I watched this video yesterday and tried sending a photo to get a response from the seller about this house and IT WORKED - the seller is too busy to deal with the house, tenants burned it, and it’s going to tax deed auction in January 2025….. thank you Elijah and Jamel!!!

A fellow REI was talking about land investment for several months now, but I feel so green that I didn't follow up. I was plunging myself on SFH wholesaling the past 6 months but no lead to deal yet. (It's fine, I'm learning by doing.) I watched Jamel Gibbs on his Slow Flip Owner Financing in UA-cam, and I subscribed right away; and then now watching Jamel & Eli here really triggers me to wet my feet in land niche. I just now registered to Eli's Live Class - How to Land Your First Deal in the Next 30-45 Days. I'm looking forward to a new horizon. Thanks, Jamel, Eli, for this eye opener episode. And you guys are very humble and a zest to listen.
a week ago I tried wholesaling a lot to DR Horton. They said I would have to do a double close cause they are already working with a wholesaler. i wonder if its this guy....would have been an 18k spread.

Builders can and do find land themselves that is on market, i.e., listed on MLS. Builders need help finding land off market i.e., not listed on MLS. On MLS means the seller clearly has their land posted for sale for the world to see. Off MLS means the seller needs help being convinced that they should sell -- that's where the land flipper comes in, to convince the seller to sell their land to the land flipper. So, the salesmanship comes in convincing someone who wasn't even thinking about selling what they own to sell it.
I’ve been calling builders & No one will give me a straight answer on what they’re paying. They all same “it varies for every property, I have to look at it first to get a number”

I think what he meant is bc land flipping is virtual he was able to travel to those 15 countries while flipping land.
