove sufficient soil to protect the fibers from abrasion. For light to moderate soil you can make a carpet look good with bonnets, and it's better than not cleaning at all, but encapsulation isn't really much more work and your carpet will last longer. You do want to do a hot water extraction every few encap cleanings though, to get rid of any build up residue.

These are called buffers, scrubbers, swing machines, low speed machines, 175s, etc. High speed machines are usually called burnishers, but some people call them buffers too. It makes some sense since buffers in other industries are usually high speed, but it's fairly uncommon in floor care since 175s have been called buffers since before high speed machines were around.
Good luck getting that around in a large building. The King Cobra is the ultimate extractor because of all of its use cases, and it's half the price of the Titan.

You’ll burn the carpet fibers. Lots of burn marks. Do not use that. Low speed ONLY. Red, white , bonnet only with solution. High speed is SOLELY for melting and preserving finished floors.

@@dborulesyes, they make special drivers that you attach diamond abrasive plates to. Or you can rent grinders as well.

I thought the whole point of encap was to leave a residue on carpet, so you can vacuum it up?

The red pad was to agitate...don't you need to use a bonnet to take out the soil?
not when you use an encapsulant....when the carpet dries, the remaining soil dries inside a crystal (encapsulated) that can be vacuumed up

That's not a buffer it's a scrubber ok a buffer runs on its tips with pads to polish wax etc..

That's a slow speed swing machine for scrubbing. Not a buffer. Buffer's run at 1500-2000 rpm. Scrubbers run at 175rpm.

Plus, heat alone doesn't do much on heavily soiled and walked down surfaces. You need agitation in a lot of cases.
