      I appreciate your kind feedback. I really feel terrible for the people who are going to be having to make these difficult decisions. I hope this video gives them some ideas on how to think about how they can solve their problem.

    Canadian real estate is no longer interesting. The best days are behind us. Lucky are those who were able to sell at a good price and leave the country!

      I still believe in this country and believe that there are many good people still here. If you actually think about the amount of resources Canada has per capita we should be the richest population on earth. It's a shame we don't have a government who knows how to utilize this potential.

    Unfortunately for me Tim, I did the math on my investment properties when I bought in mid-2022 , but the real kicker was sharp non-stop rise in variable mortgage refusing to come down.....loved your closing words....keep up the good work

      A lot of people were caught up in this as well even myself do don't beat yourself up too bad. It's an expensive lesson as I mentioned in my video. We all have to go through them to grow and become better. Really appreciate the positive feedback and I appreciate you supporting my content.

    great video thank you soo much! The math part was a little fast for me, and I am learning how to properly assess potential property investment, and this way of doing math is new to me. Do you have a video that can take us slowly step by step how to do the math, and understand the numbers more? I appreciated the lesson in this video but it also was a bit fast for me.

      I'm not sure if this video is basic enough but please do provide some feedback if this is too complicated. Otherwise if you have a specific property you'd like to get analyzed reach out to me and I can do an analysis for you.
      I do plan on making a more basic video that goes through the fundamentals of doing the real estate math in the future. I do really appreciate the feedback.

    The problem is how can you sell these units after a year. Still going to be negative cash flow in 2025

      Unfortunately, that's going to be the case for many people because they didn't do their analysis before buying their property. I will be releasing a video this weekend on how to do a property investment analysis because I don't think most people know how to think about this.
      We won't know what's going to happen in 2025 but if the situation is the same or worse than today and you MUST sell then you're going to have no choice but to take a loss. If you can afford to hold then you can do so until the market recovers. It really depends on everyones individual situation so I would need more details to tell you what I think.
      If you're referring to who's going to buy? You'll most likely need to sell to an end user as an investor will probably not pay for a losing investment. Especially if they know what they are doing.

    Overpriced properties are never a good investment, we should know how much a property can actually be without the speculated numbers not under an out of control inflation , watching years of rental history not just the last year or two under speculation pressures

      I couldn't agree with you more. Overpriced properties is the reason why Toronto is having all these problems with housing. It's tied to people not understanding their numbers because if they did, they would have never bought in the first place.
      In my next video I go into more detail about the rental prices etc. I think I'll address some of your concerns on that video that I'll be releasing this weekend.

    So taking a loss of $1500 a month while still having to deal with a tenant that could stop paying at any moment is not a good idea?? Is this what I am hearing? Taking variable rate loans has risk? Is this true?? Wow I’m shocked.

      It depends on your situation. Unfortunately, many Canadians are in this situation right now so they have to make the difficult decision on whether to lose hundreds of thousands of dollars or take the risk and carry the property until the market recovers. All investments have risk, unfortunately many people were not properly advised or informed on the risks they were taking.

      Keep in mind that this was a superficial example and not ALL people over paid. The majority of owners didn't pay the high prices.
      A 9% increase year over year for 5 years would be 53.9%. I was seeing over 30% increases in the prices year over year back in 2017 and I couldn't believe it!
      On the other hand prices could also fall a further 50% as well.
      To be clear I'm not predicting any of the two scenarios. All I'm trying to say is that the market could surprise you. From my experience it's impossible to know what's going to happen with the Toronto Market.
