In this video, I dive into five real estate investing strategies tailored for newer or growing investors like myself who are juggling full-time jobs. I want to emphasize that while real estate investment demands time, money, and sacrifice, these strategies offer relatively low barriers to entry:
1) House Hacking: Renting out a portion of my property to offset the mortgage, whether it's by renting out rooms in a house or living in one unit and renting out others. It's a versatile strategy that can leverage residential mortgage perks.
2) BRRRR Method: Buy, renovate, rent, refinance, and repeat. This method focuses on "forcing equity" through renovations and refinancing, building a portfolio of appreciating assets over time.
3) Upzoning: Taking advantage of zoning changes to increase property value, such as adding accessory dwelling units (ADUs) to single-family properties. This strategy capitalizes on areas where zoning policies are shifting to allow more density.
4) Short Term Rentals (STRs): Renting properties on platforms like Airbnb for higher returns, though it comes with increased management and volatility.
5) Live-in Flip: Renovating a property while living in it, then selling it after two years to take advantage of tax exemptions on gains.
I provide insights based on my personal experience and recommend further resources for each strategy. I also offer mentoring services for viewers interested in pursuing real estate investment. NEW TO THE CHANNEL? I'm Tyler, and I've been investing in real estate since 2013 when I bought my first two-family house hack and never looked back. With the rent paying my mortgage, I was able to live for free and quit my corporate 9-5 to pursue real estate full time. I started as an agent renting apartments, and after about three years became a broker and opened up my own brokerage, all while acquiring investment properties along the way. I've done a little bit of everything in real estate including being an agent, broker, investor (now full time), property manager, buyer, seller, and sourcing off market deals. My investment properties I've found both on and off market and have come through myriad strategies including house hacks, BRRRR, STR (Airbnb), and long term flips. My portfolio now consists of 16 units and is the main source of income for my family. Real estate has provided us an incredibly engaging, unique, and fulfilling life and I hope to pass along everything I've learned to encourage others to pursue the same opportunities.

    I have events at my home 12 times a year for my apparel brand, i also charge entrance fee, and also sell merchandise during event. Can i still use the Augusta rule?

    Realtors should be using this time to re-skill. Ai agents paired with NFT digital contracts will take the entire market to the web by 2030. Zillow style businesses will become the Amazon of real estate, unless Amazon get there first.

    Hi Tyler, great video. Subscribed! Can you cover south coast Massachusetts ie, Fall River, New Bedford etc? There will be a train station expected to open mid 2024. I grew up in FR but have been in SoCal since 1993. I recently purchased a rental property in FR hoping the new train station will have people moving from high cost real estate in Boston to these much more affordable cities about 50 miles south of Boston. Do you know the region? If so, what do you think? Thanks in advance.

      I’m more familiar with the North Shore, but if you look at migration and rental trends, peripheral cities like Worcester and Hartford have had some really positive trends, so I would think Fall River would feel some of those positive impacts as well. Thanks for the feedback and follow!

    Oh, I found this very helpful! I'm looking at buying property just outside the central area town (a very small but definitely growing town, not in the US) and the factors you look at are more or less what I've thought of, but with some important added points. Thanks!!

    Could be worth considering the impact of electrification. Areas just that bit further out from major centres where EVs are within a round trip. Not so much for daily commutes but once a week access. EVs can reduce the tyranny of distance. And the uptake of evs is still in early adaption phase in the USA. So maybe look at trends in Norway for an early indictor?

    Every community with a large portion of STRs ultimately wants them banned. STRs are essentially motels, a commercial use, set up in residential zoned areas. They should never have been allowed in the first place. That’s what zoning laws are for. It’s reason why someone can’t open a car wash, a movie theater, or a MOTEL in a residential neighborhood.

    I just watched it, and while I think this topic warrants a broader discussion, a few thoughts: 1) great video, and I love that you're doing this. I'm subscribed. 2) largely agree with you, especially on the lottery and online gambling. 3) I still support investor accreditation bc the reality is most Americans are 'unsophisticated' and can't afford to lose the $$ required for these types of investments, so the gov is protecting them from themselves. 4) Based on 3, items in 2 should also be done away with. OR anyone can invest in anything, but social programming disappears if you blow your wad on a risky investment.

      Mix of mid and long term rentals. We made sure that there was a LTR market for these before buying so we always had that safety net, and it’s even more important these days for investors to do the same. Our mid term rentals we’ll rent through Furnished Finder to traveling nurses.

      Troublesome for hosts, yes, but I totally understand why residents wouldn’t want STRs in their neighborhoods. They can be extremely disruptive and there’s definitely two sides here, so apologies if I didn’t go into enough detail on that in this video.

    Pros and cons of renting. What went wrong, tenant problems, payments, maintenance, turnover, taxes.???

      Not many tenant/guest problems, just that it’s much more preferable to rent long term if the STR margins aren’t around 20% better than long term. STRs are incredibly labor intensive while long term rentals are fairly easy to run, especially if you’re self managing.
