    In this video, I dive into five real estate investing strategies tailored for newer or growing investors like myself who are juggling full-time jobs. I want to emphasize that while real estate investment demands time, money, and sacrifice, these strategies offer relatively low barriers to entry:
    1) House Hacking: Renting out a portion of my property to offset the mortgage, whether it's by renting out rooms in a house or living in one unit and renting out others. It's a versatile strategy that can leverage residential mortgage perks.
    2) BRRRR Method: Buy, renovate, rent, refinance, and repeat. This method focuses on "forcing equity" through renovations and refinancing, building a portfolio of appreciating assets over time.
    3) Upzoning: Taking advantage of zoning changes to increase property value, such as adding accessory dwelling units (ADUs) to single-family properties. This strategy capitalizes on areas where zoning policies are shifting to allow more density.
    4) Short Term Rentals (STRs): Renting properties on platforms like Airbnb for higher returns, though it comes with increased management and volatility.
    5) Live-in Flip: Renovating a property while living in it, then selling it after two years to take advantage of tax exemptions on gains.

    NEW TO THE CHANNEL? I'm Tyler, and I've been investing in real estate since 2013 when I bought my first two-family house hack and never looked back. With the rent paying my mortgage, I was able to live for free and quit my corporate 9-5 to pursue real estate full time. I started as an agent renting apartments, and after about three years became a broker and opened up my own brokerage, all while acquiring investment properties along the way. I've done a little bit of everything in real estate including being an agent, broker, investor (now full time), property manager, buyer, seller, and sourcing off market deals. My investment properties I've found both on and off market and have come through myriad strategies including house hacks, BRRRR, STR (Airbnb), and long term flips. My portfolio now consists of 16 units and is the main source of income for my family. Real estate has provided us an incredibly engaging, unique, and fulfilling life and I hope to pass along everything I've learned to encourage others to pursue the same opportunities.
